We had a really good stay at Hill Bank last week.
The property was super-clean and was very warm (once we had realised that we had to press the manual override in the utility room to make sure we stayed warm throughout the day as well as morning/evening when the timer ensured we were all toasty-warm!). The kitchen is a really lovely base for the family (aged 1 year to 87 years) and we could all muck in with cooking duties, drawing, writing, reading, games and general chit chat. The two room receptions ensured that those who needed time out could get just that! The lobby area with plenty of space to put boots on and take them off at the end of a walk was really fantastic and hopefully meant no mud traipsed onto the carpets inside (we needed to control our 1-year old carefully here!). Despite a lot of rainy weather, we revisited favourite old haunts such as the Pepperpot at Silverdale, Arnside Knott, the Fairy Steps and the Hutton Roof crags walk and had some really great days out - just so beautiful! One improvement would be the directions especially to anybody arriving in the dark. I reckon that the appropriate What3Words location is magical.additives.siblings rather than the one given, and it is worth saying that the house is one of the first on the right in the village (if approaching from the South) and that you turn into a small drive leading to a small group of farm and other buildings with an immediate turn into the drive on the right. I suggest that the owners check this carefully and amend is we struggled considerably in the dark as the location given was right in the middle of the village.

It was fab, clean, tidy, spacious, plenty of utilities.
We wanted to help with bin day but had nothing to instruct us how the bins are organised And found ourselves trying to find out which went where lol. The knives need a sharpen. And the tin opener perhaps replaced as it did struggle to open tins. We all really did enjoy the house and the area. In fact we would be so glad to book again. Massive thanku to the owners and for the wonderful gifts upon arrival. I have disabilities, and having the ground floor has everything I needed and could cope with. I'd suggest the shower handle needs to be a wee bit more sturdy though and ideally if you were to cater for disabled people in the future, a grab rail inside the shower and perhaps a pull down stool (or instruct to bring one as ample space) also a drop down grab rail over the toilet downstairs as well. But also slope one back door way (mayb lounge) and front door way to be able to access chairs if needed. Depends on how accessible you'd like it. I was OK to transfer. Struggled about 2x at most tired days with steps. Hubby lifted me Lol. Bed was super comfy, and I badly want your pillows! Thank you so so much. I do hope we were good guests too. As 8 of us there full house. Had plenty of room to go between kitchen conservatory, lounge and back yard. Thanku.

The house was spacious, comfortable and homely.
The three bathrooms were useful for a large group of adults; also having two sitting rooms meant people could pursue different activities. The kitchen area was well equipped, with a table large enough to comfortably seat eight people. The porch and utility areas were very useful for extra storage. The weather wasn't wonderful, but Hill Bank was a nice space to spend time in; the log burner being a lovely feature. There are lots of sitting areas outside, which will be lovely when the weather is good. The welcome pack, with freshly baked chocolate cake, was a treat on arrival, and was very much appreciated. We love the area and keep coming back to it. Kirkby Lonsdale has lots of interesting, independent shops and there are great places to eat both there, and in surrounding villages. There are plenty of walks to take from Hutton Roof and of course there is the beautiful scenery to admire. The property was good value for money and we all enjoyed our week there. We would thoroughly recommend it, and hope to return soon. Drivers, I recommend following the owner's directions to get there ( I followed the SAT NAV) and ended up on a narrow lane, where passing another car would be extremely difficult.

Beautiful home, artfully furnished.
Plenty of space for all 7 of us. Kitchen has a large dining table which seats 8 and there is a very large and comfortable living room and a conservatory with a TV each. We also brought a Vive VR headset and set it up in the living room. Beds were very comfy. We requested that all the zip link doubles be turned into singles and a few people mentioned it was quite narrow, although this did not really affect our quality of sleep. Kitchen was well stocked with almost everything we needed (no sponges though which made washing up hard! I wish we'd noticed that before we did our shop) and we made good use of it all by cooking several large group meals. The hosts very kindly provided two bottles of wine, some cakes, some home-baked bread, and tea/coffee/milk as well as orange juice so we had something to nibble on as soon as we arrived after our long drive! Very thoughtful. Thank you so much to both the hosts and Sykes Cottages. This is the third time I've booked through Sykes and it's absolutely excellent. :)

I organise a walking weekend twice a year with a group of ladies from work and we struggle to find accommodation with enough beds.
Hill Bank was a fantastic choice for us as all the doubles converted into twin beds meaning non of us had to share. The cottage is in a beautiful setting with access to plenty of walks without having to get in the car. We were very pleasantly surprised to find fresh roses in the kitchen, home made cakes and a welcome basket with wine and other goodies. There was tea, coffee, milk and juices already in the fridge for us which was so welcoming. The house is wonderfully warm with a log burner, under floor heating in the kitchen and lovely warm bedrooms. The cottage had everything we needed for our weekend stay and had a utility room that we weren't aware of when we booked. The bedrooms are a good size as were the beds although one of the twin rooms had beds that would be better suited to children. The porch area was extremely useful for depositing muddy boots and rucksacks. I cannot recommend this cottage enough and a number of people in the group will be looking to book again for family breaks.
