      We had an enjoyable holiday and the owner Georgie was really lovely and helpful, but this cottage is new to the holiday let market after years as a long term let, and it was suffering teething problems.

      As a cottage for 2 people it was fine, but larger groups of upto 8 people might not enjoy this as much. The sitting room needs a reconfiguration. It has only 2 sofas (one of which is broken with a sunken seat) and only one of these faces the TV. We had to move a side table, bring in a lamp from the games room, and lay an extension lead so we could plug the lamp in. The owner offered to try to fix the sofa whilst we were out, but leaving an elderly dog alone with a workman wasn’t feasible. The garden furniture consists of a wooden bench/table and umbrella which you see in pub gardens. This was uncomfortable for reading so I recommend you take your own camp chairs if you want to enjoy the afternoon and early evening sun in the front garden. The back garden is the Chapel’s cemetery which can be accessed via a separate driveway. The 2 chairs in the games room are very very deep (like a fixed recliner) and not good for anyone with a bad back! The alternative seating was church pews by the pool table which were (by design!) uncomfortable. I took to the rocking chair in the 3rd bedroom when I wanted to read quietly, but sadly a swarm of bees escaped from a hive in the neighbouring orchard and took up residence in that bedroom (via a gap around the Velux window) and a wall of the Chapel. The bedroom floor was covered in dead bees as it was very hot in there that week. We were asked to open the Velux window so they could escape, and keep the bedroom door closed!! That meant the other bedrooms were hot and stuffy as we daren’t leave a window open for fear that the bees might prefer those bedrooms!! Not sure how they resolved that problem as the bee expert was there as we booked out. The double beds in 2 of the 3 bedrooms are two single mattresses pushed together. Bizarrely they appear to have mixed up the ‘firm’ and ‘soft’ mattresses, and there was one of each in the 2nd & 3rd bedrooms. Ok if the sleeping partners have different preferences for their mattresses, but may require a shuffling of mattresses if both want firm or soft. The only tv in the Chapel is in the living room, so custody of the remote control amongst 8 guests might cause issues! There appeared to be an unused aerial cable in the games room so you could take your own portable tv. The books and DVDs mentioned as being available were AWOL, as was the ‘welcome package’ provided by the owners for the cleaners to lay out but not there when we arrived. Georgie apologised and provided this when she came to inspect the bee problem as we booked out. But a takeaway ‘Cornish Cream tea’ to eat at home (with scones which were sadly very stale by the evening) was not the same as using the provided voucher for a sit down Cream tea with scones fresh out of the oven at the adjoining Healeys Cyder Farm. However the 3 bottles of different Cyders, the large bottle of Cornish apple juice and the jar of Strawberry jam (all made by Healeys Cyder farm) were wonderful. It was an eventful week at the Chapel, but the lovely weather, the proximity of the beach and facilities at Perranporth and the access to major A roads meant we did not need to spend that much time in the Chapel and the ongoing irritations could be avoided.

      The property is comfortable and the rooms are clean and spacious for our family of seven.

      The dining table was great for board games but also allowed meals to be set without the packing away. The ground floor bathroom and side entrance is ideal for when you enter the property with your dog. The cream tea hand made scones and dog treats was a kind welcome gift. The kitchen had all we needed to prepare meals though the knifes need sharpening and some of the ceramics were chipped. The property could do with double glazing you can feel a draft from around the window panes. Also the door in the dining room could do with a draft ceal. This was a real issue as when we arrived the first night we were not aware that the storage heaters had been turned off prior so the property was cold and the following day when we turned them on we had no heat, naturally we turned them up but then only found that we would wake in the night as the property had become unbearable hot. We reported to the caretakers over the weekend but did not get a response until Monday. We also raised our concerns that the hot water would only be on for the morning which when you have 7 occupants 3 teenagers that water would not last long and the only response we received was that a larger water tank had been requested from the owner. The Internet is a nightmare as it is only a mobile sim we ended up having to connect to a neighbors bt wifi as the connection kept dropping. The TV would not connect to any wifi I ended up buying a fire TV stick so that we could watch films in the evening. The garden is a good size but not enclose it would be fine but even though we abided to the sign on the gate to please close the gate, the neighbors on this plot I assume we're not the ones who installed this sign as they continued to leave it open. The short cut into the city was very useful and Truro is lovely, a nice selection of restaurants we enjoyed the cinema and would recommend if you like a welcoming retro environment. The house is a great base and would be ideal in great weather but when it's raining outside it lack our needs. We had a few other issues with a faulty light in the master bathroom and broken door knob in the kitchen but we're all rectified on the Monday by the caretakers.

      You approach on a narrow road with no passing places, I imaging in summer this would be pot luck to whether you'd meet another car and have a 500m reverse or not!

      One parking space on an incline, which was often parked in by others. Outdoor decking is dirty, covered in debris which has not been cleaned since autumn. The banister on the desking is rotten and would probably snap if you were to lean on it. The chairs and table outside (on both decks) are dirty and rusty. Windows are filthy, both internal (covered in previous dogs slaver) and externally. Moving into the property, sofas are damaged and worn, general cleanliness is shocking - large clumps of previous dog hair, dirty/dusty skirtings, marks on walls and furniture, sand on floors, stairs carpet dirty and stained. TV in main lounge does not pick up most channels - had to change remote batteries. In kitchen ceiling spot lights not working, fridge has a damaged seal so struggles to cool, oven has had all symbols rubbed away so difficult to use. Kitchen window and blind are filthy, kitchen door handle broken. Outdoor area to rear was covered in leaves, twigs and general mess. Door leading to this area had a broken handle. Hot tub cover was covered in bird mess... luxury this area was not! Upstairs, again floors, windows and furniture dirty. Bed was 'okay' I'm not sure its a kingsize though like advertised - two singles pushed together. Main bedroom door handle broken so couldn't close door - balcony out of bedroom glass railing was filthy and seats were rusty. The house in general could do with a good clean and refresh. Overall disappointing!

      We had some lovely goodies from the cider farm on our arrival which were really nice. Unfortunately that’s where it ends. The smell of urine on the furniture and carpets was overwhelming and the first thing we did was go out and buy air fresheners and candles, we put our a throw over the sofa as it was stained and didn’t feel pleasent. We tried to cook in the kitchen but the extractor doesn’t work so all the alarms go of unless you have windows and doors open. We reported this by phone but never received any reply. The outside back door light doesn’t work and it feels very dark entering the property that way, which we did because there is the utility and coat hangers there. The second week my son complained of a rash on his arms and back, to our horror we discovered bed bugs in his bed. He changed rooms but that was the same. He had to sleep on the sofa downstairs. There is cobwebs all over the velux windows, while one is high the others are within easy reach and need to be cleaned. The shower whilst big needs bleaching around the bottom as there is black discolouration on the sealant. This would be an amazing place if it wasn’t for the cleanliness.

      The kids (10, 12, 13) had a great time with the pool table and there was plenty of space for the grown-ups (me, my husband, BIL, FIL) to hide from the noise. Excellent garden for the dogs, lovely furnishing inside the house, well-stocked kitchen. There are a few small things we would have liked - my husband and I both have quite sensitive skin so had to wash our sheets because they were either cleaned in biological washing powder or heavily starched. A washing line in the garden would have been really useful (the one in the downstairs loo didn’t have enough room) and a recycling schedule pinned somewhere would have been helpful (or for the management company to keep an eye on it) - we looked it up on Cornwall council’s website but clearly other recent guests had not so there was a bit of a backlog outside. These are really small things though, and we’d totally recommend this house to anyone wanting to stay in the area - especially if they love Rattler like we do!
