      Pretty awful.

      Had I known it was semi-detached I would not have booked - I go on holiday to get away from other peoples diy, noise, gaze etc. The sea is visible - just - from parts of the bungalow - after you look past the Indian restaurant opposite - the cooking fumes from which mean opening any of the front windows is not pleasant for most of the day and evening. The litter bin directly opposite the lounge does offer good entertainment in the mornings as the seagulls skilfully get out all the previous evenings take-away remains and see what’s left for them - sadly the rubbish stays in the road. The kitchen facilities are very poor - the fridge is on its last legs keeping things vaguely cool at best - it also tips forward when opened. Very very limited cooking facilities - should be made clear there isn’t a normal cooker or hob. The ‘sofa’ was very poor - a series of cubes that drift apart as soon as you sit on them - my back soon let me know just how poor quality the sofa and bed were. The bungalow is very small - how on earth 6 people would fit in I have no idea - I found the bungalow very cluttered and 8 highly scented reed diffusers in the small space were sickeningly overpowering . The bungalow is a goldfish bowl - wide open to the close gaze of the public from 2 sides and neighbours at the back - there is no privacy at all. Curtains would help in the back bedroom as the streetlight shines straight through the Venetian blinds at night. On arrival - stickers on the doors made clear that the bungalow is ‘under CCTV surveillance’ - why? - surely this is something that should be declared and explained as part of the property details? I have never stayed in a Sykes Cottage under CCTV surveillance before - it was quite a nasty surprise. I wonder if there are cameras inside too? The fact that my movements were being monitored - by I knew not whom or why - along with the very dodgy parking arrangements - not somewhere I would go in the dark - being at the property made me feel very unsafe and uncomfortable indeed. The ‘welcome notes’ made a big thing of what to do in the event of problems with the neighbours and ‘forbid’ you being outside the property between 10pm and 6am - a really dreadful atmosphere to set. I abandoned my stay at this property half way through - such was the level of discomfort I felt just being there. I have awarded one star for the fruit basket and the fact that the bungalow wasn’t dirty - it wasn’t spotless by any means but it was ok. However, the negative aspects far far outweigh anything positive and I would not recommend the property in any way.

      We are a group of Mums with all our kids ages ranging from 7 - 10 and every year we have a ‘Big House’ trip where we all hang out together, enjoy sharing big communal meals and we always go places with lots of local beaches to blow away the cobwebs and for the kids to enjoy the outdoors. This year did not disappoint!!! In fact we all agree it was the best yet!!! With the 2 lounges, the games room & the big kitchen table we were able to all be together and also have space to spread when we needed it! With that many children we need space! We especially liked that all the rooms had their own shower facilities, that we could access the back in our soggy and dirty beach stuff and use the utility room to get everything washed without sand ending up in our rooms, and that the house was really warm and cosy. After a day at the beach we made use of board games, quiet spaces to read, movies on in different rooms, and the pool table was a great hit! Kitchen facilities were great, especially the giant pots, dishwasher, and the all important coffee machine! Mum heaven! The locality was amazing. Walking into town was easy, and the beach at Old Hunstanton was gorgeous with many other classic Norfolk spots nearby such as Holkham, Wells-next-the-Sea, and Sandringham (which has an awesome play area and you only pay for parking!). Unfortunately we didn’t realise you need to book the oasis pool that has slides etc for fun, but instead we found a private hire pool which was reasonably priced and worth the value as we had it all to ourselves! We will definitely be back!!! Thanks

      Maples well it is an absolutely superb property.

      So well equipped and has everything you could possibly need. The kitchen is such a great social space and cooking and eating was a real pleasure. We didn’t really go into either of the comfortable living rooms as there was no need .The phone charging station again just so thought through with every type of charger you could need . All the rooms with the ensuite bathrooms just made it really comfortable for us all. We were greeted with a really nice welcome hamper which was very generous and thoughtful. Just a short walk from the cliffs and the beach again ideal. As a group of friends we only stayed for two nights but we all agreed we would have wished we could have stayed for longer and certainly will be rebooking . the size of the property is just phenomenal an Aladdin’s cave of comfortable rooms - it would be perfect for larger family get togethers . The games room was a real treat , again there’s been a great deal of thought and consideration . We all agreed we had a comfortable nights sleep with no moans about mattresses being too soft or too firm . Can’t praise this property enough and would highly recommend it .

      Kittiwake Cottage isn’t as reflected on agents website.

      For a relatively high price property Kittiwake Cottage is tired throughout and this is not just end of season tired. The online pictures are not current, perhaps they are from when the cottage first came on the holiday market as the furnishings do not reflect their current condition. Too many issues have been left unmanaged including a leaking en suite shower, a rusted plug hole in the downstairs WC, a blocked shower tray and dirty tiling. The dishwasher trays are so badly rusted we couldn’t use it with fear of making us ill, just as well as it also leaks! A good kitchen let down by poor quality pots pans and appliances. The sofas and chairs are very uncomfortable and unclean. It’s unusual for a holiday let not have a guest book to give feedback on the stay so perhaps some of its issues haven’t been recorded which is why these haven’t been rectified. All in all it’s a potentially good property with double parking in a great location. It does though need freshening up throughout with some new furnishings, fix the issues and the odd top level touch such as bedroom TV’s to make it what it really should be!

      Having used this bungalow last year we had no hesitation booking again for this year.

      Unfortunately things were not as they were last year, site improvements had taken place with decking in the garden however we were faced with the following upon arrival - Half eaten food in fridge, Dirty plates and saucepans, Dirty oven (possibly mold), Dirty air fryer, Mud on floor, Rubbish in rooms, Mis-functioning TV, Dog hairs and smell plus a number of other issues. All these things are not what you'd expect when starting a holiday, I go on holiday to relax, not do the cleaning. The more important and I feel serious concern has to be the owner failing to respond to any attempts to contact them. Phone, text and emails all went unanswered. I even contacted the booking website who were very helpful but also had difficulty in making contact. Upon my return home I emailed the owner with all this information and more together with photo evidence showing what was found, again after a week no responce. The serious question has to be 'what would someone do if a serious situation arose with the property and you were unable to safely continue your stay, who do you contact?' I'm still awaiting a reply!
