"Our party of 12 friends stayed here for a long weekend early in December and had such an amazing time. The house was ideal, with lots of living space so we didn't feel on top of each other at all. The house is very clean, is beautifully decorated and the furniture is all to a very high standard. There is a large garden which is flat and enclosed so very safe and secure if you have children with you. The house is perfect for a large friends/family get-together.There are three large double bedrooms, one with an en-suite and three twin rooms, one of which is a little small for two adults but would be ok for two children. The beds are really comfy and the bed linen was all really clean and good quality. There are two separate toilets on the ground floor with a good sized bathroom on each of the first and second floors. The kitchen and dining area are open planned and very spacious. The kitchen is well equipped, we cooked a Christmas dinner for 12 adults and didn’t struggle for oven space or roasting tins and pans etc. There’s a large American style fridge-freezer and a dishwasher. The dining area seats 12 comfortably. The games room is fabulous with a full size snooker table, darts board and juke box, which we all loved and spent most of our time in.The house is in a good quite location close to the beach. The walk in to Filey from the house via the beach takes about 20 minutes. We had a fabulous time and I’m already looking at booking again for next year!!!"

"We were extremely pleased on arriving at S15079 as the house looked great and the garden size spectacular. We were met by the caretaker who was very pleasant and informative and everywhere clean and tidy. The kitchen and dining area was spacious and very well equipped. Bedrooms were very attractive and good sizes bar one which was small in comparison to the others. Lounge area and conservatory lovely and the games room with a full size snooker table great too. The juke box tho does not work. All cd's aren't located in the slots they should be in they have fallen out) so you are selecting with no hope at all of ur music being played . This facility should not be advertised until fault addressed. Location was fine with a leisurely stroll down to the beach. Filey 25 min walk away or a 5 min drive, Whitby (great place) 45 mins drive and Scarborough(not my favourite place) 30 mins drive. I would definitely recommend S15079 but would also advise the owners to fix the juke box, update the leaflets advertising the local attractions and mention that the 6th bedroom is very small. Finally wifi was spot on. Great stuff!"

"First of all the cottage is nice and its in a good location. It has a good size garden so there is lots of room outside. The downsides were that things were beginning to look a little tired and dated and in need of repair - not too much, but it definitely needs looking at sooner rather than later. The biggest dissappointment was the level of equipement and useful consumables that were there. There was absolutely nothing left for us, no tea/coffee/milk, no welcome pack of any sort, no washing supplies like washing up liquid, clothes, no dishwasher tablets, no bin liners, virtually no toilet paper. There were a lot of kitchen equipement also missing like scales, graters, tupperwear - so if you are looking to stay here please remember to take EVERYTHING with you. Considering the price and other similar places we have stayed all of the above were provided often along with a welcoming cream tea! I think the owners need to look at the above to really make this into an OK cottage to a really good one!"

"This house was lovely but we did not find it met the description on the website. The wording suggests separate reception rooms which was not the case. We like a separate room for game playing from TV watching but this was not possible. Also the house was slightly disappointing in terms of supplies and equipment. I have never been anywhere before (and we have hired big holiday houses for 12 years every Easter) where there was so little provided in terms of basic requirements for instance there were no spare toilet rolls (and most there were almost used up), washing up cloths, washing up liquid, a small number of dishwasher tablets, black bin liners etc that make the start of a stay so much easier. For a Luxury Collection house this was disappointing, not even a small pint of milk to go with the tea bags etc. The towels were also small. However it was spotlessly clean and the caretaker was very prompt in providing a key for the summer house. All the children loved the garden."

"The location of this house is amazing. You can access the coast path within minutes and it's about a 40 minute family walk into Brixham. From here you can continue along the coast path to Torquay, or pick up a ferry to several coast towns. There is a static caravan park near by which has a shop and a bar - which is handy. The house was clean and tidy with plenty of seating and a well fitted kitchen. The garden was well maintained and great for children (although the pictures on the website are out of date and the area by the trees is no longer accessible). The downside is that the showers are all in bedrooms and the plumbing is rather dated. The upstairs floorboards could also do with some TLC as they are very noisy. The only things missing in this accommodation are Wifi and a BBQ - despite this we enjoyed our stay and would recommend this to families of all ages (although you might have difficulties with teenagers and lack of Wifi!)"
