"This is a great property. It's spacious and the stunning views throughout are brilliant. The log burner creates a lovely cosy place to relax and the furniture is great. The property could do with a some extra equipment in the kitchen such as baking trays etc. I'm not sure the saucepans are great quality as the induction hobs struggled at times.I can only comment on the condition I found it in and I'm not sure there could have been much of a changeover clean. I appreciate its a difficult property to maintain, the floor space is so vast, the windows are huge and the ceilings are very high. The windows were quite dirty, the floor was dirty and there were cobwebs everywhere. I only highlight this incase somebody other than the owners handled the changeover, they would like to know. The property could do with some extra towels, they were about 4 or 5 and dotted around the property in a few different locations. I also found 2 tea towels which again isn't a huge deal but it was a small nuance. The batteries in the remote failed with no replacements, no DVD player which would be nice, extra firelighters and kindling would be good. In general I think just some better equipment throughout would take this rating from a 7/10 to a 9. For a property this impressive if a few of these points are addressed I think it would make a huge improvement. I would definitely stay here again so the points made didn't make a big negative impact on our stay, I would just expect these things from such a great property to match its quality. Small things make a big difference."

"Beautiful barn conversion, quiet location, we had a lovely starter pack left for us, the bedrooms were generally comfortable and pleasant, and we had a lovely holiday, BUT...1. The kitchen was poorly equipped for a property of its size, for example only one serving spoon but a very large range of baking trays and tins -including a loaf tin, but no scales so I couldn’t have made a loaf had I wanted to!2. The dishwasher worked so poorly that most items had to be re-washed by hand - hardly in line with the property’s status as ‘luxury’3. The master bedroom was actually a mezzanine open to the downstairs living area so very noisy. It also had only one window which opened to the outside (in the bathroom), the others being internal, so the bedroom was stiflingly hot. 4. The door to the twin room would not shut so the occupants found that also to be an issue, both of noise and lack of privacy.5. There were at least five or six flies in the kitchen alone at most times, as well as elsewhere in the property. We had to purchase fly spray and fly papers to try and control them, it would have been nice if these had been supplied.We did have a good holiday but the property was listed and priced as luxury and rather fell short in that respect."

"Kimberley is a very nice bungalow. I was a bit concerned regarding previous comment about "steps inside the property" as I was taking my elderly Mum. But my fears were unfounded as the steps are only as you go in. But saying that both the showers are unsuitable for anyone with a disability.TV in Conservatory did not work and we found the TV in the lounge would turn itself off after a few hours. There must be some sort of timer activated.It would be advantageous to have proper draw curtains in the bedrooms - especially front bedroom as there is a street light right outside. I assumed the entrance was through the double doors at the front but there is a another door to the left. That was fine but it would have been handy to have been able to open the double doors for when I was unloading/loading the car as I had to walk all the way through the bungalow with cases.I had no mobile signal at all but WiFi was good. For anyone that does not have BT WiFi at home the password is behind the router in the hall.Its a shame there is no Visitors Book as good to get recommendations from other guests. There is an enormous folder with info but this really needs to be gone through to take out leaflets from years ago.We had a very enjoyable week."

"Fabulously modern barn conversion in a stunning hilltop location. The views were amazing! Had a wonderful weekend celebrating my 50th birthday with 4 of my closest friends. The Wash House is conveniently located for visiting Local villages and the coast. We loved venturing out as well as enjoying breakfast and dinner party’s at the house. We felt so at home and were sad to leave. Would love to return as there are still so many nearby establishments that we didn’t get to visit. The open open plan living area is a wonderful space - perfect for entertaining. Even morning coffee was an absolute joy, chatting with friends against a back drop of open fields which were alive with bunnies and pheasants and the sun streaming in through the glass facade. Any negatives? Every woman needs more storage space and mirrors, particularly when there are five of you, but to be fair, this is a holiday bolthole, not home so I don’t want to be unfairly harsh.Recommendations: lunch at Byfords in Holt and afternoon tea at The Pheasant hotel. Breakers cafe in Cromer served up a mean all day, cooked breakfast too! The Gunton Arms was lovely although we never got around to eating dinner there! Next time ?"

"Nice place,especially for young families- near a beach and a good sized garden. Spacious and well equipped. The beds were very comfortable.Probably not ideal for the older holiday maker as the descent to the beach is very steep, there are little steps to different levels in the bungalow and the shower room is in the utility room which is not adjacent to the bedrooms and is a bit of a trek. The shower over the bath is lovely but not for those with creaking knees! And bring a couple of shower mats!A major irritation was the absence of mobile signal there so it was hard to keep in contact with family and friends, which was a pain for us as one of our party was in hospital. We never did work the tv in the conservatory and couldn’t ask ! The microwave was also a challenge...But broadband was great and FaceTime useful.Locally we loved the garden centre but local amenities are sparse and Cromer was the place to shop and wander. Fellbrigg was a good day out.The dog liked the holiday but was peeved that so much of the beach was out of bounds for her from May 1st."
