About this property

Tucked away just a short walk from Lympstone harbour, is this delightful little cottage, The Pepper Pot. Beautifully presented with a south facing bench outside the front door for a morning coffee, The Pepper Pot is a wonderful escape for a couple or small family looking to soak up the atmosphere of this estuary village. The open-plan, unique living area blends simple living with a restful ambiance; the kitchen has a French look with copper saucepans and a Belfast sink complementing the wooden surfaces and original 19th-century furniture. Curl up beside the woodburning stove and tune into the Smart TV for a cosy night in. Heading upstairs, the main bedroom features a double bed with original beams and plenty of natural light. The second bedroom features a single bed which can accommodate a third guest. Discover the bathroom, complete with bath and shower over so you can decide how to prepare for the day ahead. Within a short walk you’ll be surrounded by a wealth of amenities, ranging from great pubs and restaurants to village shops and fisherman’s stalls looking to sell their daily catch. Just a short walk away is the Michelin star restaurant Lympstone Manor and vineyard owned by Michael Caines which is truly the perfect spot to experience the exceptional afternoon tea, an amazing lunch or evening meal. Avid walkers can spend their time exploring the scenic walking and cycling trails from the cottage, scaling 26 miles along the Exe Cycle trail linking Lympstone with Exeter, Exmouth, Topsham and Dawlish as well as the South West Coastal Path which is the longest National Trail in the country. You can leave the car behind as Lympstone station is just a short walk from the station, with links to Torbay, the South Hams and the historic city of Exeter. With all this, plus the rugged landscapes of Dartmoor and Exmoor worth adding to the itinerary, there’s plenty to look forward to at The Pepper Pot.

Lympstone, located in East Devon, is both a village and a civil parish. At the mouth of Wotton Brook, between red breccia cliffs, is where the River Exe's estuary can be found with its harbour. Peter's Tower, a brick clock tower on the riverfront built in the 19th century as a memorial by W.H. Peters to his wife, is a well-known landmark there. The village benefits from having the popular cycle route from Exeter to Exmouth run through it because of the business it brings to the local store, cafe, and bars. Nutwell Park, the Exmouth and Orcombe Point Walk, and Crealy Adventure Park & Resort are all great places to visit in the area. Lympstone is located in between Exmouth and Woodbury, so it is 3 miles away from each.

The kitchen is very basic, no cupboard for our food and the cupboard for the pans and china was difficult to access. The bedroom was fine but not much room to get into the bed on the wall side especially with a large mirror making the space even narrower. The settees were not very comfortable and the cottage quite draughty. The front door was awkward to open.
