      On arrival the house is impressive.

      It’s obviously spacious and well designed. However, the initial impression didn’t last long. Our excitement at arriving was massively tempered when we saw there were dead plants in plant pots in several of the bathrooms and the garden the planters were all dead. Plus the garden area was really dirty - there were cobwebs and plant waste around the garden and the patio had stains across it as well as there being food waste left on the grass. Obviously we are aware there was a drought in place but leaving entire planters with dead and dusty planters added to the unloved and shabby look of the garden area. And then there was no welcome pack at all. Not even a packet of biscuits or pint of milk. The kitchen is impressive looking, however there weren’t enough plates, cups and crockery settings for all of us, given that with a dishwasher you should have a minimum of 2 per person. Because whole drawers were given over to the owners spices and sauces and etc it felt very much as if we were in an Airbnb rather than a dedicated holiday home. All the things above made the place feel much less special and to be honest we were all pretty disappointed. However the biggest issue was the ‘fourth bedroom’. This was not actually a bedroom. It was an office with a pull out double bed which was like sleeping on a rock. The room was not furnished to be a bedroom - there was no bedroom chair, no dressing table or mirror and nowhere to put a suitcase. You couldn’t even pull the blinds down without standing on the rock hard bed. My daughter had to sleep there and even sleeping with three duvets under her we had to go and buy a mattress topper to make it a comfortable room. This is not a proper bedroom and she slept badly all week. My mother in law, who had paid for this trip as an 80th birthday treat to her family, was bitterly disappointed and felt like we’d been let down. To add insult to injury on the last three days the neighbour was having work done and the fence/gate was taken down so that our dog had to be guarded when in the garden and the noise and dust from power tools meant it was impossible to sit in the garden during the day. We loved the location and the size of the house but we did come away feeling very ripped off. When we communicated with your company initially about this booking, we were told that the owner sets the price, but I do feel that your job as agents is to mediate and to check that the house is good value. For around £600 a night for a three bed with ‘add on’ bedroom, I can tell you that this is not good value. For that rate we expected it to be slick and luxurious rather than a basic level. The fundamental principle of a good’s night sleep should be met as a minimum. When you are stretching yourself to afford something this special it is so disappointing to walk into a home that felt like it had been uninhabited and unloved for months. To then be unable to guarantee a proper bedroom for one of the party was really unacceptable.

      Stayed in November for my 70th birthday.

      There were 6 adults, a 20 month old baby and small dog; and we all had plenty of room. Little Picket met all our expectations in most areas and exceeded them in others. The welcome pack was a lovely surprise and very thoughtful. Access was easy using the codes provided. The bedrooms are all to a high standard and comfortable although the plumbing can be a little "quirky". The cot and highchair were supplied as promised along with a good quality stairgate. We didn't use the open fires although logs were provided and the central heating kept the house warm throughout our stay. The games room was brilliant, with lots to do and we used the tennis court everyday along with the basketball hoop. We were very grateful to see that the leaves were cleared from the tennis court regularly, a small point but a very thoughtful consideration. We had intended to do more walks but spent a lot more time on the tennis court instead! The kitchen was well equipped although we didn't use the Aga. It would have been helpful to have an instruction booklet for the induction oven but we did work it out eventually. Access was easy and Nicholas was on hand and very prompt in answering any queries we had. Nicholas is an excellent host. There is a lovely walk behind the cottage and we were not far from other walks; and Ringwood is only a short drive away. The only minor improvements (and they are minor) would be a bit more information in the accommodation booklet regarding the oven and where to dispose of the rubbish; and an OS map (although there were several booklets on recommended walks). A full set of matching wine glasses would be a good addition. The downstairs toilet seat needs repair. We would consider staying here again; it is perfect for a multi-generational family (and dog).

Every other year we try and find a house to accommodate our extended family and finding a large, luxurious home is not always easy. This home did not disappoint. The house is beautifully situated with a view from every room. Helen had decorated for the Holidays so, while the weather was not the kindest (thank you Storm Gerrit), the smell of pine, log fires and comfy couches more than made up for it. The whole house was cosy and very Christmassy - just as we'd hoped! The kitchen was very well stocked with equipment, plates, pots and pans for any level of chef and between the aga and electric oven, we had no issue making Christmas dinner for 16. There was plenty of room for all of us and we enjoyed the game room, the TV snug and gathering for games in the gorgeous main living room. Having 7 ensuite bedrooms really gave everyone privacy and space and it was nice that the 8th bedroom was on the ground floor (with a bathroom a few steps away) for anyone who can't easily manage stairs. Helen met us at the property and took time to walk us through and answer any questions. She was also responsive via text, answering quickly and provided great information about the local area. We thoroughly enjoyed walking around the lake, the proximity to good pubs and National Trust properties. In summary, it is a wonderful house for a family gathering, for Christmas or any other vacation, and I highly recommend booking a stay at Waterside House.

      An amazing family reunion

      We stayed at waterside house in September 2015 for 7 nights. We used this amazing property for a family reunion and everyone had a great time. From the minute we drove down the long driveway and saw this very private and huge house on the banks of the reservoir we knew the property was special. All the rooms are huge with ensuites, so everyone had the chance to relax and the many entertaining areas also meant plenty of space for all the family members and kids. The table tennis and croquet sets were a hit with the kids and adults alike! The area is fantastic with lots of activities including quad bike riding, boating, go ape & fishing right out the front door. There are also lots of great pubs with great food in the area, our favourite was the Bull which is a very old pub less than 10 minutes away. We will definitely be back!
