      The property is sadly neglected.

      It didn't feel like a holiday cottage. There was no information on anything and the information we received about access was out of date. Our arrival was very stressful as the code to open the gate would not work. We were two families with four young children who were tired and needed the toilet. We had to climb over the gate to access the key box to access the front door. Then we realised the gate wasnt electric! This delayed our access by half an hour and led to stressful phone calls to sykes out of hours as it was late at night. On the first night we saw what we thought was a mouse downstairs but it could have been a rat as we saw a rat in the garden. The house should not be listed as four stars. It's tired and neglected. Missing light bulb, poorly draining showers, missing kick plates, wonky cupboards, broken plug hole, poorly patched up holes in door, and not enough hot water for two showers let alone two families (with no information about how to turn on the hot water). It felt more like a short stay air B&B than a holiday cottage. We weren't comfortable and we think the listing was completely misrepresented. We always choose five star cottages for comfort but picked this one for space and location thinking the photos looked nice and a four star rating would be comfortable. The photos are very old. I can imagine this being a nice property ten years ago but it's been neglected. We came home from our holiday early as we couldn't relax here. Huge shame and would not recommend.

      The house itself is wonderful.

      Lots of space, great open plan kitchen dining living area. Rooms are all spacious and comfy, hot tub and garden are lovely. Local area is quiet but nice pubs and walks are a very short drive away. Hot water situation is quite tricky, especially with a house of 10 adults. Waiting 30 mins between everyone’s shower is unreasonable and a lot of us had freezing cold showers only despite all showers being quick and no baths. The house is missing a few essential bits, we had no washing up liquid or dishwasher tablets or normal tea bags. Lack of bins for recycling inside the house. No handsoap in the upstairs bathroom. The kitchen equipment is also a little limited for a house of this size. We had 10 people staying and struggled when cooking, lack of pots / pans, bowls etc. The aga is also tricky, mainly as the dials have no numbers on them and they get burning hot when in use so it’s hard to select temps etc. Sykes as a booking agency are extremely difficult. Website is inaccurate and unhelpful, causing a major issue with my booking that I then had to pay extra for. Their phone options are unhelpful and they point blank don’t respond to emails - I was told this on the phone. To the point where I had emailed repeatedly asking to speak to someone about my booking, had no response, and then had my entire booking cancelled.

      Although Groomes was in the main very suitable for our family break there were some problems: 1.

      The bedroom on the ground floor was not to the same standard as the other bedrooms. 2. We set off the fire alarm and after contacting the owner, who instructed me in disconnecting the alarm we spent the rest of the holiday without the alarm. 3. We were accused of removing a saucepan and damaging an oven door neither of which were our responsibility. I was asked to claim the oven door on the insurance I had taken out but when I read the claim form I declined. 4. I spent the last day at the cottage alone and was asked by the owner if he could prepare the unused bedrooms for the next occupants. Although I agreed my last day was disrupted and I only managed to have the rest of the day to myself by saying, jokingly, to the owner that if he stayed much longer I would have to consider asking for a refund. 5. The owner rang me about three hours after I had left to tell me about the two so called problems created by our party. I should explain that the drive home took me over five hours so I was still driving and was not hands free. Overall the above problems certainly soured my mood and I ended up wishing I had booked elsewhere. I have booked cottages every year since my wife passed away in January 2013 and have never had any problems before. Needless to say I will NOT be rebooking Groomes!

      UNFORTUNATELY LACKED LUXURY, when booking this accommodation on the website it’s advertised as a high-quality premium property, but it was anything but, when spending £2500 for a 3 night stay your expectations are.

      Upon entering we quickly realised the photo were showcasing the property in an untrue light. The property is much smaller and very dated then the photos show. The house also wasn’t clean, In need of a good clean but we also found remnants of the previous hen party scattered about. (Under the bed and down the sofa) The hot tub jets didn’t work properly, when pressed twice they seem to jet all the water out onto the floor, the fridge was old and far too small to accommodate a 5-bedroom house, the cooker was also old, the markers had rubbed off and it took over 3 hours to work the oven and feed our very hungry kids. NO spare blankets or pillows. NO extra towels and considering there is a pool there should be plenty. The covers in bedroom nearest to the bathroom spelt of damp and the blinds in the main bedroom were broken. NO blackouts blinds in any of the bedrooms which let in far too much light in the summer months especially. To top of our stay, we were charge £220 for breaking items believe we did not break, 4 glasses (we broke 1) £60, apparently a candle holder £60 and damage to the phone (£100) all items could be replaced or repaired for under £50.       We rented this property for a family gathering The owner was very communicative and provided us with important and positive info on disability access and additional bed availability.

      The property is unbelievably beautiful, super well maintained, spotlessly clean and just perfect for a large group. We arrived to a warm welcome from the owners who walked us through each room and clearly stated their rules for the preservation of the antique furnishings. Each room has an en-suite bathroom and luckily for us we arrived to brand new fluffy quality towels ! The kitchen is well equipped … the only issues that we had were with old can openers and the kitchen mixer/blender which does not work. We were allowed to make this our home for 3 nights and thankfully were blessed with beautiful weather so could enjoy the beautiful outdoor patio, lounging areas and hot tub throughout our stay There were even football nets and a ball available for a game on the super flat lawns. We highly recommend this property and hope to find an occasion to return Thank you for sharing your beautiful home
