      On arrival the house is impressive.

      It’s obviously spacious and well designed. However, the initial impression didn’t last long. Our excitement at arriving was massively tempered when we saw there were dead plants in plant pots in several of the bathrooms and the garden the planters were all dead. Plus the garden area was really dirty - there were cobwebs and plant waste around the garden and the patio had stains across it as well as there being food waste left on the grass. Obviously we are aware there was a drought in place but leaving entire planters with dead and dusty planters added to the unloved and shabby look of the garden area. And then there was no welcome pack at all. Not even a packet of biscuits or pint of milk. The kitchen is impressive looking, however there weren’t enough plates, cups and crockery settings for all of us, given that with a dishwasher you should have a minimum of 2 per person. Because whole drawers were given over to the owners spices and sauces and etc it felt very much as if we were in an Airbnb rather than a dedicated holiday home. All the things above made the place feel much less special and to be honest we were all pretty disappointed. However the biggest issue was the ‘fourth bedroom’. This was not actually a bedroom. It was an office with a pull out double bed which was like sleeping on a rock. The room was not furnished to be a bedroom - there was no bedroom chair, no dressing table or mirror and nowhere to put a suitcase. You couldn’t even pull the blinds down without standing on the rock hard bed. My daughter had to sleep there and even sleeping with three duvets under her we had to go and buy a mattress topper to make it a comfortable room. This is not a proper bedroom and she slept badly all week. My mother in law, who had paid for this trip as an 80th birthday treat to her family, was bitterly disappointed and felt like we’d been let down. To add insult to injury on the last three days the neighbour was having work done and the fence/gate was taken down so that our dog had to be guarded when in the garden and the noise and dust from power tools meant it was impossible to sit in the garden during the day. We loved the location and the size of the house but we did come away feeling very ripped off. When we communicated with your company initially about this booking, we were told that the owner sets the price, but I do feel that your job as agents is to mediate and to check that the house is good value. For around £600 a night for a three bed with ‘add on’ bedroom, I can tell you that this is not good value. For that rate we expected it to be slick and luxurious rather than a basic level. The fundamental principle of a good’s night sleep should be met as a minimum. When you are stretching yourself to afford something this special it is so disappointing to walk into a home that felt like it had been uninhabited and unloved for months. To then be unable to guarantee a proper bedroom for one of the party was really unacceptable.

      Although we enjoyed our stay, as the location was amazing and the accommodation was roomy I would list the following points that need attention Kitchen Water left in kettle, which also needs descaling and crumbs left in toasters.

      There was no salt or rinse aid in the dishwasher so I texted the owner, Wendy, to ask for some and also towels were not available for the hot tub, even though in the folder left for us by the owner, told us to only use these in the hot tub. The cleaner came the next day with these items. There was only one small frying pan, which also had seen better days. Otherwise the kitchen was large and ok. Living Room This room was very dusty and had cobwebs. There was dust and dirt around edges of wooden floor and foot marks on it too. The settees were very old and worn out and very uncomfortable and need replacing. The patio door windows were extremely dirty. The patio doors also were hard to lock at times. Bedrooms Downstairs bedroom was spacious and light and airy but there was dust and hairs in the drawers and very dirty patio doors again. The upstairs bedrooms were also light and airy and spacious. There is ample hanging and drawer space. Lovely views. Upstairs shower room Needs renovating. Paint peeling off walls. Shower had black mould on it and shower glass doors were marked with water. Toilet had dark brown stains in it. Downstairs bathroom was spacious with large bath and other than toilet not being cleaned properly, was great. No toilet brush available for cleaning. Walls up the stairs are marked and could do with repainting. Carpet had large mark on it under radiator upstairs what looked like water had leaked on it. The garden could do with some general tidying up with weeds growing through the stones. I think attention needs to be made to the general cleaning of the house but also some maintenance to the areas I have mentioned.

The space itself is absolutely stunning—spacious, comfortable, and perfect for a relaxing getaway & great for children with the fun facilities for them to play with. One of the true highlights was the hot tub—perfectly hot, clean, and ready for use every day. It was the ideal way to unwind, especially in the evenings. The facilities overall were fantastic—everything was spotless, well-equipped, and clearly very well looked after. The location was also incredibly convenient—just a 2-minute drive from several supermarkets, and less than 10 minutes to the beach and central Broadstairs. It made everything super easy, whether we were popping out for groceries or heading out for a day by the sea. What really made the experience stand out was the host. They were incredibly kind and accommodating—genuinely one of the loveliest hosts we’ve ever come across. Not only did they allow us to check out a few hours later than planned, but they also let us stay an extra night completely free of charge since the cleaners had already been in. Such a generous and thoughtful gesture that made our trip even more special. We truly couldn’t have asked for a better experience. Highly recommend to anyone looking for a relaxing, luxury break in Broadstairs

      The house itself is wonderful.

      Lots of space, great open plan kitchen dining living area. Rooms are all spacious and comfy, hot tub and garden are lovely. Local area is quiet but nice pubs and walks are a very short drive away. Hot water situation is quite tricky, especially with a house of 10 adults. Waiting 30 mins between everyone’s shower is unreasonable and a lot of us had freezing cold showers only despite all showers being quick and no baths. The house is missing a few essential bits, we had no washing up liquid or dishwasher tablets or normal tea bags. Lack of bins for recycling inside the house. No handsoap in the upstairs bathroom. The kitchen equipment is also a little limited for a house of this size. We had 10 people staying and struggled when cooking, lack of pots / pans, bowls etc. The aga is also tricky, mainly as the dials have no numbers on them and they get burning hot when in use so it’s hard to select temps etc. Sykes as a booking agency are extremely difficult. Website is inaccurate and unhelpful, causing a major issue with my booking that I then had to pay extra for. Their phone options are unhelpful and they point blank don’t respond to emails - I was told this on the phone. To the point where I had emailed repeatedly asking to speak to someone about my booking, had no response, and then had my entire booking cancelled.

      When it rained on our last evening there The kitchen ceiling sprang a couple of leaks in the corner on the right hand side just as you enter the kitchen from the hallway, so maybe needs looking at before it gets worse, also caravan two doors down caught fire on new years evening and we hosted the families that it affected by helping them over the fences and into us until the fire brigade got it under control, very scary at the time as the wind was very strong and causing the fire to spread very fast in the direction away from us but had the wind been in our direction the danger would have been far worse especially with the caravan sight behind us So we assume the fire damage will be a bit of an eyesore for anyone due to stay there soon Our new year went a bit different to plan but it was one we definitely won’t forget for a long time, we had intended to see the new year in in the hot tub but missed out on that one for obvious reasons And then the wind refused to drop over our last two days there the time my husband and l had set aside for just the two of us having some alone time and use of the hot tub having packed our children and grandchildren off home just didn’t pan out but never mind it was still a great break away
