      This delightful, comfortable, cottage is situated in the heart of the small village within walking distance the local Pub and Shipley Park.

      The access road to the property is poorly maintained and full of deep potholes. No welcome message or instructions are left by the owner. The accommodation itself is as exactly as described on the rental website but is need of thorough spring cleaning and maintenance. The heating works very well and there is plenty of hot water. The lounge is very comfortable, and the smart TV was appreciated. It is unfortunate that there are no TVs in the two double bedrooms. There is no interior door mat from the terrace into the lounge. The downstairs bedroom lacks privacy from the neighbours and only has flimsy horizontal venetian blinds against the windows that have been repaired with staples. There are no black-out curtains resulting in being frequently woken during the night when neighbouring external detection lights switch on. The mattress was comfortable, but the bed rattled each time you turn over. A ceiling light bulb was missing. The stained but washed fitted sheet on the downstairs bed was not deep enough for the mattress. The shower room downstairs is outdated, the toilet is difficult to flush and black grime was apparent around the plug hole on the very low, tiny wash basin and at the bottom of the shower, which has a high step to get into. The extractor fan looked as if it hadn’t been cleaned for years. The upstairs bathroom has no shower over the bath and is also outdated. There is nowhere to put your toiletries. The toilet is equally difficult to flush. No bath mats are provided. The kitchen was very functional. The electrical appliances worked well, but the oven was dirty, and most of the temperature/programme indicators have been rubbed away. The extractor over the gas rings was very greasy and the light didn’t work. A light tube over the work surface wasn’t working and those that did were greasy. Some shelves in the small fridge are broken or missing. The small freezer works well. Some of the cooking instruments in the pots on the work surface were dirty. The dish washer worked well. Hot water seeps from the kitchen tap. The cupboard housing the washing machine has no lighting, was cluttered with empty air fresheners, and needed cleaning. There is no clothes basket nor clothes horse apart from the one outside which is not practical if raining. The private terrace equipped with a tiny table, 6 chairs and a parasol and the garden were appreciated. The lawn needs mowing and the terrace and furniture were all in desperate need of cleaning. The gate to the private parking is impossible to open resulting in having to park the car in the road at the front of the cottage. Some of the latches on the windows are coming unscrewed, the door to the broom cupboard doesn’t shut and the mop and bucket need replacing since broken. All in all, this property has the potential of being excellent if only it were better maintained, cleaned more thoroughly, and blackout curtains placed in the downstairs bedroom.

      This property was beautiful.

      It was clean and tidy and had everything needed for a comfortable stay. BEWARE!! We booked it specifically for the hot tub and it's privacy. The hot tub was amazing but we only got it for 2 nights out of our 3 night stay!!!! We were told to stop using it after 6pm on the last night so it could be cleaned down the next occupants. This was not made clear in the listing and if it had been, we would definitely NOT have booked it. We felt forced to go out on the last night so they could access the property to clean, empty and refill the hot tub for the next guests (who by-the-way didn't arrive until 3pm the following day!!!) When we came back it was still being refilled for several hours so we closed the curtains and sat watching TV in the cottage on our last night in stead of getting the last use of the hot tub. This was not what we paid for. We paid to have use of the hot tub for 3 nights and this totally spoiled the holiday, we were not impressed. Our Son was particularly disappointed because this cottage was his choice specifially for the use of the hot tub . I can't believe they did this and get away with it, we felt like we were an inconvience to them. You wouldn't do this is any other setting and be allowed to get away with it. If they needed time to prepare the hot tub for the next guests this should have been factored into their time not ours!!! In the future they should NOT book another occupant for the following day. There should be a gap between the bookings so they have time to clean and prepare the hot tub for the next guests. Our last night was totally ruined and it was a shame because we were really enjoying our stay. We used the hot tub of an evening so we could relax after a day of exploring the area. I would never book this venue again which is such a shame. I dont want to spend a full day disputing with the owner by text message while we were on a day trip. This really upset the family. If people don't want to use the hot tub this is a lovely cottage. However if you book it specifically for the hot tub, don't bother!! If you book 2 nights you will only get use of the hot tub for one night....this is a total rip-off. I will be seeking a partial refund for all the inconvenience.

      Booking was very easy, arriving and accessing the property a straight forward process and the property breath-taking as soon as we stepped inside!

      What a beautifully converted barn in an L-shape with high quality flooring, furnishings and fittings, wonderfully light and spacious equipped with everything to make our stay a complete delight. We had booked for three nights to celebrate our daughter's 21st birthday and were provided with extra chairs to accommodate a family birthday tea. Even though it was pouring with rain outside, indoors there was room for adults and children to enjoy being in the large lounge, dining, kitchen area, or in the smaller second lounge. There is a large TV screen, DVD player, internet, and even a super selection of puzzles, games and books. The large utility area provided space for all the food and supplies we wanted, with a large fridge/freezer, washing/drying machine, all manner of cleaning and domestic items including BBQ utensils which convinced us to return in better weather. Outdoors the garden is securely walled and grassed with a patio, BBQ and table with chairs in addition to an attractive Summer House also with seating. The three bedrooms are beautifully decorated, two with en suite bathrooms and the third with a large bathroom close by. There is parking for two cars by the entrance and easy free parking round the corner on the Main Street. We had thought of having drinks and a meal or two at the Staff of Life which is just next door or breakfast at Scoff and Shop on the Main Street which both had appealing menus but we enjoyed being at The Joiners Cottage so much we just stayed put! We walked round nearby Calke Abbey which took just 30 minutes to walk to and 15 minutes to drive to the main house where there was a restaurant and beautiful walks for an entrance fee. We checked out at 10am and drove ten minutes to nearby Swarkestone Nursery Garden Centre for a full breakfast to round off our stay perfectly. We would certainly love to return and explore the area more fully and will be booking The Joiners Cottage again for sure.

      Lovely stay at The Cottage.

      Clean and warm on arrival (keysafe). Very comfy beds and seating. WiFi connection good and reliable. Very spacious property with good size fridge and freezer. Downstairs bedroom and shower room really useful. Downstairs shower had great pressure (12" step). Fully equipped with everything you need for self catering. Private secure parking. OK there are no views from the property but lovely quiet walks direct from property with views and close to Shipley park which is massive with nature reserves. A few things needed to improve , no matches or kindling left for fire, needs a local information pack, heavy wooden gates to private parking drag on the floor and difficult to open and close without physically lifting. Advised by Sykes owners choose not to provide any contact details and any contact is via Sykes, contact details would be helpful . Would book again without hesitation .

      The cottage was generally simple to locate. We were greeted by the owners daughter Tish who made us feel welcome. The equipment and facilities offered us what we wanted. The location was ideal for our needs. The cottage's facilities allowed us to have a relaxing stay and recharged our batteries. We met with Diana later in the week and had some pleasant conversations. We exchanged some ideas to enhance the next visitors stay at the well established cottage. We enjoy walks in the countryside exploring and experiencing new scenery and nature. Ideally with a variety of walks in the immediate area with mixed terrain and countryside. We were not disappointed, with some walks starting close by. There are a number of attractive and interesting locations to visit only a short drive from the cottage. The area of Belvoir Castle and its shops are only one.
