      I have booked with Sykes for many years and never before been disappointed or given a negative review.

      The directions to find this property were useless. It is described as a lodge on a farm but is really a static caravan. It stood on gravel at the end of a long drive, through a caravan & motorhome park (no mention of this from Sykes).We arrived in a storm to find that nothing was provided, not even milk to make a cup of tea. The owners had assumed that we only wanted to use one bedroom & only one bed was made up. The owner rectified this. The gas cooker ignition did not work so we were supplied with a lighter. I didn't want to risk a naked flame on an unfamiliar gas oven so found instructions for the particular model on line. On the positive side it was clean (apart from heavily soiled and stained lounge carpets) and the lounge furniture and beds were quite comfortable & the bedding was clean. The kitchen was reasonably equipped. There were no instructions as to how to use anything in the accommodation; there was no information about the local area and what to do there. The living area was adequate & comfortable. The bedrooms were extremely difficult to use. Large double beds were stuffed into very small spaces with no room at all to move. Getting out of bed in the dark with only inches of space was dangerous & resulted in several bangs and bruises. They were very claustrophobic. The wardrobe sliding door did not close & the shower cubicle door was very difficult to use. The bathroom was tiny with very little space to move. We did not approach the owner. The whole place felt unfriendly with notices telling people not to go to the farmhouse but to text to make contact. I texted to tell her we were leaving early - it took her 15 hours to respond. I would not recommend this property, especially to older people. It was a very disappointing holiday and we returned home early. Certainly not what I have come to expect from Sykes over the years.

      Unfortunately the right hand rail to the steps was lose and also my husband acquired a splinter.

      Inside was nice and clean and a lovely welcome pack of assorted foods and bottle of wine and flowers which was really nice. The room looked a lot smaller than shown in the pictures shown on the website. Seating was two “odd” armchairs that were uncomfortable and a three seater settee which was very low and uncomfortable. The old electric cooker never attained a decent heat to fry eggs etc properly. The hit tap would continually drip like Chinese water torture unless you kept getting up to tighten it more and more. The beds were comfortable and clean. The downstairs wash hand basin was lose on the wall. The lakes and views outside was beautiful unfortunately nowhere on the property was a seat of any kind to sit and enjoy the scenery. Being disabled that would have been lovely. It stated an enclosed rear garden but it was not enclosed and when dressing one morning sat on the side of my bed in the downstairs bedroom a gentleman from the next lodge along walked right past my window and with no nets I was visible to him. On the Wednesday evening when I sat outside the door I was entertained with children shouting and arguing about dirt bikes in the yard adjacent to the property so the peace and quite was shattered for me. As I am classed as immune suppressed and clinically extremely vulnerable I was so looking forward to my peaceful comfortable holiday but we actually left a day early to get home and sit comfortably. Such a shame as the website listing looked so promising.

      Rose lodge was excellent in every way, we had stormy, cold wet weather and the lodge was incredibly warm and cosy.

      The furniture was extremely comfortable to relax in, the bed was incredibly comfortable. The scenery is breathtakingly beautiful and the wildlife abounds. We took 2 dogs and they couldn’t get enough of the endless walks around the lakes, the fields and woods. The garden is dog proof but you need to be mindful of squirrels and the owners chicken. My own personal preference would be to replace the carpets for vinyl flooring and replace the dishwasher for a washer/ dryer. The owners live on site but don’t bother you but if there’s any problem they respond immediately and cannot do enough for you, they are really lovely people they also left a wonderful welcome pack of black pudding, bacon, sausages, tomatoes , fresh eggs, milk, tea, coffee, sugar and an absolutely delicious homemade pumpkin pie, dog treats and toy. I have to say that Rose Lodge far exceeded our expectations and Sykes service was excellent. We will definitely book to return and we will be using Sykes again.

      The positives.

      Amazing place. quiet, peaceful,. Two stunning fishing lakes. not overfished, the fish are in great condition. Great location for traveling to local places of interest. Very nice that there are only the two lodges, which means your not competing for fishing spots. I had the place to myself for the week I was there. Loges were very comfortable, facilities in the lodges were also very good. The one we were in, had a bathroom downstairs, with a shower room upstairs. Great to have WIFI. too. The owners responded to problems very quickly. The negatives. The lodges in my opinion need a little TLC. however ours was very clean. Two of the fishing lakes also need some work. however I spoke with Chis, he has plans in place for this. Overall a most enjoyable holiday for my Wife and I. The grounds around the lakes are kept very well, so when I was fishing, the wife could come and sit, with a book, and enjoy the surroundings.

      The situation of Rose Lodge is idyllic, it is tucked into trees (our grandson called it a treehouse).

      There is a field in front with a three hole golf course, football net and masses of space to run and play. The walk in the woodland, at the back of the lodge was a delight and we had fun cooking pizzas in the outside pizza oven. The lodge was comfortable and clean and the electric fires kept us warm in the cool evenings. The oven cooked unevenly so baked potatoes cooked on one side but this was rectified by using the microwave. The tap only dripped if not fully turned off. The downstairs toilet push button flush is a bit tired, it flushed ok but the buttons occasionally stuck. However these are minor things, and it should be recognised that the property is a lodge deep in the countryside. We loved the peace and quiet, the chickens, the walks and the wildlife. We were reluctant to leave and are looking forward to a return visit.
