      From the photos it looked like a typical mass market holiday challet and we expected that it would be fine, clean and functional and perfectly adequate for a short break as a base to tour.

      When we arrived the site strongly marketed it as a luxury holiday home for a disabled person. That changed our expectations and left us feeling utterly annoyed as it was basic, not that well maintained, pretty impracactical and not in any way luxury and not suitable for a person with a disability except that it was on one level. However, when I re read Sykes' property description on my return home, it was accurate and had only given 3 stars which was fair. It was very attractively set in a private dip in the wooded valley. We enjoyed sitting out in the evening, alhtough it was next to an unmaintained area of weeds and deteriorating decking and damaged steps up to the lodge. The beds were comfortable and the bedding clean and fresh, the fabrics were nice in the unit and it was nice to be able to order food if we wanted it. Other than that it was not great. The kitchen provision was very basic and minimal, with a low powered microwave, cracked ceramic hob, feeble extractor and all quite cramped, especially the dining room table. The toilet was not pleasant being directly off the living room and facing the door and the floor got dirtly easily and was not cleanable. There were insufficinet surfaces to put toiletries on or have contact lens or toothbrushing facilities on hand, few places for 3 people to hang wet towels and the fittings were a bit rusty. There was one bin and no provision for recycling in the cabin. We only found out that there was recycling as we were leaving by which point it was too late. The guest information was not that usefull it was more of a marketing pack for luxury accommodation. It would have been helpful to have a sweeping brush to get rid of the sand inevitably picked up from being on the beach. My daughter got a splinter from playing in the playground as child friendly bark had not been used and the windows of a cabin running along the path opened out onto the path a head height of my daughter and a risk for passers by to walk into. My husband mislaid his keys and asked reception to lock the cabin for us whilst we were away that day. They said they would but forgot and it was unlocked when we returned at the end of the day. We also did not have hot water one of the days. It was definatley not quality - basic equipment, small TV's, cheap fittings, neglected bathroom, no wi-fi except a the bar etc and not for a disabled person who having wheeled themselves in would have to navigate oddly shaped carpet edges then would not be able to reach the pegs to hang their coat, no seating to use the shower and good luck with the WC! - not the welcome I would want if I were a wheelchair user. These comments are only applicable to the owner though as Sykes do not say that it is luxury and do not say it is for a disabled person.

      This is a lovely spacious house and very warm and cosy. We arrived Christmas Eve and left on 27th. There were just a few things that spoilt our Christmas break. Although there was a tiny Christmas tree it didn't feel Christmasy at all. There were some lights in the lounge but the batteries were all dead. There was a Nintendo Wii but we couldn't use it as the batteries in the controllers were dead. At 5pm on Christmas eve and miles from anywhere we had no hope of finding any. We found a draw with some batteries but no AAs. The front gate was broken and tied up so we couldn't close it making it enclosed for our dog which was a pain having to take her out on the lead everything she fancied a wander around the garden. There is no blind on the downstairs shower room so we had to hang a towel up on the window for some privacy. The beds were very comfortable but the mismatch of lounge furniture was extremely uncomfortable. And although there are TV sockets in the bedrooms there are no tvs. People give old tvs away on various free sites these days it just would've been a nice touch. I know a lot of people don't have tvs in their bedroom but a lot do and nice to give people a choice. We also couldn't get the Now TV box to work, the channels all seemed scrambled. A beautiful house, it just lacked the personal touch. Thankyou for the box of mince pies as a welcome gift.

      Visited 31st October for a 4 night break. Whilst the interior of the property offers an acceptable level of comfort, externally both the property together with surrounding properties could do with a makeover. The parking is not good if you have a decent sized car, the entrance is very narrow, however parking outside on the road was not a problem. At £730.00 for the 4 nights is not valid for money. We usually stay in Woolacombe where the properties we have stayed are in better locations with equivalent levels of comfort, at more reasonable price. In some instances up to £200 less for the same 4 nights. We decided to give Croyde a try as , a Though we have visited many times in the 30 odd years of visiting the area we had never stayed in the village. The Thatch pub has always had a good reputation, we ate here for lunch and evening meals twice and we were not disappointed. The Kings Arms in Georgian is also within easy reach, a pub we eat at every year during our stays in Woolacombe. There is a very good restaurant in Croyde, Th New Coast, fairly expensive but excellent food. All in all the village had all we needed, however we will not be be stopping at Pipedream again.

      The location of the property is excellent. Short walk to the beach and a couple of pubs. The property itself is spacious inside, although the bedrooms are quite small. The driveway is very narrow and if you have a large car it’s a struggle. Not impossible but a struggle especially in the dark. The television is placed too high on the wall for me. It wasn’t a comfortable position to relax and watch tv. The shower isn’t very good at all. The shower head isn’t positioned centrally over the bath and the water pressure is extremely low. There is a small outside area which we didn’t use but I’m sure would be nice in warmer weather. There is a security light also at the back which would either be on permanently, off or flicker on and off all night long. We couldn’t find a switch to turn it off. The heating is underfloor and managed by a heat pump, which is great but it would be beneficial to have some instructions on how to use. The property was very cold when we arrived and took some time to warm up.

      Nice comfortable cottage and perfect for the beach and walks for the dog and pub,, great pub called the thatch great atmosphere and food., comfortable beds and nice towels and shower, we managed to park 2 cars on the drive easy.must bring more toilet roll if more than 2 people as only given 1 for 4 guest. Kitchen facilities are great with washing machine and dishwasher, need to bring washing machine liquids as not supplied. Outdoor shower was great to wash the dog and sand from equipment we took to the beach Over all a great little cottage and we had a fantastic time and the dog was very much at home we felt safe and it was very homely.
