      The property is lovely and spacious, however it badly needs a but of a deep clean and TLC, there were a lot of cobwebs all over the property and the grout in both bathrooms is very yellow (HG mould spray would get it back to white without re-grouting).

      My partner is badly allergic to dust and on day 3 started heavily sneezing and struggling to breathe, the property isn't dusty but I think possibly the central heating being on caused it and the radiators maybe need a deep clean. Although self catering, the lack of dish soap to wash dishes was a big disappointment, there was 1 bottle of kitchen spray and 1 bottle of bathroom spray but no cloths, and only 1 replacement kitchen sponge, one big bag supplied at the property etc, for somewhere so rural I think this is a let down as there aren't local shops to pop out and get these things, and it would be a big advantage to the stay to be able to properly clean up. There was also a lot of pots, cups and plates, plenty casserole dishes bit no oven trays to cook anything on which left us having to use the muffin baking trays to cook chips etc The kindling wouldn't burn well at all, not sure why as we got the fire going then the wood just charred and went out, possibly good to have slightly more small bits of wood as the livingroom and fire is lovely. The games room is great and as there was a storm during our stay let us keep busy, plenty games too and good TV options/signal. The water pressure is really really bad, to the point you almost can't run a tap upstairs, the bath water ran filthy and full of bits, and as others have said down stairs shower was far superior. The upstairs toilet barely flushes, would be concerning if there was a party of 6 adults for sure. The livingroom and dining area are both very cosy and well furnished, the main sofa cushions are definitely suffering a bit from usage and possibly would benefit from being swapped with the one against the wall, but plenty seating and a lovely cosy feel. We both enjoyed our stay, we actually didn't find the 3rd upstairs bedroom until our last day! Thought it was a cupboard door! It's a nice property but certainly needs a little bit of time and love to clean up the grout, cobwebs etc but it was still a lovely stay with a lovely bottle and sweets left for us, beautiful setting too by the water, bit of a shame it is private for the lodges however and you can't get near the water but still beautiful. I don't think it would take much to get the property looking a bit better/cleaner and maybe add more cleaning products to help out. Property was lovely and warm and heating easy to use and very effective, good number of lights/lamps for different areas and to get cosy, maybe could supply a warm blanket in the livingroom for couples to cosy up in at night. Overall loved the stay, just a few little things that could improve it.

      the whole cottage needs a thorough clean and furnishings very old and worn .When we arrived Mr Sinclair was just coming out of the cottage saying the TV wasn't working and he would be back. He did return a few minutes later and sat in the room trying to fix the TV. What a start to our holiday trying to unpack with a stranger sat there. The bathroom door wouldn't open properly, old rusty bin, light over mirror not working, heater in bathroom full of dust, old rusty tin of air fresher, shower screen on bath had black mould along the bottom. The kitchen had dirty cutlery trays and all utensils in them were very old. cupboard handle broken, dead beetle between the melamine plates, spider and web in a cup. No icebox in fridge so Mr Sinclair said to use the freezer where the dogs were kept in a separate outhouse which was disgracefully dirty. We were told not to shut the curtain in the hallway as the rail was broken. This meant when we left the bedroom to use the bathroom, we were on view up the lane. The single beds were very hard with child size quilts. furniture old, random old xmas decorations etc in draws which needed cleaning out. The carpets and flooring all needs changing as it is so old. there were dozens of flies every day due to the cottage facing the horse stables. We bought fly killer and were constantly spraying them. My partner honestly thought I was going to say " take me home" but because he had booked it for my Birthday I tried to make the best of it. We left 2 leg rest from our reclining sunchairs in the cottage shed by mistake, and after a call to them the day after our return, the daughter said she would get Mrs Sinclair to ring me. I have a friend in Ayr and though I could collect them when visiting my friend later in the year but I haven't had a call back and that was a week ago. I would have contacted you before now regarding how upsetting and disappointing our holiday accommodation was but I am just recovering from Covid and haven't been up to writing. On a positive note, we loved the areas of Rockcliffe and Kippford and would like to see other areas of Scotland. Baring in mind our bad experience at Tumbling Banks would the company give us some form of compensation for not only how upset we were but also for such poor accommodation as we would use Discover Scotland again but would suggest you think twice about using this accommodation to future clients in its present state.       First impression Quaint. Facilities everything you needed for your stay . Lovely quiet location to chill and relax . Plenty of places to visit We found Peterhead prison, Fraserburgh Lighthouse and Fyvie Castle really interesting, we also got to see the dolphins at the lighthouse . On the downside externally the grounds don’t look maintained there are weeds around the house and the foliage around the cottage has overtaken the front of the house , takes away the beauty of the cottage , guttering is full of debris and when we had a heavy downpour the kitchen was flooded came in through the back door . Sky light in the kitchen is cracked and water dripped through on to the table . Smoke alarms are not in working order , some light bulbs do not work and have not been replaced . The building facing the cottage which is named The Pub was not fit for purpose as per the pictures table tennis and pool ( which we was looking forward to using) it had birds in there and every where was full of bird poop, so we could not use it not fit for purpose ( we did mention this to the owner and he swept it ) but you could not use it as there was still poop everywhere .Cleaning needs attention to detail all light sockets were dirty on top, bathroom taps were grimy around the base , the kitchen sink was dirty just needed a bit of elbow grease to clean . Some of the glasses which were once a set of four have not been replaced for example only three wine glasses . There were leaflets available for sight seeing suggestions but it would be nice to see a sightseeing recommendation book , the visitors book was full so unable to leave our feedback . Lastly we met the owners briefly on our way out one day seemed very nice , downside was we phoned them twice to discuss a couple of issues our calls were not returned a bit disappointing. Overall the cottage is in a good location just needs some TLC .

The attention to detail in every corner is remarkable, with beautiful linen, plush towels, and stylish furniture that made us feel like we were in a five-star hotel, but with all the cosy charm of a secluded getaway. The fully fitted and equipped kitchen had everything we could possibly need to prepare meals, and the log burner in the living room made for the most perfect, cosy evenings. There was even an electric car charging point! The hosts Annette, Alex and Paul were just great, nothing was any trouble to them and they helped us remarkably when the ferries were disrupted and we had to stay unexpectedly. We certainly felt safe and valued. The views from the property are breathtaking. Whether you’re gazing out the windows or enjoying a drink outside, the scenery is nothing short of magical. It’s the perfect spot to relax, unwind, and reconnect with nature. We’ve stayed at many places over the years, but this one is truly in a league of its own. This property goes above and beyond what you'd expect from a five-star experience – it’s the best place we’ve ever stayed, and we can’t wait to return. Highly recommended!

      Overall the property was really lovely, it was let down by some smaller issues though.

      There was no welcome/info folder, property owner advised that it was being updated however having read a review from last month there wasn’t one then either. We holiday twice a year in the UK and have done for 5+ years and never not had a folder with useful property and local information. There is no normal TV, all done through catch up apps - again if there was a welcome/info pack we would have found this out sooner and not had to contact the property owner. Also, if people staying here do not have catch up accounts, you cannot watch anything. Many lights missing bulbs or just not working, the one in the porch by the front door meaning when you arrive back in the dark you cannot see well at all. Also, bedside lamps would be great! Only 2 bulbs out of the 5 in the living room light were working. Had to hunt for crockery as there was non in the cupboard, then found it all set up in the conservatory, which is a lovely touch but maybe get more so people do not have to ferry the plates etc to the kitchen. Having cameras set up in the garden was a little off putting, granted they may not be in use when the property is occupied but it made us feel a little uncomfortable. Unable to turn some of the radiators off and unable to locate a thermostat. Also, not the greatest welcome when both dustbins overflowing with rubbish out the front and bags of rubbish left next to the bins.
