      Although described as a cottage in all the literature we received, I would rather call it an apartment or flat.

      The property is a large semi detached house for which we had the whole of the bottom floor. Having searched on google maps I wasn't surprised about this but some people may be, however this in no way spoilt our holiday. We were greeted with scones, jam, clotted cream and sandwiches which was a lovely thought and very welcome after our long drive from Nottingham. Upon exploring the accommodation we were pleased to see it was very clean, comfortable and best of all it was lovely and warm as we were holidaying in a very cold week in February. The large double bed was very comfortable in the master bedroom which is at the front of the property on the street side, there is a television in this room and ample storage including two chest of drawers and a wardrobe, there is another bedroom which we didn't use with two single beds and a wardrobe. The lounge was comfortable with a leather settee with reclining foot rests and armchair, there is a large wall mounted flat screen television, lots of DVD's and some games in a set of drawers. We were very pleased with the free wifi throughout the property. The dining room is a lovely large conservatory which is heated and overlooks the garden, perfect for comfortable dining. The kitchen is very well equipped with everything you could possibly need to make your stay enjoyable. A washer, dishwasher, microwave, large fridge freezer, double electric oven and four ringed gas hob plus all the pots, pans, plates, cups, saucers, mugs, cooking utensils you would ever need should you be cooking meals. There is a small toilet room with toilet and washbasin, and a larger bathroom and with walk in shower, toilet, bidet and washbasin. The property is ideal for disabled use, it is all on ground level with wide doors, a low level gas hob in the kitchen and a large walk in shower. If you were wheelchair bound you may need to ask the upstairs neighbours to move their car as there wouldn't be room to get a wheelchair past it, the drive and path to the front door may also prove difficult to negotiate as it was pebble stones. There is off street parking for one car outside but another car may be able to find on street parking outside or near the property. The approach road can get a little congested with a garage premises and their related vehicles parking both sides at the bottom of the road but further up the road where the property is it is very quiet as it's a cul-de-sac. There are people living upstairs accessed via a completely separate door, we weren't sure whether it was the owners of the property but if it was we didn't see them and they didn't come and say hello but there was a telephone number to ring if you needed them, there was very little noise from upstairs or next door so the rooms must be well sound proofed. The property is within easy walking distance of Preston beach and if you are fit you can walk to Paignton one way and Torquay the other way but that is a little further. The main road is on a bus route to both resorts. There is a wetherspoons pub a 15 minute walk away but the main pubs, restaurants and entertainment is either Paignton or Torquay. We had a lovely week and would recommend the property for a restful, comfortable, reasonable priced holiday.

      Overall we had a lovely stay, positives include the location which is excellent and car parking a real bonus.

      The apartment was clean and comfortable and had everything we needed. However there are a few minor issues that let the property down: in the main bedroom neither the cupboard door or the en-suite door shut properly, we only had one remote control for the two TV's in the bedrooms, neither toilet flushed particularly well, there was a residual unpleasant odour in the main bathroom to the extent that we had to purchase air fresheners (we noted from the guest book that this was being mentioned over a year ago). However the main inconvenience was that the code that Sykes provided for the keypad on the main entrance door was incorrect, which after a long journey was really annoying. Fortunately another resident came to help us and he advised that the code we had was a number of weeks old, and he very kindly told us the new code (all of this happening while we were on hold to Sykes).

      The flat was spotless on arrival, so had been really well cleaned, and with a nice cream tea waiting for us.

      We did worry after booking it, that with four adults and a dog, it would feel too cramped and small. However we should not have been worried as it was much larger on the inside than we had imagined and we had plenty of room to spread out without getting on top of each other. The flat was very well equipped, with everything you needed and very well maintained and had a lovely modern and holiday feel to it. Whilst the actual area the flat is located in (Preston), is not that desirable, the location is in fact very central to all the sites in and around Torbay and easy access to the sea front and only a 20 minute walk in to the centre of Paignton. The added benefit of the garden was great and the ability to sit outside (when it stopped raining) was also lovely, plus it being secure for the dog!

      The apartment was very nice and the location was perfect.

      It had many good facilities such as dishwasher and washing machine and TVs in both bedrooms as well as an ensuite to the master bedroom. However, although one fan was provided it definitely needed a couple more as sleeping in the blistering heat was not very pleasant at all. With the apartment being a loft conversion with velux windows it gets VERY hot!!!!!! There was also an unpleasant odour in both bathrooms all week. I would also like to talk about the stairs. These are very steep, as is the driveway up to the property. This would make walking up with a pushchair/pram VERY difficult and also people with mobility problems would struggle (don't think this was mentioned in advert). Overall although the location was amazing I don't think I would return.

      A lovely place to stay exactly as the description in a very quiet residential street in the Preston area of Paignton.

      It was a bonus to have a lovely garden with the BBQ available and the owners had gone to a lot of trouble in providing us with a lovely cream tea on arrival with some sandwiches. The kitchen was well equipped the flat was within walking distance of a small shop and two fish and chip shops and only a bit further was the beach. There was a good pub which was a slightly longer walk but we didn't mind as the weather in Paignton during our stay was brilliant. Definitely give the holiday 10 out of 10. Thank you to Sykes for the easy booking and all the information given and thank you to the owners for everything you did for us it was very much appreciated. We would book with Sykes again and I would recommend them.
