Enclosed, lawned garden with sitting-out area, patio, garden furniture and barbecue. Private parking for 2 cars. No smoking.. As you enter Devon Sands into the entrance hallway, one of the living rooms is to your right-hand side, a great space for relaxing and watching TV at the end of a long day at the beach. Next to this in a separate room is the dining room with a dining table and doors which open into the second living area. From the living/dining area is a spiral staircase which leads down to the lower ground floor with a kingsize bedroom with zip and link beds which can be separated as twin single beds if needed. This bedroom also has an en-suite shower room, as well as French doors leading out onto the pleasant rear garden. On the ground floor there is a quirky bar room through a door from the dining area with optics, a great hideout to watch sports or as a social space for entertaining guests. The kitchen area on the ground floor is a good size and benefits from breakfast bar seating, American style fridge freezer and separate utility room housing the washing machine.

On the first floor is the family bathroom with modern freestanding bath and separate shower enclosure. There is a great children’s room with bunk beds as well as single elevated bed accessed via a short built on ladder. Two double bedrooms also on the first floor with storage and the master super kingsize bedroom with en-suite shower room benefitting from sliding door leading out onto the balcony overlooking the rear garden. The rear garden is mainly laid to lawn and benefits from raised decked area with large table and chair seating, as well as barbecue area. A great social area for hosting barbecues or al fresco dining for the whole family.     This is our second holiday at Devon Sands. The location is great being within walking distance of the esplanade and a number of shops, and a couple of pubs within a 10 minute walk.The house itself is very big and plenty of room for 2 or 3 families yo have their own space. The 85 inch TV in the rear lounge is fantastic for watching films on Sky or Netflix.

    The owner had not finished preparing the property until well after 3pm, he emailed earlier in the day (while we were in transit, so did not see) to clarify bedding arrangement that was already sorted by a phone conversation 2 weeks earlier. The vegetation around the driveway was overgrown and resulted in one guest falling over and sustaining minor scratches. The rear garden was unkept and not inviting. The Fridge, oven and microwave were not cleaned, in fact there were still dirty dishes in the oven. So we washed dishes etc before we first used them and made sure they were washed before we left. The mirrors needed wiping over to be useful. Some of the plug sockets were inaccessible behind heavy furniture. The windows and glass doors are in need on a good cleaning inside and outside. The place is tired and need redecorating and repairing when needed. Having said that there were some good features.

    beautiful home - i went with my husband, 2 daughters and their chidlren [6 of them!] plenty of room to spread out and not be on top of each otherbeds were comfy and was lovely and warm [downstairs bedroom was cold and room never felt warm, despite the heating on... but we managed with extra blankets on the beds
