      Overall a very lovely holiday but there were a few issues I’d like to share with you: Firstly, the parking is very tight and the lane the house is on makes it even harder to park in your spaces.

      You can get 3 cars in, but it’s very snug. However it was nice to go out and know you had a parking space to return to so it relieved a lot of stress. The double bedroom on the middle floor that shares the main bathroom did not have a wardrobe? It had drawers but no hanging space which is a little strange for a double bedroom. The amenities were good; a little disappointing there’s nothing in the information book on how the cooker (induction top) works as it’s all digital and there were no hoover attachments so cleaning wasn’t the easiest task! There was ample cutlery, glasses, crockery but there were 2 Pyrex dishes and 2 baking trays provided - this is definitely not enough when cooking for 12 people. Luckily I brought my own stuff, large oven dishes, baking trays, roasting dishes, saucepans (must be induction this) and frying pans and we’d have been in trouble without them! And the island in the kitchen makes the working space very limited so only 2-3 People can be in the kitchen at one time. There is a large pantry/larder which you can store all your dry goods in, which was ideal but the fridge is very small for a house that sleeps 12 people. Seating is also abit of an issue as 12 cannot fit around the dining table easily, 10 is a squeeze. There isn’t enough seats in the lounge if you all want to sit together, nor outside. We tried to contact the number provided on the email confirmation as instructed for preferences (zip linked beds) on a number of occasions and simply got no response so that didn’t give us a lot of confidence for emergencies? The bathrooms were very modern and plenty of hot water which was brilliant as after the beach or a coastal walk everyone could have a shower without any worries! The location of the house was good and was only a short walk to the camp site shop, pubs and local shops which were ideal. The Chichester arms did lovely food, we thoroughly enjoyed our meal there. The house is positioned well for coastal walks, but the steps to rockham beach have been eroded by the sea so it’s not reachable, but woolacombe is a 30-40 min stroll away (abit tougher on the way back!!) so not too bad! There are beaches closer but we had dogs with us so had to choose the dog friendly ones. As I said, overall a lovely stay with brilliant company and the house was ideal for what we wanted and for the price we paid for it in September. Personally I don’t think it meets expectations for the mid-summer months prices being asked for it, but that’s my opinion.

      This home is absolutely outstanding in every way. It has been furnished to such a high standard, that it is almost insanity that the owners let anyone stay here at all. I wouldn't even invite my friends around. Fortunately they are clearly more generous of spirit than me. Every room is an utter delight to be in: The kitchen is any chef's dream, with every appliance and service I've ever dreamed of and a few we now must have; we never wanted to get out of the sublime beds with their incredibly soft linen and weighty duvets; the bunks and books in the childrens' playroom or nursery made me want to be and a child again; the bathrooms are all palaces with wonderfully deep baths, large showers, luxurious towels, toiletries, and charmingly beachy decor; and the outside is a haven (book the hot tub).The thought that they have put into even the smallest details is humbling. The artwork and fixtures are enchanting. All of their recommendations for walks and eateries were excellent - the Stores café at the end of the road was a joy, the Rock Inn for Sunday lunch is the perfect local with hearty food and great beer, the beaches at both Croyde and Saunton are achingly beautiful. The owners have achieved something truly special here and I can't recommend it enough. It should be double the price and you really should have to provide references before being allowed to stay! Book quickly before they come to their senses. I was expecting something great, but this home exceeded anything I could imagine, let alone expect. I have run out of superlatives, but thank you again for sharing this all with us.

      By Steven E on 24-May-2018 Lovely House - perfect for big families. Stayed at Knowles House with 5 other family members including elderly parents and a dog. Wonderful house with a terrific garden. Weather was perfect and garden was superb for chilling, sunbathing or even Yoga. Met by the owners who gave us a guided tour and explained everything we needed to know from the heating to the recycling. Lovely clean bedrooms with a twin on the ground floor with its own small lounge area perfect for the elderly who have difficulty with stairs. Layout of the kitchen with the cookers and crockery, separate sink room and a third utility room with large fridge and freezers take some getting used to but no big deal. There’s a standard cooker / low level grill if your not confident with using the Aga. Big flat screen TV in the lounge and plenty of small ones in the bedrooms if your that desperate to watch TV. Showers in the bedrooms were very good and we had no issues with hot water no matter what the time of day. Lovely walk for dog walkers alongside local river one minute from the house. Journeys out to local coastal towns didn’t take long in a car. Make your own mind up about the best ones to visit - we liked Beer but won’t be rushing back to Seaton! Lovely coastal walks between Seaton and Branscombe. Took a local taxi (The very helpful Bert from Seaton Taxi’s who took all 6 of us+ Dog) to the Ship Inn at Axmouth for a couple of evening meals - Quality food, highly recommended - make sure you book.       The house was booked by my wife and I for a family get together to celebrate our 50th wedding anniversary.

      It was all that we expected and more. The house is located in stunning countryside roughly midway between Dartmouth and Totnes. It is extremely well equipped and very comfortable with the helpful owner Peter and his partner Amy and family living next door in ann adjacent property. Everything was provided for our stay. The slight mark down for Maintenance was because, shortly after our arrival, a tap on the bath in the en-suite of the master bedroom broke resulting in us not being able to stop the flow of cold water. Contact was made with Peter, who responded promptly and turned off the water supply to the bath. A plumber was called who later confirmed that a replacement would need to be ordered from the manufacturers. So for the remainder of our week we were unable to use the bath in the en-suite. By way of other feedback members of our family were woken on a few occasions around 07.30am by young children, staying in other accommodation on the Estate, playing tennis/football on the tennis court. We thought this somewhat inconsiderate of the parents of these children, disturbing other guests on the Estate so early, so would recommend that the owners include in their guidance notes, provided in each property, that the tennis court should not be used before 9.00am! However these are minor observations in what was a most memorable week in a wonderful property in a beautiful part of the country. Highly recommended and we hope to return in the not too distant future. Thank you to Peter, Amy and Emma we really enjoyed it.

      The cottage was lovely, great location and really nicely finished.

      We did have a couple of minor niggles which could easily be sorted out. These were: (1) The pillows were really uncomfortable - they were lumpy!! A few decent pillows would have made all the difference (2) There were no trivets or mats to place hot items from the oven on - the work surfaces in the kitchen were lovely and you wouldn’t want them to be ruined - we resorted to using several tea towels to put hot things on. (3) As the house can accommodate up to 12 and with the current lockdown restrictions there really was not sufficient kitchen equipment to cook for multiple people - there needs to be larger pans and more baking trays as an absolute minimum. Having read a similar review I took a couple of my own large pans. (4) the small garden area was lovely but the garden table and chairs only sits 6 - again not practical for a larger group to be able to eat / socialise outside. A BBQ would also have been really nice. (5) The parking is extremely tight - it would be easier to park if a part of the wall was taken down so that it was easier to get in and out of the parking . We were also very lucky that the other parking spots were not occupied - if everyone was there you just would not be able to park. All in all though a lovely place to stay and I would recommend it.
