We were a party of 9 and really enjoyed our stay at The Gables. The location is everything... just a minutes walk to the High Street, coming out dead opposite to the famous fish & chip shop! There was a small electrical problem on arrival. The caretaker was very responsive and helpful and an electrician was with us within a couple of hours. I do not understand previous reviews talking about the heating? We were VERY warm! There are plenty of radiators all round the house, in every room and a lovely open fire too (logs & coal were provided). We appreciated having a large table in the kitchen and an even bigger table in the formal dining room. We mainly congregated around the kitchen table, but did use the dining room for a couple of dinners. We enjoyed being cosy in the living room in the evening and equally enjoyed the light, bright orangery room in the mornings. All the bedrooms were comfortable, but it is worth noting that the top floor could not be accessed by those with mobility problems. The one member of our party that did have mobility issues, stayed in one of the bedrooms on the first floor and used the bathroom which had step free access. The property has a beautiful garden, which we appreciated even in mid February! Yes, some of the decoration is a little tired (which I think is reflected in the price) - but it did not detract from our stay. It is still a beautiful, big period property. We noticed that the property is actually on the market, so we assume this is why it hasn't had a decorating overhaul. The kitchen is VERY well equipped. There is plentiful cutlery, crockery, glasses of every sort, serving dishes, kitchen scales etc. There is a large fridge, 2 dishwashers and a freezer & washing machine in the utility room. All in all we had a a very enjoyable stay and would def return.

Just a quick note to mention that we had a lovely stay at The Gables but there were a couple of things that were not ideal and I think need attention. 1. The building site next door starting loud banging before 8.30 on Monday morning and unbelievable piling and deafening concrete foundation creation at 7 on Tuesday morning. I cannot believe this is permitted by Suffolk County Council. To avoid complaints from all your summer guests I would suggest some steen words are issues to the next door builders. 2. The main oven door does not close properly. With the additional of illegible markings on the controls the oven was a challenge to use to cook anything requiring proper heat control. It needs attention, if not replacement. 3. With 14 occupants it would be appreciated if there were at least one spare loo roll per bathroom. It is disappointing in a quality property that the first job on arrival is to buy loo roll. It was not as if the supplied loo roll in each bathroom was even a full new ones. It would also be appreciated if there could be some super king beds in the larger bedrooms. They are more comfortable! I look forward to hearing from you. Kind regards Lucy Evans

Very disappointed!
We have stayed at several cottages on Sykes over the years, and we found Cowmans Cottage to be a total let down in comparison. The cottage needs a complete revamp, furniture and carpets are old and dirty, there was a musky smell throughout the house, particularly the lounge. Very basic kitchen and windows needed clearning too. Some cupboards were junked up with all sorts. There were no emergency contact numbers for doctors, hospital etc, no takeaway listings or any instructions for heating, cooker etc. There was a welcome pack for the pooch and a box of biscuits, but a few tea bags, coffee and milk would be more helpful. Generally felt the place was tired and in bad state of repair. Garden was meant to be dog friendly, but was a wraparound garden completely open to the front of the property. The banister was also dangerous with rails missing. All in all very disappointed, and although a great base, will not be returning.

A lovely basic home from home.
Comfortable and well equipped. The owner kindly left us a welcome gift but more importantly left one for our dog! We were amused to find two sets of curtains in the house that we have at home! Locally there are plenty of places to eat but also shops for self catering. The only thing we found slightly odd was that many places did not open until 10.00am but once we knew that we planned our days accordingly. The only thing which would have improved the garden would have been another fence so that it was fully enclosed for our dog but he didnât mind being on a lead out there. Great place for a mini break near the sea.

The standard of cleanliness was generally good.
However a dirty towel was left in 1st floor right hand side bedroom hanging behind the door. On emptying bathroom bins before leaving a child's dirty nappy and other discarded waste was left behind after a previous occupation. Both these instances could and should have been found by the cleaning team. There was a problem with the kitchen lights / downstairs loo extractor fan. this was reported on Monday but only actioned on Wednesday. From a financial aspect the matter was resolved but quicker action by the housekeeping team should have been forthcoming
