"This property has so much potential, which is what made our experience all the more disappointing and frustrating. Firstly, the cottage was absolutely filthy when we arrived. Although the owner claimed to have cleaned it, there were food stains on the cooker, in the fridge and the sink, and the carpets were thick with dog hair. Very unpleasant. The owner wasn't interested in putting things right and although Cottages.com were tremendously helpful to us during our stay, we did end up spending the first hour of our holiday hoovering and cleaning. Not the best start. The advertised "welcome pack" consisted solely of a £2 bottle of co-op apple juice. No tea, coffee, sugar or milk and no sign of the promised initial supply of wood for the log burner either. (Even in mid-August, traditional stone built properties can get chilly late at night!)The kitchen is in no way adequately equipped for a week's self catering. The fact that it's a period property is no excuse for the complete lack of storage space, poorly working oven and dishwasher and washing machine whose door won't open without a ten minute struggle. We'd taken earlier reviews about the creaky floorboards upstairs with a pinch of salt - after all how bad can a creaky floorboard be?? Suffice to say they are every bit as bad as the reviews suggest and need urgent attention. This can be rectified - we had similar problems in our own house, and again, the "period" nature of the property is no excuse for its poor maintenance. Most worryingly, two of the three fire alarms in the property didn't work, suggesting the owners have as scant a regard for safety as they do for cleanliness and comfort. The property is in a great location, but we would definitely not return."

"On arrival the property was dirty; kitchen floor had not be swept or mopped in some time; kitchen all greasy and the oven and microwave both filthy. Whole property smelt where it has not be cleaned properly in a long time; both toilets dirty as was the bath and bathroom sink. Bed linen and towels provided were clean. Mattress on double bed is very uncomfortable and all the springs could be felt through out. We arrived after 5pm and had no mobile phone signal to call any of the numbers supplied to complain so we ended up cleaning the kitchen and bathroom just so we could stay for two nights, but came home early as we couldn't face a third night in the property. We would not return to the property for another stay based on this experience. It's a shame because the cottage has a good layout and could be really nice. It is in a good location for travelling around Suffolk coast and the village is nice and the pub was great."

"S17974 is a clean, spacious house on a lovely little housing development 10-15 minutes' walk from the town centre, right next to a church.Enclosed garden is ideal if you have a dog. There are dog bowls and leads provided. Very good range of kitchen equipment, so great if you love cooking! Towels provided were very small, very thin, and scratchy. I would not provide these to guests staying in my home, let alone paying ones. (to be honest, I would not even dry my dog with them). There is no internet access, not even a DVD player, so S17974 would not be a good choice if you're staying more than a few days and the weather is not good, or if you have children. Toilet roll, kitchen roll, handwash, hairdryer provided which was very helpful. No Welcome Pack or general information provided, i.e. with regards to when the heating and hot water come on, no recycling instructions."

"Nice cottage and location, really liked the little back room and sunny back yard.Our main problem was the cleanliness, generally the cottage was clean but the sinks were dusty and splash backs in the kitchen and bathrooms were not clean. Toothpaste on the tiles in the bathroom was not pleasant and grease on the kitchen tiles and sockets yuk.I had to clean the fridge of sticky residue and crumbs as I did the breadbin.I am not a fussy person or a hygiene freak but all our previous cottages have been spotless and that's what we pay for! This was disappointing on it's cleanliness but a really nice cottage. It just needs a proper clean.Creaky floorboards lovely part of it's charm"

"We really enjoyed our stay at S26242. The caretaker (owner?) was very friendly and helpful. The location is very good with Minsmere and the Suffolk coast easy to get to. As birdwatchers we loved the pond with its regular kingfisher. The barn owls were a special treat each evening . The cottage is comfortable enough although somewhat eccentric and I guess it could do with a bit of updating. We enjoyed the views from the windows and sitting out in the garden area watching the wildlife. Can recommend the local bakery G&T's for its sausage rolls and wonderful cakes. The village pub is worth a visit. Definitely thinking of going back."
