"Occupied lower cottage June 12 - 19, 2015. I hadn't realised there was an upper flat where inconsiderate neighbours spoiled the ambience by shoe clad clomping from one side of the wooden floor laid room to the other where they noisily & repeatedly moved a piece of furniture dragging it along the floor. I know the pacing was done to annoy me as it lasted up to 1 hour continuously am and pm and they weren't a young couple. I couldn't hear the tv it was so bad. At one point I wondered if they were line dancing or had OCD and I did wonder if they were blaming me for the following:The boiler was on it's last legs as on the first night it sounded continuously like a helicopter trying to take off. Message on the boiler said 'do not switch off'. Still awake at 4.15pm feeling exhausted I contacted & messaged the caretaker who didn't respond. At 6.15pm I contacted the owner who told me how to switch it off until I needed it in the morning. I didn't sleep at all as the next notable issue was a constantly dripping kitchen tap - I put a tea towel under it to try to mask the noise it made. Am - after 1hr boiler didn't come on & again, had to ring the owner who arrived and adjusted the pressure 1.5hrs later as she had to travel 100 miles. I had to switch it off every night & back on again in the morning because of the noise. The owner was a pleasant lady and we chatted a long while. However she knew the boiler had issues but said she couldn't afford to replace it. Looking at a previous 8/8/14 review the noisy boiler was reported then. The cost of booking the cottage is not cheap and it's not unreasonable to expect good working facilities. Therefore I think some refund would have been appropriate as it took me a few days to recover from lack of sleep especially when the fault was pre-known.Another issue was the bedding - the quilt cover & pillows had dog dirty paw marks on them so had obviously not been washed after previous holiday stayers so I can't verify if the bed sheets were clean. I had flea bites on my ankles which I know are not from my dog who is regularly treated.There are many cyclists, dog walkers, group & lone walkers along the Almond Walk which is beautiful, passing waterfall & leading to Crammond Boat Club and beach promenade. The beach isn't great but the green area is pleasing. It may not be the best walk however for people who have joint issues as there are two steep stairways and another smaller set of steps at the waterfall.After many years of holidaying all over in Scotland 40 years ago I recall it meant tranquillity, friendly locals and mainly poor weather. Gone is the peacefulness here as an aeroplane flies overhead every 1.45minutes. I know because I timed them. I couldn't live there but I do admire the precise accuracy that must go into planning the schedules so that none of the aeroplanes collide!"

"When we first saw the property advertised on Trip Advisor we were quite taken with the flat. We ordered, and that in itself was a good process. We only paid a deposit, with the balance due just a short time before the vacation started. The owners, the Tivendales, were a friendly and helpful couple. Some things did not quite work out, but they corrected them immediately and I always say it's not about getting it right first time, it's about what happens if things aren't quite right, and we found the owners to be very good at sorting things out. I have walking difficulties, however the flat is ground floor with everything on the same level. Ideal for me. The flat was pleasant, we went there with our three (adult) daughters and a son-in-law, and the layout was perfect. A massive bed for my wife and I (she took one look and said "That bed has two postal codes!"), a twin room for the two single daughters and a double room for our other daughter and son-in-law. Everyone loved the flat - the layout, the facilities and the location. The grill took a bit of figuring out, and even at the end we were not entirely sure how it worked. We just adjusted the two left dials until it came on. It was a short distance from Tesco Extra, and the Tesco Supermarket was not much further. The tramway terminal was only a few minutes away. Yes it was uphill, but Edinburgh is built on seven hills, so if you visit the city prepare to walk up them half of the time. There was a comprehensive and delicious restaurant nearby called the 'Conan Doyle', and as you approached Princes Street (one 's' for two sons of the king, not two 's's for a daughter of the king) there were various fast food outlets as well as a Sainsbury Local. We were presented with a bottle of wine, which the whole family enjoyed during tea time later in the vacation. Quite the friendly and professional touch. Now to what I liked least, the cobbles I think. That's what you expect from roads built over a century ago, but it's not easy on the feet, and even harder on cases with wheels. The black taxis are, as usual, expensive, but you can phone the local 'private hire' taxi company with an easy phone number (I know I mustn't state the phone number but just repeat 5 as many times as you need after the Edinburgh code). We had a wonderful time, thank you Tivendales, and we're sorry that we broke a cup while we were there. Highly Recommended. If we visit Edinburgh in the future this is certainly a flat we will consider using again. David & Ann and kids"

"OK, I've seen some reviews that have knocked it a bit.So here's balance, its a smallish studio flat, but if there is only two of you then its fine.There is everything there you need, although I agree one toilet roll is a bit poor.Kitchen fine, bathroom ok, bed is alright.The dehumidifier is noisy but we turned it off when we were 'at home' and turned it on when we went out. The boiler is noisy and I doubt you could stay here in winter without it being a nuisance, but as it was summer we only put it on when we needed hot water and turned it off at night. The people upstairs could be heard occassionally but it never kept us awake.AIRCRAFT!! I dont remember this being mentioned in the notes when I booked it but I was worried when I saw other peoples comments. However yest you can hear them but some tissue stuck in my ear and they went away. Neither my wife or I lost any sleep becasue of them (mind you IF you are a light sleeper then it could be a problem)The property is right UNDER the flight path.If you use the property for just sleeping in then there should be no problems.The walk to Crammond is truly beautiful, BUT do be aware that at one point there is a rise of over 70 steps up and 70 down the other side (we go to the gym and we got out of breath) Take a torch if you're out late. Crammond is very nice, good pub and nice walk over the the island.Good bus route nearby to take you into Edinburgh if you dont want to park the car.For what it was it was expensive in my opinion, however I have to bear in mind its high season and the Edinburgh festival was on. Nevertheless I still think it was £100 over what it should have been.Would I stay again, no, i've done it. Would I recommend it? As a bed for the night YES! As a holiday home to sit around NO."

"The location of the flat was brilliant for visiting Edinburgh. We had booked lots of shows at the festival and walked in everyday and walked back most evenings. You do need to wear comfortable shoes though! There is a little shortcut near the flat that knocks about 5/10 minutes off the walk. The flat was nice and clean with lots of storage for all your clothes and luggage. The kitchen is dainty but as we weren't planning any dinner parties that really wasn't a problem. The fridge freezer is nice and big and all the appliances work fine. The bathroom was a bit tired but perfectly good for our needs during the week. We chatted to the very friendly landlord who said he was planning to replace it in the next few weeks. The living room was nice, with a very comfy sofa and swivel chair too. The dining table is tucked in the corner out of the way but can easily be pulled out if you want a bit more space when eating. There are lots of buses going in and out of the city, we didn't get around to using them but apparently if you download the bus app' it makes it a bit easier to work out which buses are going in the direction you want, this can be tricky in an unfamiliar city. We found we didn't need the car the whole time we were there and when we left the city to visit a friend we just used the train as they were frequent and clean. We would love to return to Edinburgh and will definitely check to see if we can book the flat again as it was convenient and comfortable."
