With its living room on the first floor to take advantage of creek and river views, and a pretty garden from which to watch yachts dance on the tidal waters, this modern house stands in a pretty riverside village flanked by National Trust woodland. At the local inn, tasty crab sandwiches and local beer can be enjoyed. Rowing boats can be hired to explore the river banks. Sandy beach at Mothecombe (4 miles). Good coastal walking. Dartmoor within 10 miles. Plymouth, 7 miles. Shops 1½ miles.

It was lovely. Best thing was the long window and window seat, the whole length of the lounge. We could check the tides, note when the causeway appeared so we could cross that way to the other side, check the weather - we saw rainbows most days, bird-watch and people-watch. There was nothing missing in the kitchen, loads of space for clothes in the bedrooms, suggestions for walks, games and jigsaws. And just room to park our 2 cars outside. The owner and housekeeper were both friendly and helpful. We felt very welcome and had a lovely week.

Second time at topsail cottage. The upstairs main room with huge glass window is completely relaxing- you can arch the river change throughout the day with the tide.Master bedroom is upstairs and twin is downstairs which may not be suitable to everyone.Kitchen and living space is open plan but it’s very spacious (with the window), so it a lovely room to be in. Kitchen is modern and well equipped- we cooked every night. Bonus is parking space which is rare in Noss Mayo and garage super useful for storing paddleboard and drying life vests overnight.Updating the entertainment would be appreciated as this feels a little stuck in the year 2000…. That smart Tv needs replacing/fixing (only works as terrestrial Tv). There is a dvd player but very dated dvds on offer. CD player wouldn’t work for us. Fortunately Wifi worked well so used own devices. Love the area, the location of the property and will be coming back again and again.
