Cross the threshold and head straight to the welcoming sitting room where you can unwind on the plush sofas in front of the Smart TV and the soothing warmth of the gas fire. Later, step through into the fully-equipped kitchen where you can rustle up hearty meals that the whole group can enjoy in the dining room or alfresco on the decking in the garden. Toast to your getaway as the sun sets over Devon before heading inside and up the stairs to wash off the day’s adventure in the sleek bathroom, with Villeroy & Boch bath, then choose between four bedrooms to catch your rest. There is a spacious ground-floor super king-size with access via patio doors directly onto the decking and garden, a double with Smart TV and balcony which serves as the perfect place to enjoy your morning coffee, a double and twin. Just moment’s away from the house there is a Post Office, chemist, pub, butchers and general store. Through the church garden, just paces away from Linden Lea is a wonderful deli and coffee shop, The Green, serving local produce, breakfasts and light lunches, picnics to take away and fresh bread available to buy. The villages of Newton Ferrers and Noss Mayo support three pubs within walking distance which all serve wonderful food for lunches and dinners when you feel like eating out. At Kitley, which is a short drive from Newton Ferrers, you will find Ben’s farm shop, which supplies fresh produce and is another option for coffee and cake or lunch with Deli produce to buy. The Newton Ferrers harbour is situated within easy reach of Linden Lea where you can access the River Yealm ferry service from April-September from 10am-4pm and further along is Newton woods to take you onto the footpath with stunning views along the estuary, enabling you to idly watch the yachts come and go under the shade of the trees along the estuary bank. If you wish to walk the coastal path, you can take the ferry or walk from Newton Ferrers to Noss Mayo to access the path or take a short trip by car to Warren Point where you can park and walk and take in the magnificent views. Salcombe and Kinsgbridge are a sailor and surfers paradise also easily accessible from the property, as well as Thurlestone, Dartmouth and Plymouth.

Located on a bend of the River Yealm just inland from the South Devon coast, this peaceful and scenic community is typical of the South Hams region of Devon (1 mile). A paradise for seafarers and beach lovers who admire beautiful, civilised countryside. Two miles away is an organic farm shop in addition to the butcher, pharmacy, post office, and grocery store all located in Newton Ferrers. The village tavern has great food and drink and offers stunning views of the water and the islands of Noss Mayo and the creek. To the north, Dartmoor's steep tors and wide expanses entice those who enjoy untamed land, and south of here, a plethora of walks meander down the waterside and across the meadows. Plymouth's shops, Marine Aquarium, and Barbican quayside district are just 8 miles away, and lovely Totnes, known for its "alternative" outlook on life, is a must-see. If you're more interested in the sand than the water, the beaches of Mothecombe and Bigbury are just a short drive away. Both can be reached from Newton Ferrers either car or boat. Excellent golf courses are conveniently located in the area.
