Guests say

Elphinstone is a well-loved cottage in Devon, praised for its stunning location, luxurious comfort, and thoughtful touches. Guests have consistently enjoyed the beautiful views, well-equipped facilities, and the property's cleanliness. While there have been minor maintenance issues, the overall experience remains highly positive, with many visitors looking forward to returning.

The property is frequently described as immaculate and spotlessly clean, indicating a high standard of cleanliness. One mention of an unclean oven suggests room for improvement, but overall, the cleanliness is highly regarded.

The location is consistently lauded for its tranquillity, stunning views, and proximity to local attractions. Guests appreciate the picturesque setting by Newton Creek and the River Yealm, making it an exceptional feature of the property.

Comfort is a highlight, with guests mentioning luxurious furnishings, comfortable beds, and a welcoming atmosphere. The property caters to a range of ages, from toddlers to nonagenarians, providing a comfortable experience for all.

Facilities are generally well-received, with a well-equipped kitchen and thoughtful amenities. However, there are reports of maintenance issues such as a loose kitchen tap, problematic fire alarm, and a non-functional dishwasher, which slightly lower the score.

The property owners are commended for their thoughtfulness, with special touches like a welcome hamper and children's playroom. While such gestures are appreciated, it should be noted that these are subject to change and not guaranteed.

Elphinstone is set over four floors, with the living accomodation on the ground floor and the bedrooms on the upper three. The entrance to the property opens onto the second floor landing. Up a further flight of stairs is the first of the four bedrooms; a twin room with juliette balcony overlooking the river below and en suite bathroom. The bedroom and bathroom are both decorated in a quaint nautical theme, reflecting the property's approximation to the sea. On the second floor there is a spacious double bedroom featuring a king size bed, en suite shower room and french doors leading out onto a private balcony, finished with a tasteful neutral pallete. To one side of the room is a snug area situated on an elevated platform with two further sofas and a TV. The piece de resistance of the room however, would be the tri-fold doors that open out onto a decked area with panoramic views of the River Yealm. The kitchen/diner is in the next room and also benefits from tri-fold doors opening out onto a seperate wisteria-clad verandah. The dining area has a large dining table, perfect for a special occasion or family dinner, with the fully appointed kitchen offering an ideal place to cook up a delicious meal together. On this floor there is also a handy cloakroom area for hiding away outdoor gear, a WC and a utility room with washing facilities. Outside the decking and vernadah make beautiful spots to relax in the sun watching the numerous crafts sail past as you enjoy your morning coffee or a crisp glass of wine in the evening. A short walk from the property is the centre of Newton Ferrers or across the river is the pretty village of Noss Mayo. However, I was with my toddler and older parents and the amount of steps both down and in the property was incredibly limiting and difficult to navigate. Also, considering the price of the property, things like the oven were in a disgusting state and had obviously not been cleaned or serviced in quite a long time. However the main downstairs area was lovely and we loved the balcony area. It seems like a wonderful house but I wouldn’t necessarily recommend this for young families or elderly parents.

The house itself is built and decorated beautifully, and it was lovely to be somewhere where so much thought had gone into the furnishings and decoration. We loved eating our meals in the dining room in particular with that fabulous view. The children loved the nursery bedroom (which couldn’t have worked better) and the rest of us were very comfortable. I particularly enjoyed cooking listening to CDs on the wonderful sound system. This house exceeded all our expectations and we would love to come back to this special place and house.
