Ox Lodge Barn is a single storey holiday property situated in the High Weald of East Sussex, ideally suited to someone with walking difficulties. The property is well thought out, with the bedrooms at either end of the property, with the living areas in between, giving complete privacy to guests.There is a double bed en suite and the other bedroom has 2 single beds which can be joined together. Also en suite. The spacious yard may be shut off to contain dogs or children. Excellent walks, a vista of stunning views and carp fishing by arrangement with the Estate are available. Bird watching can also be arranged with a local expert. Local attractions include ‘Batemans’, Rudyard Kipling’s home and Sarah Raven’s cutting garden. The historic town of Rye is 30 minutes, Battle, 10 minutes, Tunbridge Wells, 30 minutes and Brighton, 45 minutes. Robertsbridge station is 5 minutes away with a journey time to London Charing Cross of 1 hour 10 minutes. Shop and pub 2½ miles.

Ox Lodge Barn (pqqw) and Coblye Barn (pjjr), situated 1 mile apart, can be booked together to accommodate up to 7 guests.

additional charges - The first basket of fuel for the woodburning stove is included and the remainder is available locally. The barn is edeally suited for dogs. The yard gate can be shut and the dog is perfect;y safe wandering around.

    Lots of surrounding country roads/lanes with no paths for walking on for safety which was a shame. Nice peaceful location though but the barn is within a working farm and the entrance is tight to enter. First impressions of the barn were it has a very old style cottage feel with the decor. The bedrooms are both a good size each with en-suites. We liked the living room and kitchen being open plan. It was lovely having a fire which we did use once but the barn is very warm and the central heating is easy to use. The bedroom with the four poster bed was not the best sleep I’d had. The mattress was great but every time you moved the frame of the bed creaked. I’d recommend changing the bed to a duvan as the four poster does consume the room. We didn’t use the wardrobe or drawers as they felt abit musky and old to put our fresh clothes in. Both plugs in the bathrooms need attending as you fill up the sinks with water and it soon disappears. The plug in bathroom was the opposite and kept filling up without the plug in when having a shower so we had to be careful as there wasn’t a bath mat to use. Although we didn’t cook the kitchen was well equipped. We were expecting a welcome pack as mentioned on the booking site but all we could see were 2 bottles of water in the fridge, and tea, sugar, and condiments left by previous guests so would suggest being a little clearer on what a welcome pack consists of. It wasn't too much of an issue for us but we’ve stayed in previous places and a welcome pack is more than water.

    As stated in visitors book: Kitchen cleanliness was inadequate. Plates and gladness were hand washed and not dishwasher clean. Surfaces were not clean.. No instructions (internet, washing machines, heating, etc.); no basics (salt, sugar) etc and no guest welcomes (water/wine, flowers, etc..But bathroooms and bedding was good and once settled and cleaned up the cottage was good. But not in same league as customer choice.

    We thoroughly enjoyed our time at the barn - the accommodation is superb, location fabulous and we had the most amazing weather. We would definitely visit again.
