Upon entering the property, be greeted by the open-plan living/dining area and be impressed by the traditional stone mullions, exposed beams and wooden floors. Make your way through to the fully-equipped country kitchen and prepare a tasty picnic to be devoured whilst you're out exploring the local area. As the evening draws near, assemble around the dining table and begin to make plans for a new day or enjoy a home cooked family meal. Drift away in the beautiful king-sized bed located in the master bedroom or make the most of time to yourself in the single bedroom and indulge in some light reading before catching some Z's before another day of exploration. There is also a twin bedroom with plenty of storage for a further two guests. The family bathroom found on the first floor, provides the perfect opportunity to winding-down with a warm bath as well as housing an overhead shower, basin and WC. You will also find a standalone WC on this floor. To the front of the house, you will find a spacious enclosed garden and patio area that is great for letting both the dog and the kids run wild, or on warmer days, dining alfresco at the outdoor dining area. Every morning, the children can revel in helping with feeding our animals including cows, pigs, geese, ducks, bantams, hens and lambs, as well as join in the egg collecting to then take in and have for breakfast. The farm itself has woodland and field walks, is on the Holme Valley Circular walk and the Kirklees Way, and the Pennine Way is only 3 miles away. This property also comes with access to the owner's indoor swimming pool, sauna and steam room, so there is plenty to do! If wanting to venture out of the farm, head into the village of Holmbridge and take a leisurely walk along the stunning Digley Reservoir or take a short drive to Wentworth Castle and admire the well-kept gardens. Also within an hour's driving radius or reachable by train, are the Derbyshire Dales and Peak District National Park, the stunning Chatsworth House with its breathtaking gardens, and the cities of York, Leeds and Manchester. The village of Hepworth is a traditional pennine village, nestled in the heart of the beautiful Holme Valley, on the edge of the West Yorkshire Pennines. Mentioned in the Doomsday Book, the village is made up of lovely old stone cottages, a beautiful church and an excellent pub/restaurant.

Note: The swimming pool is 12.5m x 6.5m and up to 1.45m deep - from 9 am to 9:30 pm, with guests guaranteed a 75 minute slot each day through a simple daily booking system which is explained on arrival; during peak times the pool may be shared with one other cottage.
