Levens is a small traditional Cumbrian village set on a high promontory in beautiful countryside and ideally placed for exploring the Lake District and the Yorkshire Dales. The village has a lovely old church, general store/newsagent and a pub. With excellent views of the southern fells across the Lyth Valley and the River Kent which flows below the village, Levens consists of a huddle of fine, stone-built traditional houses, cottages and barn conversions surrounded by unspoilt countryside, with varied flora and fauna and a nature reserve providing beautiful walking country. Both Sizergh Castle and Levens Hall, with its superb topiary garden, are nearby, as are limestone escarpments for easy walking, offering thrilling views of the Lakeland Mountains, the Howgills and Morecambe Bay. Nearby Kendal is ideally placed for exploring South Lakeland, the Yorkshire Dales and beyond. With other attractions such as Kendal Museum and the Museum of Lakeland Life, Lake Windermere and the wider National Park within easy reach, Levens provides a superb base for a relaxing break.

    We had 8 adults 2 children and 2 dogs. Love the kitchen/diner/living room. Meant the cook never missed out on the chat. Only slight gripe - could have done with a second oven. Great value for money beautiful house and surroundings.

    Wonderful experience and was very well accommodated with all of our requests including for an infant child being met. Stayed for 3 nights to celebrate a birthday with plenty to do in the surrounding area and the property was well maintained to a standard beyond what we expected. If I’m coming back to Kendal, then I’m coming back to the Gatehouse!

    There was loads of fridge space (2 fridges) and a fab wine fridge too. There was also a Christmas tree which was a nice touch. The owner was helpful in the lead up to the stay and replied quickly when we messaged during too. However unfortunately much of the house is quite tired, needs a refresh and the cleanliness left a lot to be desired, pots/pans etc weren’t clean and carpets and sofa were grubby - when we got the hoover out it barely worked so this is probably contributing to that. Toilets were also dirty on arrival - one of them quite badly. The bedroom on the far left as you look at them smells of damp - as though there’s either an existing leak or an old one that hasn’t been repaired, really off putting to spend nights in there, especially with our baby. The en-suite in that room is also very cold, smelly and the towel rail doesn’t work in it. The heating in the house is on a setting which isn’t controllable from within the house (the owner controls the heating externally) and so even though you’re able to message to have the heating altered, you can’t control this from within - the living room was always roasting even when the setting was lowered by the owner, but we didn’t want the bedrooms to get any cooler so therefore didn’t ask for the living room to be turned any lower. It is also all underfloor heating, which sounds nice but in winter when heating needs to be on meant our dogs couldn’t settle as they were too hot and laying the baby down on a blanket wasn’t doable as she was also getting too warm. Although the owner was always helpful and turned the heating down as soon as we asked, it is a nuisance to have to message to control your own heating and we did have to have windows in the living room open constantly to cool it down, in order to have the heating on in the rest of the house. We had a nice stay and it was nice to walk up to the hotel for a drink in the bar, but really having a more comfortable, clean house and control over temperature ourselves would have been appreciated. If the property was clean and a bit more well maintained then value for money would be fantastic, but unfortunately all of us felt we’d rather have paid more to feel like the place had been adequately cleaned at the very least.
