      A real “home from home” in a safe & quiet residential area with all amenities within a few minutes drive.

      The fully enclosed rear garden leading off from the kitchen was one of the reasons we chose this property which allowed our dogs the freedom to roam while we relaxed within the house. There are wooden floors in the hall, partly in the lounge & dining room and a tiled floor in the kitchen, I mention this as one of our dogs is unable to walk on these types of surfaces due to a hip problem, to overcome this, we always take rubber backed carpet runners - you might want/need to do the same. Although this is a dog friendly house, there aren’t any doggie smells (in case you haven’t got dogs). There are no net curtains or blinds to any of the windows and anyone passing can see through from the front window all the way to the rear garden, this took some getting used to...(especially upstairs when you get out of bed & throw the curtains open to the front of the house). The owners have thought of everything within the house and even supplied a small welcome pack (nice touch). We enjoyed our 2 week stay immensely and will be returning in the future. If you are considering booking this property for your next break I would highly recommend it.

      This location is excellent for a walkable weekend away in Brighton with friends! The townhouse bedrooms, bathrooms and communal space are excellent for socialising. On check in, a fuse had gone in the electrics and we were blown away at the speed of service this was resolved - after a phone call the electrician was with us in under 10 minutes! The key code door feature was convenient too. Unfortunately, as a group of women in our 30s/40s we did think the property wasn't as clean as we'd have liked. Of course, its normal to expect some wear and tear at a well-used airbnb, but the toilets needed a lot of bleach, the fridge wasn't super clean and many of the window sills needed a dust etc. Our bed linen had a tear in it. The host was extremely responsive with our questions which was great,although some of the comms were confusing, partly because a third party security firm had to check us in at short notice, and automated messages had an early check out time than our airbnb agreement.

      The house is very welcoming and comfortable and everything is there - home from home.

      It is easy to contact the hosts if one needs, which is important on holiday, and they are charming. There is a very pleasant garden which is an added bonus. It exceeded expectations in all areas, except for its listing on the website. The reason why my listing score is so low is that I rang to check whether there were two bathrooms, not easy to tell from the 'Last Minute Cottages' website back in March. Somebody, either from Kent & Sussex Cottages or yourselves, rang back to say there were definitely two bathrooms. In fact, there is one very nice, large bathroom with a bath and a separate shower but, apart from that, there is only a small downstairs cloakroom. We were a party of six adults (all over 30) with only one couple, which is why we wanted two bathrooms. I found it confusing to have to book through so many different agents at the beginning - 'Last Minute Cottages', then 'Kent & Sussex Cottages' and finally Sykes Cottages.

      A lovely house in a perfect location, easily walkable to the beach in under a few minutes. This house has seen a few parties (shocker) and better days, but for a big group, it fits the bill for the price. Some guests had more comfortable beds than others, ditto showers, but in general it suited us very well. We found lots of basic supplies on arrival, there were towels and toiletries provided, and check in was easy with a key code. I found the layout hard to grasp so to help future guests, it’s like this: Lower ground: kitchen, dining area and patio; door to street via steps. Upper ground: main door & entrance hall, tiny lounge (didn’t really use except for naps), king bedroom, separate WC. First: bunk room for 6 with own shower, king/bunk room for 4. 2nd: king/bunk room for 4 with en-suite (shower, twin sinks, WC), separate shower, separate bathroom (shower over bath, sink, WC). 3rd (attic): king + single room for 3.

      Myself, brother and our families took my 92 year old dad down to spend some time with his brother who lives in Goring.

      I had received an e-mail the previous day from the lovely John and Sue who sent directions and explained how to get into the property. We arrived and found a very spacious, very well equipped house. Considering there was 8 of us, there was plenty of room. Our only negative is for that amount if people, it would have been nice to of had an extra bathroom (which could easily be added to one of the huge bedrooms) but please don’t take this as a complaint as the house description was accurate and it would not stop us staying at this property again. Will just have to plan wash rota better in advance!. The property was really well located, close to a selection of shops. We all agreed that it was a beautiful, solid family house that felt really homely. Would highly recommend to anyone and will almsosr certainly be back. Thank you so much for a wonderful study. It is steeped in history and has beautiful woodlands, forests, waterways, fields and chalk hills which inhabit all types of wildlife. It is a great place to walk, hike, bike, swim, fish and more. The South Downs Way is a bridleway that runs entirely through the South Downs park, from Winchester to Eastbourne (100 miles), and is entirely off road, making it a peaceful trail. The Park has many access points, car parks, accessible routes & facilities, cafes, organised experiences and play areas. The best place to plan your trip is by visiting the South Downs Centre, North Street, Midhurst, West Sussex, GU29 9DH

    This unique wildlife and heritage site in East Sussex is part of the South Downs National Park.
