      shotgun-fire in the adjoining fields *every* morning sent us home early, more exhausted than when we arrived. Bizarre, unfinished renovation - certainly not "thorough" as described - unpainted bare plaster walls, no light switches for the kitchen near the living room/front door, the downstairs toilet is now off the kitchen where the hall wall has been removed, ugh. No measuring jug/spoons/kitchen scales. Single glazed windows with no coverings in places at the back, will be very cold in winter! Bathroom toilet doesn't flush properly, dirty windows throughout, unkempt/unmown garden... No welcome info on arrival, spent the 1st evening trying to get onto wifi (the arrival email came the next day). The cottage feels unloved/unwanted - nowhere close to other 4* cottages we've stayed in, sadly. The picture of the sunroom is taken from the Carr Taylor vineyard's outdoors terrace, making it like a fishbowl, completely lacking privacy - needs a hedge planting! Cottage is at the entrance to the vineyard RIGHT NEXT to visitor's area, which is just not made clear on the listing - it is certainly not private/secluded/away from it all!!! The lane is very busy with constant cars, vans, minibuses and full size coaches coming and going all day, sometimes making it difficult to get to the cottage and on/off the drive. Not "idyllic" as described, by our definition. However, the milk/butter and dog bits were appreciated and the log burner was lovely!! Well-placed for access to Hastings, Rye and the south coast, Battle, High Weald etc.

      Delightful quant fisherman’s cottage ,smaller than we anticipated but adequate for two people, although sleeps four the very top bedroom very warm and with only one bathroom could make it slightly challenging .

      The cottage was in a great position to visit and walk around the old town however beware a steep narrow road to drive but not an issue you can unload outside the property quite comfortably . The cottage had all the facilities you need excluding a dishwasher if washing upsets your routine !! Parking was a slight issue for us the two car parks which are very close a 5 min walk two car parks the Rock -a-nore on the sea front or the Bourne car park a bit cheaper but smaller ,,our issue we could not pay for a weekly car park ticket the car park machines only allow 24 hour ,the Hastings council site impossible to navigate and purchase a ticket !! The info on the cottage book states you can purchase a week pass from tourist info centre the Hastings tourist info centre does not exist it closed down even though the town signs show it on all there info but definitely closed so we gave up my advice would be ring Hastings council help line but that was not good for us as we were there over a bank holiday weekend the phone line was closed until the Tuesday so good for us. We did enjoy our visit the accommodation was very good and clean tidy but be prepared its quirky quaint full of character small uneven floor boards and wood panel walls very narrow stairs but delightful if you like character , great location but anyone with mobility issues not ideal as up steep hill lots of steps but that’s it’s atmospheric and magic if you like that feel .

      This place is in desperate need of TLC!

      Upon arrival the house looks nice from the outside, when you open the frontdoor you bump into the couch and it won't open far, so getting in the luggage is difficult. The place was even smaller than I imagined from the pictures. There was no starterspakket in the woodburner. We had to get it ourselves. The kitchen was ok, just 1 kitcheltowel, not enough for a week. The space where the fridge and washingmachine are has no light, and was full of spiderwebs. Of course its an old house, but these were not recent. The fridge had mould on the outside. To my opinion, the house was not so clean. The worst was the mould on the wood of the windows, in the bedroom and bedrooms. There was even some moss! How can you rent a place like this? All the woodwork had flaking paint. The beds on the topfloor: you could feel the springs. Really bad to sleep on. And, the owners can't do anything about this: but the neighbours are smoking weed -a lot-! And the smell is very much present in the house. Just a heads up for future renters. Parking is difficult too. All day free parking 6-8 minutes away? For 4 hours only! You have to walk min. 15 minutes up north hill to get free parking. Really disappointed in this place, I had it on my short-list for a while. Sorry I rented it.

      For most of the past 15 years our holidays have been in the UK and therefore we've experienced our fair share of self-catering properties.

      This has to rank amongst one of the best we've had the luxury of renting. Spacious yet cosy, well equipped and comfortable; decorated in a nice "country" fashion and with a lovely quiet enclosed garden for the dog - and to sit out in. During our week we were visited by a rabbit, a heron, a squirrel and even a fox (not all at the same time!) and it was a lovely base to return home to after our days out - or even to just sit around in and do nothing! The wi-fi was good enough for our boys (who are teenagers or almost) to be able to stream their favourite games and shows when they needed to. The location is beautifully quiet yet close enough to Hastings and the sea to not feel like you're in the middle of nowhere (though the small lanes and the speed at which some drivers use them was a bit of a challenge at times!) And the Three Oaks pub is well worth a visit - though a good idea to book at weekends and busy times. The only thing which would have made it even more perfect was if there had been some instructions on the various appliances - in particular the heating (which we did need on one evening).

      We had a lovely stay, a very comfortable place with a very well equipped kitchen.

      Zoe was on hand for support. We stayed for the Christmas holiday and the house was decorated lovely, a great tree and lots of cute little Christmas touches around the place. On arrival Zoe had left some essentials such as milk, eggs and mince pies, again a lovely touch. On arrival the cottage was lovely and warm and continued to stay warm though our stay. Good showers , lots of hot water. We didn’t really venture our much, it rained a lot but lovely to be so close to Rye and Hasting places we know well -we live in Brighton- so not far away! A couple of things that didn’t go so well for us, we couldn’t get any signal on TV but we had a amazon Fire stick and internet worked ok on all our d3vices. Also the single bed was very soft and bouncy so we had to put my elderly mum in one of the doubles as she tumbled out in the night, thankfully no major injuries! Would definitely recommend Hop House and would return for another stay.
