      We spent a lovely week at The Barn with my Mum and my brother and family.

      The main living area is huge, with loads of room for everyone - ample sofa seating, a huge dining table, and the pool table was popular with us all. The hot tub is excellent and the children enjoyed the play areas. The kitchen was well-equipped - I hate going away with a crowd and finding there are no big dishes to bake a lasagne or similar! No problem here a there is plenty of everything, including huge dishes. We loved using the Aga to cook on, but there is also an electric oven. We fed all our scraps to the chickens and the kids enjoyed gathering the eggs, which we enjoyed plenty of. There is a Rhea (like an Ostrich), an Alpaca and some Goats in the field opposite the house. I can't fault the house as it was great. Just be aware of a couple of things which are covid related so unavoidable I suppose. There is currently no BBQ, which was a small disappointment as we'd purchased food for a BBQ. Instead there is an outdoor electric grill, which we didn't use as it's a bit awkward to have a trailing cable, and just a bit of an unknown! Also, there were no games/puzzles. I know not every house has such things anyway, but we love a board game in the evening and didn't take our own as we were tight on space. Finally, there currently isn't anywhere shady to sit. We were blessed with hot weather but could have done with a parasol or two to set up on the patio. Loads of sun loungers though, which were lovely. Overall, a fantastic place and would definitely consider returning.

      On arrival the house was spotless, every glass and piece of cutlery, the two fridges and six bathrooms all shone.

      The kitchen really does have everything, we reckoned you could easily cater a small wedding there plus make the cake! Yes, the location is remote and we cooked meals every night, but what a joy in the vast kitchen with both electric and aga cookers. We were very lucky with the weather so most of our downtime was spent outside on the terrace soaking up the incredible view and the sunshine, I could feel my shoulders dropping, it was so relaxing. Activity wise we made good use of the hot tub and pool table, walked for miles along the stunning coastal paths, visited Beer and Seaton and had a fun afternoon clay pigeon shooting at Ashcombe Adventure Centre. The lovely owners live in a cottage nextdoor and left us completely to our own devices, just saying to ask if we needed anything and waving to us on the terrace as they occasionally went past. As mentioned in other reviews the floorboards are a little creaky upstairs but we all went to bed at roughly the same time so it wasn't an issue. There is no enclosed 'garden' as such but the owners were happy for our puppy to wander around the forecourt area and grassy field while we supervised, in fact he made friends with their lovely Bluebell and had a great time! You can probably tell that we had a fantastic week and would not hesitate to recommend.

      The Barn is in a wonderful setting where on a sunny day the view from the new patio is amazing.

      .....I found it very difficult to read my book as I had to keep looking around. Plenty of walks from the door.....a bonus if you have dogs. The mornings were the best......so peaceful and still......we were up early! The kitchen is very well equipped.....love the Aga which created a very warm cozy feel to the rooms downstairs. The pool table and football game helped to while away many an hour during the evening as did the hot tub. Plenty of TVs and films to watch, but they hardly got a look in! The only real negatives were the squeaky floorboards upstairs and the main double bed upstairs sagged in the middle. So many places to visit.......particularly liked Beer.....we walked from there to Seaton and back. Branscombe.....park in the village and take a circular walk down to the beach and back.....the hillside was covered in wild garlic in May. The pub there called the Mason Arms is well worth stopping for lunch. Sidmouth.....walked up to Higher Peak Hill and then down into the town for lunch. Quite busy on a sunny day, but plenty to see and do. Beautiful beaches everywhere. Can certainly highly recommend staying here.

      We enjoyed a wonderful week at the Barn with our children and grandchildren to celebrate our Ruby Wedding.

      This was a perfect venue for us, with the opportunity to relax together in very beautiful surroundings. There was so much space in the house, and ample excellent facilities for everyone. The pool table and football table were well used, and the children loved their little play area next to the hot tub. The opportunity to feed the chickens and collect eggs each day was an added bonus for them. There is also a small lake for fishing, although we didn't seem to have much luck with that! The tranquil setting of this property enabled us to enjoy loads of super walks in the area with our two dogs, who both had a great time! The large hot tub was well used, especially for evening relaxation when the children were in bed. We arranged for a local photographer to come one morning to shoot family photographs, in the spectacular setting of this beautiful spot in Devon. As my daughter said yesterday.....' We will NEVER forget this holiday!' I can highly recommend the Barn for extended family groups. We were ten in number, but there would be plenty of space for 14.

      We read all the reviews before booking the property and I'm hoping this review will help making your decision.

      The property is in a great location, amazing views and very quiet. It's spacious and easily accommodates a large group. It is equipped with everything needed for a large group booking. However, the internal condition of furnishings are tired and in need of replacing. For the cost, I was expecting some basic luxuries such as, fluffy towels, good quality beds & bedding, nice toiletries, welcome basket etc... no avail I've emailed detailed comments to Sykes and the owner. The owner did not agree with our feedback and has become defensive as a result. My advice is if you're paying anymore than 5k a per week for this property, it's not worth the cost due to the internal condition. Anything less than this amount is perfectly reasonable. This calculation is based on our visit in August, completely appreciate that utility charges will affect and increase overhead cost for future bookings. This property location is 5 stars but 3 stars (in some areas 2 stars) for internal condition.
