      We arrived on one of the coldest days this winter - the house was very cold (thermostat on heating recorded 14 degrees) It took 4 hours for the temperature to reach 18.

      We followed the manufacturers instructions to time the heating for when we needed it, but this did not work and we just had to turn it on and off manually. The property was adequate for our needs (we are local and were staying there while building work was being done at our house) but we though the information folder could have been presented better - basically it just contained the manufacturers instructions for appliances and some badly typed details of local services. We are not sure how helpful it would have been for those on holiday in the area. We did not find the appliance information easy to follow either - took us 2 days to work out how to take the childproof lock off the hob, but maybe that was just us! Absolutely no information regarding how the TV worked - fortunately it was a system we were familiar with.

      We stayed as a family of 7 in Avon House and the location of this property was wonderful. Having sheep and cows in your back garden was just so lovely, although the sheep were a little noisy one night, it must of been the heat! The lovely seating area and barbecue were an added bonus and because the weather was so good we did have a couple of barbecues. We stayed in June and because of good weather the bedrooms upstairs did feel quite hot. All bedrooms have fans which were definitely needed. The house is excellent for a big family and having ensuites to all the bedrooms was very welcome. Having never been to the New Forest this location is excellent for getting around and visiting all the favourite areas that the forest has to offer. We would definitely recommend to family and friends.

      We had an excellent time at Brook Farm.

      Sarah met us at the property and went through the house keeping, very friendly host who was on hand for any queries. 8 of us stayed comfortably and explored the local area on a daily basis. All facilities were of a high standard with the double banisters and walk in shower a great addition for the less able members of the group. The family room and double room have a joining door which worked well for us and gave the rest of the group a bit of space. Despite the warm weather the wood burning stove was put to use and soon heats the whole place up! The property is quirky and Sarah has plans for its development. Lots of things locally to explore too so was ideal for the dogs and children, recommend visiting Moors Valley if you stay. Just disappointed we never got to see the local deer!

      Do you inspect properties before you take them on?

      There were no wardrobes at all in the bedrooms, just a small cupboard on the landing. There was no information at the property at all, on appliances TV's, places of intetest or places to eat. The lounge was obviosly a converted garage and it was not comfotable. The TV there had limited viewing options, no DVD. Dining room TV marginlly better so ended up on very uncomfortable dining able chairs in the evening, hardly relaxing. We cut our holiday short and came home. It was very basic and dissapointing. Certainly not worth the cost. We have used Sykes Cottages ever year for quite a while now but If this is the standard that Sykes is now setting, then we would think very seriously about booking with you again.

      As soon as we arrived we noticed the beds weren't as they were advertised on the listing.

      They were both set up as twins, where we needed doubled due to my elderly mother not being able to sleep in a single bed. You aren't able to contact the owner directly, so it all had to go via the sykes customer support line. The owner got back to them saying it was too much effort to go and change the beds to how they were meant to be and they weren't prepared to do it. The house itself has very little character and feels really empty. The garden is overrun and clearly the owner is just using it to make money. The crockery and glasses were chipped and cracked. It is a very basic house. I wouldn't stay here again and wouldn't recommend it to anyone else either.

    The South Downs Way is a trail that follows the old routes and droveways along the chalk escarpment and ridges of the South Downs. It runs 100 miles - from Winchester to Eastbourne. It is a beautiful and peaceful trail due to it running entirely off road and within the South Downs National Park. There are plenty of wildlife and nature spotting opportunities. There are many different entry points onto the trail which makes it easy to do a smaller section at a time. The National Trail website has detailed information about the trail.
