"Great! There were a few spiders and cobwebs when we arrived and some clothes labels in a bedroom bin (like someone had just bought some new clothes, cut the cardboard labels off and put them in there, but hey, that's very trivial really. The kitchen was well-equipped (but a veg peeler would be useful) and the hot-tub was absolutely divine! although the willow screening beside it could do with repair so that it goes back to the height it obviously once was, especially as it's SO close to the neighbours. If you want TV working all the time on all channels and wifi, then this isn't the place for you (sometimes there's no TV signal at all and there's no wifi and hardly any phone reception), but if you want to switch off from all that hectic stuff, relax in the hot tub, see barn owls, woodpeckers,red-legged partridges, wonderful hares and blue-tits nesting in the eaves of the lodge, then you really must go to Lord Derby (which is named after a type of apple as the lodges were built on an old orchard). Beccles is only 10 minutes away and has everything, including a large Tesco, a fairly big Co-Op, Boots, Superdrug etc and pubs & restaurants galore. It's a really fab part of Suffolk with Minsmere (the RSPB's main reserve) only 20 mins away, plus the lovely, quaint seaside resort of Southwold. We would definitely go back for 2 weeks next time as 1 week just wasn't enough time to do and see everything(we didn't even get around to seeing the swimming pool), although we did manage a day at Minsmere (plus 2 early mornings there from 0600 especially to see the bitterns, cuckoos etc before it gets busy), a day at The Suffolk County Show, a great boat trip with lunch on The Lady Florence from Orford Quay, and lots of wallowing in the wonderful hot tub (my daughter even 'hot-tubbed' in the rain on the morning we left as she loved it so much!). Nic was a great host and provided a lovely bottle of wine for us on our arrival which was very welcome. The beds are comfortable and both bedrooms are en-suite which is great when 4 people are sharing the lodge, the 2 sofas are very squidgy but that just forces you to relax even more as it's such an effort to get off them! All in all a really fab place."

"It's a beautiful place and the hot tub is amazing! It's peaceful and quiet, nestled in the farm so was lovely to hear only the birds when outside with your morning coffee. There were no other guests in the other cottages so we had the place to ourselves which was great! The owner seems a really lovely chap too. There is also a swimming pool on site which is clean and the hot tub guy came to clean the tub when we arrived so it's all well looked after. The cottage has all you need, including cooking equipment and toilet/kitchen roll and handwash so you only need to take the food items you need. Southwold and Beccles are only 15 minutes away by car and Beccles has some lovely restaurants if you want a meal out, taxi approximately £20 each way if you don't want to drive (the drawer of the TV table in the cottage has taxi cards in it too for the number!). We took a picnic hamper to take to the beach but the plastic cups were perfect for the hot tub so a heads up if you like a glass of bubbly in the bubbles to take plastic cups. Can't wait to go again!"

"We spent a sunny bank holiday at the lord derby, for our first wedding anniversary. Nic was really pleasant and helpful, and left us a bottle of prosecco as a anniversary gift. The cottage had just been repainted and was going through some renovations, but it was still a lovely little piece of heaven. The swimming pool was great fun, and the hot tub was a great way to make sure all our days ended on a high! Loads of lovely walks around the area for our dog and we could let our kids (6,3) play outside without worried about them. If you are after a little peace and quiet, with beautiful beaches (Southwold and Walberswick) then we would recommend staying at the cottages. "S83114 is situated in beautiful Suffolk countryside which is made even more special as the owner is a conservationist and has influenced other farmers to join him. The barns are cleverly converted to supply luxury and an ideal venue for a family party.Â We were a family party of 15 very keen on sport. A table tennis table was available as well asÂ barbecues. The provision of darts and croquet in the excellent amount of ground surrounding the barns was perfect for keeping us entertained.Â There was lots to see in the area, Sutton Hoo was very close as was Suffolk Punch Horse Trust. Woodbridge itself is delightful."

"We rented this cottage for a get together and couldn't fault it. The owners have clearly put in a lot of thought and it shows. Little details such as having tea and coffee provided along with milk and biscuits really set it apart. The cottage itself is really homely space and nicely furnished. The only slight downside is that for 10 adults is felt like a little bit of a squish but not enough to prevent us from coming back in future. It would be ideal for a party with a couple of less people or a large family with children."
