      All I can say is that someone needs to take up to date photos of Rutland cottage so that guests know exactly what is there. When I booked this property for 5 adults and 3 children I did so by looking at the photos provided. This was not the case concerning the hot tub as it actually turned out to be half the size that was suggested and furthermore the children could not use the downstairs games room as the handrail was broken and the floor was sodden with electric cables on the floor. Richard tried to mop the water up and empty the dehumidifier but even that wasn’t sufficient as the floor was completely wet through all week. Not what we paid for !!!!!!!! We all took photographs on our mobiles as proof if it is necessary. Needless to say this was a very expensive holiday in the first place but trying to keep children happy when they were promised a games room and were not able to proved extra costly for us. I really hope we get compensated for the distress this has caused. Richard himself was nice enough but booking with the pictures provided is not at all what we got !!!!!!!!!!!!!We are very unhappy and feel conned !!!!!

      Location was fantastic with a most amazing view across Torbay. This side of Torquay was very quiet, close to millionaires road!! With Meadfoot beach very accessible and an excellent large dog walking grass area just up the road , our dog had a great time too. Meadfoot beach cafe was open in the November - great to have close by. Directions to property were very accurate. Property was exactly as described. Very spacious as we used both levels, giving us 2 cookers, 2 fridge freezers and even 2 dishwashers! It was very well equipped , as we catered mostly at home - having found an excellent fish monger nearby in stmarychurch - so we ate local catches ! Property was warm and cosy with efficient central heating. Was a very good base for exploring the area and local walks close by. Car parking was no problem on road right opposite the house. We’d love to stay here again in the future.

      We have both had an amazing weekend staying at Kilmorie Lodge. The Studio is truly wonderful and exceeded our expectations. It was warm, comfortable & had everything (if not more) than we needed. We particularly enjoyed a home-made Cappuccino from the coffee machine, whilst looking out at the beautiful sea views. The bed is better than our one at home, very comfortable! The Studio is in a perfect location, with lots to do in the area. Wish we didn't have to leave. Thank you very much Robin for providing us the opportunity to stay here, we hope to come back in the near future! Oh and the Saffron Restaurant you recommended made us the best curries we have had in a long time!! We were also very fortunate to have the sun shining, considering it was snowing in Essex when we left!

      Fantastic cottage, well equipped and spotlessly clean. The cottage is located just outside Torquay in a quiet spot away from the crowds so great for unwinding and chilling out, but also only a short walk into town if you want the hustle and bustle of Torquay. Althought their are a few hills to climb. Situated across two floors so you can either sit in the garden area in an evening, or up on the balcony watching the sun go down. The cottage contains everything you need and more for a week away, including a piano ! Great cottage, will definitely be going back.

      The cottage was lovely and everything was great- location, weather, and the cottage was really well set up for a comfortable and cosy stay. We'd like to come back! One suggestion- make the arrival instructions a little clearer (explain to visitors that they have to walk up the little ramp and through the gate) as we found ourselves trying to break into one of the neighbour's flats at 10pm at night! The nice neighbours next door kindly showed us our proper entrance. Thank you Robin for a beautiful and relaxing stay, looking forward to the next time.
