      Liked the property overall, the bed was very comfortable & loved the open fire, but there were issues with facilities.

      The heating was not on on arrival, three radiators switched off & we had to figure out how it worked to heat the house up. The bathroom was always freezing with the heated towel rail working every now and again. We did eventually learn how to turn it on but were always out before it heated up. Cooking facilities were poor. The cooker hood needs a good clean and bulbs replacing. The roasting tin and baking sheet were rusty and unusable, there are only two saucepans with lids and three small milk pans - why is a proper set not provided? Couldn't turn the oven on & had to phone up for instructions as there were none. Despite having three welcome folders there were no instructions for any appliances. The washing machine is not level, rocks on two feet & had to be wedged up with a book to stop it roaming around the kitchen. Had to buy an airer to hang clothes to dry. Had to buy a new plug for the kitchen sink and had to improvise a plug for the bathroom sink. Had to buy a set of allen keys to tighten up the table legs to stop it wobbling around (& potentially collapsing). The weather was poor with conditions outside very muddy. No mop was provided so, unfortunately, we couldn't clean the floors properly before we left. Towels provided are tiny & only just fitted round our waists. If we'd known would have brought our own. We enjoyed our stay overall, we don't usually let poor facilities dampen our enjoyment, but are very disappointed to have again paid a high price for a UK holiday property that fell short. The location is lovely but is definitely not worth the money we paid.

      Having been regular - one might even say loyal - customers at Durdans for several years now we are sad to find the standard of maintenance leaves more and more to be desired.

      Nearly all of the fridge door shelves are now broken, as they have been for at least 2 years, so it is impossible to keep a bottle of milk in the fridge. The Venetian blinds in the en-suite bathroom don’t work and the curtains in the master bedroom need rehanging. The drain outside the kitchen is blocked so the waste water from the sink just flows out onto the drive. None of these are serious deficiencies (although not being able to keep milk in the fridge is seriously annoying!) but they do make Durdans feel rather unloved, and its guests accordingly rather underappreciated . We also arrived to find no tea towels and no oven gloves (we had to go and buy a pair of oven gloves, and fortunately we brought our own tea towels as there are never enough, but to find none at all is really not on). With a heavy heart, I think we may be moving on next year.

      We enjoyed our stay at Roof Tree. The location in the village is great with beach, shops, both local pubs and Black Dog Deli (highly recommend for delicious sub rolls and other fresh goodies!!) in walking distance. The house is spacious especially kitchen / diner, however some of the furniture could do with updating and the house would benefit from a deep clean for this price bracket. However the beds were very comfy and the surroundings and garden are quiet and peaceful. Also recommend Flora Tea Rooms at Dunwich for breakfast and a lovely dog walk.       The location was fantastic, for both adults and children. A very comfortable and well equipped home with a quaint garden and patio dining area. The house is in an ideal location for walking to Southwold, a stroll on the salt marshes and beach. If you like crab fishing, Walberswick is probably the best spot in the UK, such a lovely spot to enjoy the beach with the kids. There is two great pubs in the village along with tea rooms. The deli and local shop is only a minute walk from the house, so ideal for self catering. We had no need to use our car for the whole week stay. We would book again next time we are visiting the Suffolk Coast. Thank you for a lovely stay.

      Roof Tree is beautiful house in a perfect location. Very close to the sea, the ferry, the pubs, the coop and an excellent deli. Easy access to Southwold and Minsmere bird reserve. However, the crockery and cutlery needed a clean and there were spider webs. The boiler broke down during our stay but was promptly fixed. A well equipped kitchen but bring your own loo rolls, shower gel/shampoo, oven gloves, tea towels, measuring jug, tea pot. Towels are provided.
