      Exiting the M6 at Junc.

35 and following the instructions from Sykes Cottages we found ourselves at a Park Site which was not Borwick Lakes. If you are travelling from the South take the second island from the M6 and NOT the FIRST as stated in the directions from Sykes Cottages. The site was pleasant with two small lakes but could be improved by proper landscaping being completed. The location of the home is really nice as it is at the end of a row of other homes so has nobody at the one side of you. Parking is very easy and convenient The accommodation is a little tight in the second bedroom for two adults - indeed a tad tight for one adult - but overall the space was enough for three of us to move around the home. The second bedroom would probably benefit from just one bed but no doubt that would deter families from booking the accommodation. The unit was well equipped and had everything that we required for a weeks stay. We arrived at 6.30pm on the site and decided to have fish and chips as a quick meal having travelled six hours to arrive at Carnforth on a busy Bank Holliday Friday - BE WARNED all fish and chip shops in Carnforth close at 7.30 on a Friday evening. We tried 3 after visiting the website for local fish and chip shops. We finished up with a ghastly chicken burger and chips from a local shop in Carnforth centre near the railway station - never ever again !!!. Good restaurants we found were the Cross Keys (Chef and Brewer, Main Road Lancaster LA2 6AU) about 4 miles from Carnforth and the Longlands Restaurant at Tewitfield (LA6 1JH) - literally 4 mins drive away. Trungs Chinese restaurant at Main Road Bolton le Sands - about 4 miles from the site is also worth visiting. There are so many places to visit near to and a little further away from Carnforth that it is a good area to stay and explore from. Three major supermarkets in Carnforth - Tesco Aldi and Booths(Waitrose of the North) ensure that you always have access to everyday fresh food and requirements. There is also a Sainsburys main store at Lancaster, not that far away at all. Overall, a very happy experience for our week in the Lake District - well just below the Lakes and therefore a little cheaper than being in the National Park area. A must visit place when in Keswick is Brysons Tearooms, pure old fashioned service and such good food.

The location of the property is perfect and in a lovely quiet cul de sac.

The owner could not be present at check in which we didn’t mind at all. However when contacted he asked me if we could put the bins out on Thursday. They actually get collected on a Wednesday-luckily the neighbour had put it out. I was quite uncomfortable with the neighbour directly opposite having a key to the property as they could see when we weren’t in. The ‘gym’ is pointless. The pull up bar is half hanging off the wall and unsafe. The patio furniture was in a pile outside and unusable. The toilet seat in main bathroom was dirty and broken. My daughter nearly hurt herself on this. The sockets in main bedroom don’t work-not one close to the mirror to do hair/makeup. The lights above the beds some work some don’t. There are no property instruction/welcome pack so we had no idea that the heating in the living/dining room was actually the skirting boards. The kitchen was grubby-used scourer pads and bits of ‘stuff’ just left on window bottom. The sofa in the living room is extremely uncomfortable. Both showers in bathroom and en-suite were dirty with the shower curtain over the bath needing to be thrown away with dirt and marks along the bottom. Every tap had limescale build up. We did enjoy our week away but did not enjoy our time spent inside the property. The smoke alarm upstairs is hanging off the ceiling-not sure if it functions. We did not contact the owner for any issues as we felt they could not have been resolved during our stay. The property needs a refurbishment.

      Good points - very clean.

Comfortable beds, nice garden. Good solid furniture. Beautiful area, with nice neighbours. 3 good Frying pans and one saute pan. Cutlery and utensils brand new. Bad points - no sockets work in ensuite bedroom. One of the double sockets in the kitchen doesn't work or the sockets in the garden nor one of them in the single room.. Only one pan, so couldn't do potatoes and veg, you had to pick which one you'd prefer. And there was no colander. One of the pillow cases in the double room had a lot of black stuff on it. The downstairs toilets overflow kept on going so the person above could not get to sleep for it. We couldn't get into the house till just after 4pm instead of 3pm. The cleaner and the owner finally left but had to call him back immediately as we couldn't get out the patio door, he came back immediately and fixed it. He then said his wife told him to cut the grass when he was there as it desperately needed done. We finally got the house to ourselves after 5pm. He did say we didn't have to leave until 11am on departure day instead of 10am. If all these were fixed then it would be an excellent house to holiday in. It's close to all amenities, superstore within 1mile, cleevlies and Fleetwood all within a few miles, and the big shopping experience at Freeport is just a few miles away too. The house is beautiful and spacious and room for 3 cars in the driveway. The

The caravan is lovely, high spec, warm & comfortable with everything we needed.

Even smaller kitchen items such as a cheese grater & colander also hand soap & kitchen roll were provided which you don't always find in holiday homes. Check-in was quick and easy with the key box and the caravan is in a great location at the end of the row. There is currently a bit of a building site a few metres away, to the side of the caravan which didn't really bother us but did wake us up each morning so it may be worth mentioning this in the listing for those who are more fussy. Generally noise levels on the site were low, nice views and lots of grassy areas for the dogs to be walked and toileted, a shame not everyone picked up after their dogs but this is no bad reflection on the caravan/pitch itself. Inside, the bed and seating area is very comfy and we were always warm and cosy. The showers had great pressure, very pleasant and the whole caravan was very clean and tidy. We also appreciated the little pot of biscuits and coffee, before we'd had chance to do a shop. Overall, we had a lovely stay and would highly recommend this site and this particular caravan, we didn't want to leave and would definitely stay again in a heartbeat. Thanks very much for having us and allowing the dogs as well.

The house had been cleaned very well prior to our arrival, and was just as shown in the photos.

Handy to walk into Chipping to pubs and cafes, and local walks. A good central spot for exploring the Trough of Bowland. A welcome pint of milk to make a cup of tea would have been a nice touch, but nothing at all was provided. The boiler is annoying and wakes you up at 6 a.m. and keeps going late at night after 11pm. Oddly, there is no mirror in the main bathroom, which makes ablutions difficult. 13.5 tog duvets were far too warm for September, but no other bed linen was provided. Someone turned up to mow the lawn and weed the garden at 9 a.m. on Sunday morning. Nice to have a washing machine, but a decent sized airer would have been helpful. The owner lives next door, but didn’t make any contact with us, other than when we text about key collection/departure. A good sized house, with plenty of facilities, and central for exploring and walking the local area,
