We were very impressed the moment we walked into Mulberry Manor.
The spaciousness of the property hit us first then we noticed the lovely welcome tray of goodies which included a bottle of prosecco, some chocolates, half a dozen free range eggs and a loaf of home-baked bread,as well as a lovely hand crafted card welcoming us. We had travelled with our two daughters and our 4 year old grandson for whom a camp bed was provided. Our daughters and grandson occupied the upstairs quarters and we had the en-suite double on the ground floor. Our grandson was very impressed that there were 3 toilets. We were delighted to learn that we were the first guests in the cottage. We found the accommodation very comfortable and it was an ideal property for us. As with many new things there were a few first time niggles but these were sorted for us very promptly. The plusses for us were the spaciousness & comfort of the property. the tranquil location with sea (and wind turbine) views and the in-house amenities of washing machine, dishwasher, fridge freezer, TV etc. We loved every minute and would certainly recommend it as an ideal family accommodation.

Eggleston is a lovely spacious house great for family get togethers.
We had a lovely week staying at the house and the kitchen was well equipped which as a nice change to other houses that don't seem to expect you to cook. Some of the furniture is becoming tired (e.g. broken arm on the 2 seater settee) but the house was well equipped with books and games although we had taken our own. The link with Great Newsome Brewery was good and the cases of beer we ordered on click and collect were delivered ready for the start of our stay. The biggest downside to the house was the appalling wifi which frustrated everyone and the mobile signal was also poor. There was an abundance of flies and we had to buy a fishing net to fish them out of the hot tub but I think that was due to us being on a farm and haymaking going on in neighbouring fields. The hot tub was a beautiful location to enjoy the sunsets and we were sorry that the outdoor dining wasn't in this section of the gardens. The dining room was particularly spacious making it good for large groups. We very much enjoyed our stay.

The rooms were nice and spacious and the added bonus if a separate downstairs loo was great.
However, the items in the kitchen werenât particularly clean and it was clear that the floor hadnât been mopped prior to arrival by the colour of our socks. When trying to cook some breakfast, we really struggled! The job needed to be unlocked but we have never used one like this and so ended up googling the instructions. It would have been much simpler to include an instruction leaflet. It kept then showing a symbol and not working - we still donât know what this meant as there was no instruction manual. This left the rest of our breakfast cold and was disappointing. There was also only a sweeping brush, and a carpet sweeper to clean and so couldnât do a very good job. A bit indulgent but it would have been nice to have a small welcome basket - even just some milk left. Overall the cottage was nice and the outlook too - we had a lucky treat seeing some newborn lambs in the field. It was easy to find and well located.

Layout perfect.
Sea viewed from car park lovely, sadly the road to access beach eroded away, hence nearest place we found to walk on the beach a 10 min drive away, Withensea. Overall, the cottage could do with some tlc. Shower trays were black round the tray sealant and the ensuite I had, the water wasn't running away due to a collection of hair which made using it off putting. The ensuite sinks could have been bigger as the shelf above them made them awkward to use. The tall lamp in the corner of the lounge was propped up against the wall, so needs replacing. However..., that said...., the owner was very pleasant when I spoke with him, and we had a nice quiet stay. The day i arrived the For Sale Board for the 5 cottages went up, so as the owner is selling, I would conclude financially there would be no financial gain or point in doing any upgrading, hence why I would understand giving the cottage some tlc would no doubt be pointless.

Daisy nook is a lovely cottage set in a quiet area.
The cottage was well laid out with three great ensuite double rooms. There are only a few things that I would say could be improved. A cordless vacuum or similar plus mop. A mirror upstairs. The en-suite bathrooms could do with a shelf for toiletries. The sink upstairs is far too small and awkward as itâs in a corner. Some plastic cups/cutlery/plates wouldnât go amiss for little people. You cannot walk to the sideside from the cottage. Seaside lane now ends to a dead end due to coastal erosion. you will need to drive into withernsea but it is free to park in market street car park near the leisure centre. 10 min drive away. 30 mins to Hornsea and 1hr to Bridlington. There is a slimline dishwasher and ample room in the fridge. The freezer is a bit smaller. We were a party of 4 adults and two children and had plenty of room. Issues were cleared up straight away with a quick email. We would stay again. Thanks
