"To say it was small is an understatement. The ride on mower in an adjoining barn had more room than we had in the lounge. The stairs were unbelievably steep and being disabled they were difficult to manage and it took great effort to get our suitcase up to bedroom. The dirt between the floorboards was, for us, unacceptable. The toilet, described as an eco toilet, from caravanning experience, was nothing more than an elaborate Elsan. To describe the experience of using this waterless toilet would put people of their breakfast. Not a place for us and we shall not be returning. The description on the holiday "cottage" was not entirely clear of the above points, and had I been more informed of the place, I would not have booked. The positives were the rather pleasant porch, and sitting out on a nice warm evening. Had there been inclement weather however, it would have been another experience, given the lounge area was so small. We departed the property on Sunday morning after just 15 hours. I'm sure this property is enjoyed by some, reading some reviews, but it's not for us for the reasons given I'm sorry to say."

"My wife is a clean freak. Often the first half day of our holidays is spent by her cleaning the accommodation to get it up to her standard before she can relax. She didn't do that here because it was already super clean. So as long as they keep the same cleaner this wont be a problem ::)The property is absolutely perfect for two, would make a lovely weekend or week retreat. Very relaxing with a nice seating areas outside and in. We actually went as a family of four and used the bed settee in the lounge. It was a squeeze (Only one bedroom) but very functional and obviously with only one bedroom it was economically priced which was a part of our holiday equation. The settee bed was very comfortable. Very well equipped, TV and internet both available. Quiet location about 10 minutes drive from Tiptree where there is everything you will need (Supermarket, takeaways, baker, petrol station etc etc). 20 minutes to centre of Colchester or Heybridge which both have main stream high street offerings, macdonalds, etc."

"Excellent house and accommodation Very Clean high standards and a Beautiful location. the kitchen is a little larger in Baytree Cottage 2 which helps and it has a small garden area.I was very satisfied and it has all equipment you will need for your stay and lovely and warm and very clean to a very good standard. money value is also good compared with others and 15 to 20 minutes to Colchester. nice pub 50 yards away and good dog walks. zoo half mile away and Trevor a good host he leaves you to enjoy your stay and you have parking off road. Excellent for a short stay to see Colchester. I have been there a few times since October so I can recommend this house and value for money. Rob Enjoy. ;-)"

"As we took our two dogs it was well positioned next to the country park for walks and exercise. I failed to notice there was no enclosed area for them on the details. The barn conversion is cute but the white wooden floor boards are noisy and with gravel drive entering into the barn this was a challenge to keep clean. Decorated in a charming way particularly if you had 2 small children to sleep in the cupboard room which had fairy lights. I do not think it is suitable for dogs. Well positioned for London. Very pretty position but not sure what it would be like in the summer being right next to the horses and with limited ventilation. This is a central cottage of 3 and beware that the walls are very thin."

"It is a real shame that this delightful cottage suffers from the proximity to a busy lane. Although only a B road it is used as a link to the nearby A12 making it quite busy, especially during the morning and evening . This means that we were unable to leave the bathroom window open at night, and because there is no other ventilation in the bedroom it meant a lack of fresh air . As a couple who have their bedroom window open even in winter, it was very noticable. Even a Dyson fan didn't make enough difference. As I say , this is a real shame because everything else was really good, including the three Alpacas watching us over the fence."
