"On entering the property you immediately think WOW!However when you start to look the property really needs some tlc.. we took a lot of our own cleaning products, good job as this was needed .. no manual for heating tv ect and we needed to get someone in to work tv.. then no WiFi only to find out passes had been changed but strangely not noted in the welcome book that was there, I wrote these in once we were given them ..WiFi was hit and miss when we did get it .... The standard really lacked what they charge in my opinion..Quilt covers not ironed really creased , pillows cheap and flat and mattresses really lumpy..I read a similar comment dated back in January but clearly nothing been done . Kitchen draws were dirty inside and dirty cutlery in draw..These are things that should be checked before new guests arrive. No tumble dryer to dry clothes, towels again another observation from previous guest ..these things matter as you don’t want wet washing lying around.Master bedroom was lovely and bathroom definitely had the wow factor but to be told don’t use feature spa bath as would use all the water for the day, Pointless having one then. Downstairs bathroom flooded every time it was used, gas bbq outside however no grills or tray so again couldn’t be used .. I would stay here again but would expect more quality for the prices they charge .. just need to pay more attention to detail and this place would be absolutely amazing.. beautiful location and really peaceful, just a shame the overall cleanliness and quality of beds pillows really let it down.. we had a great time getting out and about. The welcome inn was great for food excellent service,I would expect higher standards for the money paid for this property.."

"We have had a super week at Birchwood. 5 adults and 5 children ages ranging from 5 to 10 years. Great location for visiting Skegness, Maplethorpe and beautiful walks along the coast. We rented a beach hut at Mablethorpe, walked to the Cloud Bar from Chapel Point and on a rainy day visited the Skegness swimming pool which we all enjoyed. Birchwood The house was warm, clean with plenty of kitchen equipment as we self catered for most of the week. There were a few things to note about the house that could be improved. The downstairs bathroom shower has no curtain so floods the bathroom whenever used therefore we didn’t use this showerThere is no way to control the heating apart from using the thermostats on the radiators which were a little temperamental therefore it was often too warmThe WiFi only worked in one bedroom (nowhere else in the house) There was no soap provided in the bathroomsThere are two large TVs, one in the lounge and one in the kitchen but you have to watch the same on both There is no DVD player in the lounge area only in the downstairs bedroom or using the PlayStation in the games room A small amount of tea bags and sugar were provided although a small bottle of milk on arrival would have been appreciated We would have liked eggs cups, a vegetable peeler, a cafetière and some cleaning products. We would stay again."

"We have stayed at Kingfisher Barn several times as it is a convenient location for visiting nearby family. We have returned because it is a pleasant place to stay and suits us well. The bed is very comfortable. The bath towels are a good size, unusual in a holiday let. The wifi was very efficient this time after problems on our last visit. It's nice to find a carton of milk in the fridge and biscuits and tea on the worktop on arrival.Our minor niggles are a lack of basic items such as a tea towel and a washing up brush/sponge or dishwasher tablets. Apart from a bottle of washing up liquid there was nothing so we had to purchase a pack of sponges and a box of dishwasher tablets and take the reminder home with us. The first time we stayed there was a nice set of matching crockery but now a mix of different plates, huge mugs and tiny wine glasses. Overall it works though and I am sure we will be back."

"I stayed here for 3 nights whilst working in the area. It was a little difficult to find in the dark so another signpost for the house facing the road would be helpful. Lovely warm welcome on arrival and the place was spotless. I note guests are asked to clean the job, fridge sink etc on departure which I was happy to do. I had an issue with the heating on the second evening and the owner came straight over to assist which was great. The bedroom is cozy, the limited headroom and it’s in the eaves might be a challenge for those over 5ft 8 say but was fine for me! The only wc is downstairs so be prepared for this once you are upstairs for the night! All in all great accommodation which I would recommend, lovely owners"

"Stated that we wouldn’t stay here again -the distance from our home was a problem which obviously is our problem not yours.The main reason was that I’d booked a house with Superfast Broadband as I knew my son needed to work while his family were with us. The internet was not good at all, it kept stopping and this meant in the end that my son and family had to leave on the Tuesday evening, which upset the grandchildren and us.The house was nice and clean with good beds, bedding, towels etc and plenty of crockery and kitchen equipment but the sofas in the lounge were not comfortable, very short in depth and length and not enough seating for 8 of us in the evening when we were all together."
