      Unfortunately as a group of 6, we all felt the same that the our experience at Kinnaird House fell a long way short of what we expected for the price we paid.

      Firstly, however I would like to thank the incredibly accommodating Victoria for cleaning the property early to enable us to drop off our bags before walking. She was great at replying to our enquiry promptly and reassuring us that we could leave our Bags early to enable us to start our walk. Also for cleaning the flat the best they could. The issues we had with Kinnaird House were the following - Access- there were no instructions that the property was accessed at the side through a small courtyard. Clear signage would make this easier. It was not clear which keypad was for the flat and a few had to be trialled. The key for the flat was difficult to use and needs to be fixed or replaced. It took us a while to manage to unlock the door. Decor - dull and uninviting, clearly needs updating. Some of the doors were so badly damaged they have been repairs with black tape. Some carpeting is stained and looks unclean. Looking out of the kitchen window the gutters are cascading with weeds and the whole house has a feeling of being neglected. We felt the dining room looked like a funeral directors as it was so dull, bland and uninviting. The blinds in one of the downstairs bedrooms did not keep the early morning light out, so resulted in wakening with the sun. Showers - one of the main issues were the poor showers. The upstairs shower kept running out of water mid wash with soap or shampoo! The sink also ran out of water mid tooth brushing. The downstairs electric shower switched from scolding hot to freezing cold in 5 second intervals so could not be used. I contacted the owner directly about this due to health & safety concern. Comfort - the sofa was old but ok and the beds were fine as was the bedding which was clean. In summary as a group of walkers we stayed in 7 different accommodations throughout our long distance walk and Kinnaird house was by far the most expensive but also the most disappointing stay. It cost us over £84/ person per night. As a comparison we stayed in the Norland B&B, Lossiemouth for £50 each, beautiful decor, fantastic sea views, all rooms en-suite with good showers and a full Scottish & continental breakfast in the morning. I hope this feedback is useful for encouraging the owner to make the required improvements or to reduce the cost and change the description to reflect the accommodation on offer. It annoys me that tourists visiting may think that this is the level of accommodation we provide in Scotland. In our view the accommodation felt more of a bunk house, which is ok if that is what you are expecting and the price reflects that. We would not recommend Kinnaird House to any friends or family unless there were significant improvements.

      This is such a lovely property, and we had a lovely time staying here!

      The location is ideal, offering a remote feel whilst not being far from the areas we wanted to explore. There are also walks right from the doorstep. Loved the bird feeders nearby, a lovely touch. The apartment was fresh and modern, and a perfect space and size for us as 2 adults and 1 large dog. The instructions sent by Sykes were great, and excellent customer service whilst booking. Areas for improvement: there were some minor issues with cleanliness, e.g. the draining rack looked like it had never been cleaned, and there were hairs and stains on the bedding. Other things that were slightly bothersome were the shower pressure - it was a real pain to have such weak pressure throughout the stay. There was no tea, coffee, washing up items, or standard things you'd usually expect in a holiday let, so we had to buy a lot of basics which was a bit of a nuisance as we didn't really have luggage room to take them all back with us. Some of the glasses in the cupboards also looked and smelt like they hadn't been washed. I was, however, impressed and thankful that an iron and ironing board were provided! The main issue for us was the heating system. The heating to this apartment is connected to the one downstairs- so if they accidentally change the zone, you lose control of the heating. This for me is a huge problem! On the night we arrived, the apartment was freezing. We adjusted the thermostat accordingly, but after 2 hours there was still no change in the radiator temperatures, so I had to go downstairs (as advised in the handbook) to speak to the occupiers of the apartment, and together we were trying to figure out if they'd done something on their heating control to effect ours... neither of us could actually tell! It was a real inconvenience, and I felt uncomfortable having to disturb other people's evenings with an issue they also don't expect to have to deal with. Thankfully our heating did come on in the middle of the night, and was fine for the rest of the week, but this would be the main thing for me that people need to be aware of before they come, and something that if is possible to address for property owners, I 100% would say this is essential to resolve. People don't want to have to be bothering other people on holiday - and I'm sure the other apartment didn't want to be bothered. I also was so cold it was numbing the joy of having arrived at such a beautiful apartment. All that being said, the heating was the main issue, and that aside we would happily stay again!       My partner and I stayed a week in the Mountain hare lodge and we thought it was great overall.

      The place was modern, clean and perfectly spacious for 2 people. The living room setup was great in our opinion, The reviews about the living room being boring are absolute waffle. The wifi didn’t work for most of our stay but that was likely down to bad weather and we’ve been compensated for the lack of connection so we didn’t mind at all since there’s a lot to do nearby regardless. We only had 2 issues, the first being the lack of a washing machine. For an area that receives very active visitors for extended stays it seems a strange decision to have a dishwasher instead of a washing machine. The laundrette in town is an option but it’s not ideal, especially if it’s busy or you lack several pounds in loose change.The other is that there only seems to be very hard pillows in the lodge, despite swapping pillows many times my neck was left so sore it felt like I’d just been scooter spotting in Vietnam for the last week. These were both issues we didn’t really have much trouble overlooking with how good everything else was about our stay, i couldn’t think of anything else that was a downside whatsoever. Overall we did actually have a brilliant time for a good price and would come back again soon. Thanks!

      Property is lovely and location is perfect.

      The shower needs to be upgraded but overall facilities fine. We were disappointed with the management company as I had emailed ahead of our stay for the sofa bed will be required with bedding. On arrival after a 7hr drive we discovered no bedding, luckily we had some blankets so son coped for a night. The unit appeared to be clean however my son is allergic to dogs and although we knew the units allow dogs to stay we did not expect such amount of dog hair to be present. Bags were covered simply placing them on the floor, I tried to hoover however it was broken so contacted the management company for a replacement. Unfortunately due to this we spent most of our evenings out as my son was suffering pretty bad with nose bleeds and asthma attacks. It was only on day 4 of our holiday a hoover was dropped off. I had already brushed and mopped as many areas as I could, when I got the hoover I did the carpets and furnishings to which I unclogged the head numerous times it was so much. I understand there are animals allowed and it’s a risk we took however did not expect such lack of basics like hoovering carpeted areas ahead of the next arrival.

      Property was in an excellent location in the centre of Grantown on Spey with local shops (co-op with excellent selection of products - including vegan!

      ) Grantown on Spey is a lovely area with lots to offer from local wooded walks to painting pottery. The house was spacious enough to not feel on top of each other, however stairs to the different floors may cause difficulty if someone had mobility difficulties. No outside area to sit out on a morning (which we were aware of) however grassed area in main square and woods are close enough to enjoy. The house smelt exceptionally clean on arrival, with fresh towels and bedding, however when looked at a little closer some tidying behind beds may need taking into consideration. Some house-keeping issues - although we had booked for 12 (luckily we did not have everyone turn up) only 11 dining chairs and not enough cups.The water system caused us some difficulties when taking a shower and using water elsewhere. The first floor bedroom at the rear of the building needs a heavy sleeper as a noisy fan extractor from the shop below comes on early in the morning! These were things which our family could manage and overall we felt we had good value for money.
