"Brook House is set in a great position for a family holiday. Its within walking distance to the beach, the local shops, restaurants and pub. Unfortunately the house has seen better days and needs some significant attention. None of the showers worked properly and all the bathrooms really need replacing. At peak times there was not enough hot water. The house had not been cleaned very well. All of the bedrooms need much heavier curtains, as they all let in lots of light, one of the double had just a fine net! The BBQ was filthy and we were unable to use. The kitchen was well equipped but again wasn't clean. The carpets throughout the house were stained. The beds we had to strip on our last day were stained and not very clean. Unfortunately we had a very wet week and so spent quite a lot of time in the house and ended up deciding to leave early because of the issues with the house. If the house was updated and cleaned to a good standard it would be a perfect holiday house."

"We had a great time in the Brook House. It is a lovely house and the style and decor is my cup of tea!We were very happy with how everything went but have two areas for improvement. I contacted the owner directly to share my feedback but never heard back. OVENThe oven let us down and it was very difficult to cook a supper for 10 people. It takes load of time to warm up and is very slow. Roasted potatoes took almost two hours. This oven doesn't seem adequate to cater for 10 people.DISHWASHEROn the day of arrival we found out the dishwasher top tray is broken. My boyfriend tried to temporarily fix it and tied it with a cable but it still didn't work. The top spinning arm touches the plates at the bottom which then leaves the dishes dirty.Other than that we were very happy and enjoyed our time in West Wittering! Shame the Owner never responded to our email."

"Brook House is set in a near perfect position for a family holiday, being within walking distance of the beech, the local shop and pub. The house and garden give young children a wonderful place to play safely. The large trampoline giving hours of fun. Unfortunately the house has seen better days and needs some significant attention. Two of the showers did not work properly and at peak times there was not enough hot water. When we arrived at just after 4.00pm the owner was still cleaning the kitchen. The house was not very clean. there was no curtain, save for a net curtain in one of the bedrooms and several lights did not work. The BarBQ was filthy. If these matters attended to and the house spruced up a bit some attention we would go back. We had a lovely holiday despite these issues."

"Wonderfully spacious house with all the amenities required for maximum occupancy. Bedrooms were all comfortable and spacious, and upstairs 3 bathrooms (2 en-suite). Quiet, secluded and peaceful, even though it is adjacent to the main gate leading into the Wittering estate. Garden area sufficient for outdoor games etc with a trampoline for the small ones (and not so small), and the decking area next to the stream was a sun trap. Loved the way this area of the garden had been left to the flowers, birds and insects.Would have been nice to have a downstairs bathroom to go with the twin room downstairs as we used this for my elderly in-laws who have trouble with stairs, but we knew this when booking! All in all a lovely holiday home with lots of homely features!"

"This was our third visit to this property in the last 4 years, we were shocked and disappointed at the deterioration since 2012. The back garden was overgrown and untended with broken paving tiles and the garden furniture was old and worn. The carpet was stained and the sofas were grubby and smelly! The fridge had a faulty temperature control and several mornings we found all the food frozen solid! There were several issues which were brought up with the maintenance man of which one only was resolved and that took 3 days and several phone calls!Overall its a lovely house in a good location but now in need of a lot of TLC!"
