    This wonderful property has a range of amenities within walking distance and is the perfect base for a family holiday.
    Rowanlea is a delightful holiday cottage in the centre of the pretty village of Muthill, in the heart of the Strathearn area of Perthshire. This lovely property has been renovated to a good standard and thoughtfully furnished to provide everything you will need for a self-catering holiday. On the ground floor guests will find a cosy living room with a wood burner, as well as the contemporary kitchen/dining room with oak work tops, floor to ceiling windows and patio doors leading to the garden. There is also a garden room which is a fabulous place to relax and unwind, with a wood burner, perfect for lazy afternoons on cooler days. The floor to ceiling windows on three sides let the sunlight flood through and boast views over the garden. The first floor lays claim to three sumptuous bedrooms, all boasting fantastic views over the garden, as well as a family bathroom. The large garden has been thoughtfully designed, ideal for children to play or for the whole group to dine al fresco.
    There is much to explore in Muthill, down the ancient lanes there is an old church dating back to the 12th-century, children’s play area, a renowned restaurant, café, ice cream parlour, local pub, shop and a 9-hole golf course. Crieff is only 3 miles away and is a great day out where you can visit a whisky distillery, crystal factory shop, deli and café selling local produce, craft shops, galleries, local shops and a super market. There are regular events throughout the year including the Crieff Highland Games and the Drovers Walking Festival. The area provides outdoor activities for all abilities, and if you prefer more strenuous activities, then mountains Ben Vorlich, Ben Chonzie and Ben Lawers provide excellent walking with water sports on Loch Earn and mountain biking. For the less energetic there are riverside walks along the banks of the River Earn and Turret. The area is also steeped in history with historic castles and monuments to visit. Famous for being in the TV show Outlander, Drummond Castle Garden is 2 miles away, as well as other locations seen in the show such as Doune Castle and Hopetoun House. Stirling, Perth, Edinburgh and Glasgow are easily accessible for day trips. With so much to see and do in the area, Rowanlea is the ideal location for friends and family who are looking to explore this magnificent area. Beach 37 miles. Shop 500 yards, pub and restaurant 300 yards.

    "Beautiful holiday cottage. Wonderfully equipped. As music lovers we particularly appreciated the bluetooth speaker in the kitchen. A small detail that would have made a difference - I would happily have paid a little more for some milk to be available on arrival. Most of the holiday cottages we go to include a tea tray. That said I would definitely stay here again. The garden is exquisite. There is a run down garage next door which didn't put us off. Rowanlea is a tardis. This terraced cottage with its unassuming frontage is a delight to stay in. I would highly recommend staying here."

    "Very nice cottage, very clean and well equipped, easy to get warm in the rainy, windy and cool days we had. Very good garden area to the rear, well maintained and tidy. Restaurant within easy walking distance was first class (Barley Bree), we had an excellent meal there. Would recommend this property to anyone wanting to spend some time in the Perthshire area."

    "The house was fully stocked and very clean. The addition of the BBQ grill was much appreciated and make the steaks taste all that much better. Wifi worked great just as advertised.The staff was always available to ask any questions and we enjoyed a peaceful 2 week break.Looking forward to next year's booking."

    "A real home from home in the beautiful Perthshire countryside. Be aware though that a busy A road runs right outside the house, and that some of the ceilings / doorways are easy to bang your head on, if you are a tall person."

    "‘Rowanlea’ in Muthill (pronounced Mooth ill) certainly lived up to expectation. It was exceptionally well equipped and provided all essentials and more from proper ‘kitchen’ knives to hair dryers in each bedroom only one minor oversight and that was not having a drying rack for odd items that can’t be tumbled. Everything else seemed more than covered. The cottage has been decorated in a comfy contemporary style with bright airy rooms and the garden room is a delight with under floor heating and a great aspect for sunsets.Unfortunately, on a busy road, the front two bedrooms could benefit from secondary glazing to reduce traffic noise in the early morning. Parking isn’t an issue as there is plenty available street side. The garden could also benefit from being completely dog proof as it’s a dog friendly cottage. However, we sorted our escapee with a large corkscrew and leash from Alan’s Pet shop in Crieff. She enjoyed the shop too! As our first visit to the area we found the cottage extremely comfortable and well placed to explore the overwhelming beauty of the surrounding countryside. We would definitely recommend to anyone else and not to be put off by the couple of things we mentioned. We’d love to return."

    "We had a fantastic time at this beautiful cottage. It is stunning inside and out! We had amazing weather also so got to spend time in the big back garden and out and about Muthill and Creiff. Inside the cottage is stunning, beautifully decorated and all the appliances and finishings are to a very high standard. We will be returning in the future. Thoroughly enjoyed ourselves - it was like a home away from home but much more relaxing."

    "Cottage is faultless apart from location on a busy road. As dog owners the garden wasn't suitable as it wasn't completely enclosed and due to being next door to a rundown garage building with scrap cars on that property dogs or children could easily access that area. Parking outside the cottage was haphazard due to the owners of the garage leaving run down vehicles outside the cottage. If there had been illustrations of the cottage from the front then I wouldn't have booked the property."
