Very clean and tidy and all the essentials (and a few extras) provided. Well decorated throughout with the lovely addition of a pool room which we made good use of. Beautiful views of Whitby and the sea and within easy reach of Whitby itself. Would definitely recommend to others. Only downsides (as previous guests) have commented are the noise from the main road and the garden not being enclosed with direct access onto the busy and speedy road. The addition of a dishwasher would also be welcome but would definitely return.

Unfortunately the treat was completely ruined due to the following. Upon arrival house was absolutely freezing, we had our two little granddaughters with us. The Boiler turned off and no instructions how to use any of the appliances. I Rang contact number we had been given and was told that they no longer managed property. Rang Sykes who were really helpful and put a call in for someone to call to put the heating on. No one arrived luckily after about an hour of shivering and trying to keep two small children warm we managed to get it working but it took a full day to warm the house up and our beds felt damp that night. I have since been told they called the next day but we were out. We were in the house till midday so In spite of us telling them we had two small children with us they didn’t treat as urgent. Lots of other issues, milk left in the complimentary pack was 22 days out of date, there was a filter left in the coffee machine that had gone mouldy, the password on the instructions we were given wasn’t correct, the correct one was on the fridge, the general condition of the house was dirty, I was told that there had been someone in at the beginning of December after which it had been cleaned etc and there had been an oversight and the property hadn’t been visited ready for our arrival. The dirt was much more than a couple of weeks worth of dirt, there were flies on window ledges, thick dirt and black spores on every window frame and skirting boards that had been there some time, stained quilt cover which had been hidden under a bedspread and was only found on the last day, black mouldy grouting in the shower, food splashes on the kitchen walls, particles of food on radiators, I also noticed that there were no mattress protectors on the beds, I darent even look at the mattresses. The mattress in the single room and the upstairs bedroom need to be replaced they are very old and uncomfortable. My 4 year old granddaughter tried to move a small coffee table so we could use it to play a game on it and the leg fell off, it had been snapped off and left to look as if it was stable, luckily it didn’t injure her. The coffee filter from previous occupants had been left in the coffee machine and was covered in thick green mould. I sent over forty photos to Sykes who have taken the matter seriously and spoken to the owners about compensation. Our small granddaughters excitement at arriving at the property and spending the evening crafting and playing games was ruined and one of them said this is the worst place I have ever stayed. The owners have refunded a portion of the cost of the accommodation, however we don’t feel that it is sufficient for the condition of the property, the disappointment to me and my family and our discomfort. However they refused point blank to negotiate any further. At this current time when we are being warned to protect ourselves against. Covid again, they say that you can’t enter property until 5.00pm for extra cleaning, I would question due to the evidence of our photos whether the health and safety of guest in this property are considered. I would also like to add that I have used Sykes for our holidays for over 10 years and always been satisfied with the quality and service I have received from Sykes. However this property wasn’t up to the normal standard and I echo my granddaughters words that it was the worst property I have stayed in. I cannot put into words what a poor state the property was in but the photos I took spoke for themselves, unfortunately I can’t post them on here.

Very impressed with the facilities throughout the property. Rooms nicely presented + cosy with some amazing views. Having games room was a plus. Ideal for those with limited mobility as can access everything downstairs (apart from games room if you cannot climb stairs). The location was ideal for getting around. Very close to Whitby + the moors. Would highly recommend and really hope we can stay again one day.
