      The property is well situated for the lovely walks in Winchcombe.

      However, it's not the most comfortable cottage we've stayed in. First, the positive things. The beds are comfortable and there is good water pressure. The kitchen is well-lit and mostly had the things we needed. There were several things that made it a less than ideal cottage though. Firstly, the top two bedrooms have large velux windows directly over the beds measuring perhaps 3 feet by 4 feet. Unfortunately, there aren't any blinds over these, so the rooms are flooded with bright sunlight the moment the sun rises. So, don't expect to get any sleep the moment it's dawn, which was an issue for us in the spring - and I can imagine it will only get brighter in the summer. Secondly, the two-seater sofa felt rather thin, narrow and inexpensive - certainly not amongst the more comfortable ones that we have had. We often decided to lie on the comfortable beds when reading as the thin sofa was actually a bit uncomfortable to sit on for long. In the lounge, there is also only a two-seater and two armchairs plus two floor cushion / foot stool type things. So, if you are a party of six, some of you will have to sit on floor cushion / foot stools. The house is also on a street that counts as fairly busy for a small town. We go away to a lot of cottages, so we know what life is like in small towns and villages, but in this property we were quite aware of traffic noise early in the morning (maybe 6am) when delivery vehicles were dropping off at the supermarket across the road.

      We booked as we had wanted a countryside setting rather than a town centre.

      On arrival we loved seeing the awesome views and the feeding stations for a variety of birds. We opened our 2 bedroom apartment and it had everything we needed. The views from the front double bedroom and the lounge were exceptional, rolling countryside for miles with birds always coming for feed to the well-stocked feeders. On the first morning I saw two foxes about 150 yards away in a field running playfully. The apartment had all facilities one would need for a week's stay. The cleanliness and facilities provided were excellent. This was an ideal base for Bourton-on-the-Water and Diddly Squat - Jerem1y Clarkson's farm - was a 25 minutes drive. Many lovely towns were viewed but we always enjoyed returning to Fluff's Farm. We did some local walks with tremendous views across the Cotswolds. When we left we said a fond farewell to Roy and Sue, the owners. We can only praise them for their warmth, their kindness and their advice. We have never had a better holiday accommodation, thanks so much Sue and Roy, we will return within the next 12 months, Fluff's Farm is outstanding.

      The accommodation was clean, warm and comfortable and the owner was very helpful.

      The view from the cottage was spectacular and the bird watching added a new and interesting dimension. Parking is easy as is access to the property. The property is rural but conveniently located for Bourton on the Water and other Cotswolds towns. With the exception of the below it was very quiet. The previous agent added the caveat below - which may be relevant to some future guests. The noise is noticeable in both bedrooms and can kick in during the night hours. The property is very eco-friendly and its underfloor heating is provided by an air source heat pump. As a result, guests may hear the sound of the pump (similar to an air conditioning unit) in the bedroom during the winter, when the underfloor heating is adjusting to maintain the ambient heat level. To supply the hot water, a unique British designed system has been installed which senses the moisture in the shower room, extracts it and then combines this to help heat the water. As a result, guests occupying the second bedroom may temporarily hear the system as it heats the water.

      This was our 2nd stay at Fluff's Farm (Cotswold View apartment).

      The apartment is a fantastic place to spend a week. In fact, it is very difficult to write a review when everything was perfect! Everything has already been said about what a lovely property this is and how amazing the Cotwolds are. The claims in other reviews about uncomfortable sofas has been addressed with the inclusion of two very comfy, full sized sofas while the original (more solid) sofas and armchairs are still there for those who prefer them. I would also like to stress that the claim that the apartment is not "car friendly" is bonkers. We unpacked right at the door and parked right by the side of the poroperty. The claim that garden furniture is "mis-matched" is one of the funniest complaints I've ever seen in a holiday property review and the more serious claim that the property is dirty is simply not true. The whole place is always immaculate. Finally, we find the info and sticky notes posted around the property to be very helpful and always very amusing - just like the property owner! We will be back for a 3rd time very soon.

      Great location.

      Well equipped and warm. Good downstairs space. Nice welcome pack. Reasonable price. Generally clean and tidy but cobwebs in corners and dust on beams etc. One of the beds had lots on long black hairs on the sheet when we pulled back the duvet (so we were not sure if the bed covers had been changed on that bed). We washed it before use! It's an old property so it has creaky floors upstairs (that's ok). Some of the downstairs walls appear to have rising damp (blown plaster and flaky paint). The downstairs shower room was a bit mouldy on the upper walls and the shower head riser was broken (but usable). Water seeped through the wall above the sink when it rained heavily. The patio gate needs some attention, also the imposing bush next to it which restricts access. There was tea and coffee provided in caddies but the coffee was part solidified so it may have been there a while! Not a problem as we used our own. Overall it's a great location but the property needs some investment and TLC.
