Set on the edge of a  3 acre meadow which slopes down to a trickling stream, adjacent to a small, quiet, working farm a path leads directly from the meadow below the property,  along a country lane directly into the heart of the town less than a mile away, where a fabulous array of cafes, pubs galleries and independent retailers can be found.

Accommodation

The ground floor, with underfloor heating throughout, opens into a beautiful spacious hallway, through double glazed doors to the lounge with sofa, armchairs, large Smart TV with BT Sport (main channel) DVD and freeview, double doors leading out to the garden.

Large contemporary kitchen diner, beautifully fitted and well equipped with electric range cooker, microwave, large fridge freezer, dishwasher and washing machine.  There is also a TV and an ipod dock. Dining table which will seat 8, door to rear patio and door to front garden.

Master bedroom with 5ft king size bed, chest of drawers and chaise, walk-in dressing area, en suite shower room with WC, basin and shower cubicle.

Bedroom 3: Single bedroom with 3ft bed, chest of drawers.

Family bathroom with bath and shower over, basin and WC.

Gravelled driveway and front lawned area with table and chairs. To the rear of the property is a patio with garden furniture, extending washing line, oil-drum barbecue (charcoal)

The garden leads to sloping and undulating meadow of 3 acres, with a stream running alongside. From the bottom of the meadow there is access to a country lane which leads direct to the village of Modbury, just under a mile’s walk.
