The downstairs bedrooms are spacious and have comfortable beds and good quality linen. The ensuite bathroom would benefit from a shelf for toiletries and a holder for toothbrushes and a towel rail and a soap holder in the shower. The inside of the property is clean. All the other 4 star properties we’ve stayed in provide hand soap, bin bags, foil and cling film but there was only one soap in one of the bathrooms and none of the other items. It was also very unclear as to what we had to do with the rubbish as there was no bin at the back as stated in the visitor pack. The instructions for the recycling were also incorrect and we put it out on the wrong day. The main negative of the basement bedrooms is the view from the windows. Both rooms look out onto steps and these are dirty and neglected, with overgrown vegetation presenting a trip hazard on the steep steps at the back of the property. These spaces need to be cared for and painted white to counteract the lack of natural light and feeling of dinginess in these rooms. The steps both front and back do not give a good first impression of the property and the garden area bears no resemblance to the lovely garden space depicted in the photographs. Dirty windows also contribute to the feeling of dinginess. The large number of steep steps to the rear of the property, and the steps down to the front of the property, make it unsuitable for those with mobility problems or young children. Parking at the rear of the property is excellent but was difficult to find, especially as we arrived in the dark, and a clear number 11 needs to be visible from the road. I am sure that when I booked, it advertised a washer and drier but there is no drier in the property. This is essential when there is only one bath towel and one hand towel per person, with no hand towel and only one teatowel in the kitchen, and there is no outside space to dry washing. There was an airer but towels take too long to dry on this. A few minor adjustments as mentioned above, a tumble drier and clean and cared for outside spaces would make this property and excellent holiday let.

We found downstairs not so inviting as it felt damp and dingy. There were cobwebs on the bedroom window and the outer door to the rear entrance was filthy. There was no washer/dryer as in the description, just a washing machine. Ilfracombe was lovely.

The weather was wet for much of our stay so it was a relief that we had such a nice and spacious apartment to relax in, with good WiFi too. The apartment is on two levels with the bedrooms effectively in the basement and the kitchen and living room on the ground floor, which has a great view of the sea and Capstone Hill overlooking the town. In fact, the pictures of the apartment don't really do it justice. We spent a lot of time just taking in the view from the sofa in front of the big ground floor bay window. The apartment building is very close to the harbour and high street. The only thing that really lets down the location is that the surrounding area is very run down and many of the buildings are quite shabby. The high street itself has many boarded up or derelict shops, but the harbour and promenade are very nice. It has to be mentioned that the apartment is up a very steep hill which is not easy to walk up, and the access road at the back made for quite a challenge to get the car in, having to make a very sharp turn into a narrow lane while going uphill. The steps down to the apartment are also steep, although this is mentioned in the listing. You can also get into the apartment from the front but this also requires going down steps into the basement, and avoiding banging your head on the bay window. So I wouldn't recommend it to anyone with mobility problems. For us however, as a family with teenage children, it was ideally located to explore the town and other parts of North Devon. As a footnote, the only other thing the owner could improve is the instructions about recycling / bin collection. The dustbin at the back of the apartment was totally full from the previous occupants, with the lid bursting open when we arrived (although there was no number on the bin so we assumed it was ours) and it wasn't emptied during our stay. Recycling boxes were collected while we were there, but we only knew about that when we saw neighbours putting their recycling out the front. The collection day seemed to be wrong in the information pack and it looked like previous occupants had also filled all the recycling containers (which are located in a storage area at the front of the aartment). It seems that bin collections are a bit haphazard in Ilfracombe! That aside, we had a memorable stay and enjoyed the apartment.
