On entering the property, discover the tastefully furnished sitting room, with a toasty woodburning stove in the corner to heat up the space as you lounge on the plush sofa. Stepping through the property, navigate the bright and airy kitchen/diner, flooded in natural light from the patio doors and home to fantastic facilities, including an electric oven and hob, as well as a washer/dryer and dishwasher to sort the cleaning for you! There is a grand dining table to seat all eight guests, where you can tuck-into mouth-watering dishes and chat about the excitement of the day in Rock. Throw open the glass doors and savour the warmth of the sun on the outdoor furniture, surrounded by lovely plants and enclosed for the younger ones. As the sky grows dark, retire indoors and make the choice between two doubles with en-suites or two lovely twin bedrooms. In the morning, pack your bucket and spades and enjoy a scenic stroll to Rock Beach, here you can swim in the clear water or lay on the sand; nearby is the renowned St Enodoc Golf Club, which is known as the best in the country and later on treat your loved ones to fine dining at The Dining Room restaurant. Catch the ferry to the enchanting town of Padstow, home to the aquarium of the National Lobster Hatchery, explore the lovely harbour for a selection of interesting shops and to fuel your excursions there are several beachfront eateries to sample. Visit the village of Polzeath to immerse yourself in the surfing culture, with a beach that offers fantastic water sports to get involved in and is nearby excellent walks along rugged cliffs with spectacular views of the Cornish coast.     What is disappointing is the condition of the property – it’s dated and in need of investment all around. It is not of the standard that could justify the price. While cleanliness inside the house was good there are a few areas that are not satisfactory - windows in particular are very dirty and garden is neglected (overgrown, rotten apples on the floor, dirty furniture, cracked tiles etc). The house inside, despite being clean, has an unpleasant smell (damp?) which is very prominent as you walk in, gets less so later. The beds are small and while in the master bedroom the bed was ok other guests complained of mattresses being worn out. Two more things affected us but the first one we knew about in advance, and the second was just unfortunate I guess. 1- the policy of no bedding/towels or any provisions (shower gel, shampoo, washing tablets) or food (even basics like salt/pepper). It feels more appropriate for a bottom of the range places where every penny counts, not suitable for a property in this price bracket. Somehow takes away any feeling of welcome/convenience for guests. 2-there was some building work going on during 2 days on both properties (bottom of the garden and to the right). This was generating noise and dust.

    There are eight lights not working in the sitting room, the extractor fan in the bathroom no longer works. There are numerous large cracks in the walls and ceiling, in several rooms. There is a constant musty, damp, off putting bad smell throughout the house, unless the doors or windows are left open, as soon as a room is shut up, it returns. This property is perfectly placed in the town for all requirements, but it is unloved both in the building and garden, which is a huge shame, it has great potential.

    It has always met our needs as a family. This year it smelt unpleasantly of dog and we wondered if the carpets need cleaning? Similarly the sofas and the two smaller bedrooms. It was fortunate that the property was inhabited this particular week as the roof felt came off and we were able to alert John Bray and avoid a serious leak through the kitchen ceiling. Overall the property is becoming dated, the doors to the garden are awkward to open, draughty and one piece of glass has blown, the acoustics in the lounge require at least a large rug to deaden the hollowness of the wooden floor, both televisions should be smart, and the number of single beds means the property no longer meets our requirements. A king size bed in the master bedroom would also increase the property’s appeal compared to other properties nearby.
