Less than an hour from London, this detached 18th-century barn is set in the owner’s grounds, in the heart of a quintessentially English village with pub, green and cricket pitch.

An ideal weekend getaway for families or groups of friends, Old Rectory Barn enjoys its own access, parking, amenities, garden and privacy. Inside are many original features including beams, roof trusses, exposed stone and brick walls, and a flagstone floor, as well as a wood burner, and modern features such as Wi-Fi and Smart TV. The owner thoughtfully provides complementary shampoo, essentials and a hairdryer. Outside is a 1-acre private garden with 300-year old cedar tree.

The village green is located a 2-minute walk along a footpath. There you will find a 16th-century pub (with garden) that serves lunch and dinner. The pub is a starting point for numerous walks, cycle and bridle paths. Black Down, the highest point in the National Park, with its pine and heather covered slopes made famous by Tennyson, is immediately accessible on foot. The owner provides details of the many footpaths and suggested walks in a welcome pack for guests.

Next to the village green is the recreation ground with pavilion and outside café. This is the location for cricket, football and stoolball matches, and is a launch site for hot-air balloon flights (including in winter). There are three well-maintained tennis courts, as well as outdoor zumba/fitness classes.

Within a 30-minute walk via footpaths are two further pubs, one which was the Winner of the Good Food Pub Guide of the Year 2012 and Pub of the Year Sussex Life Awards 2016, and the other which has a popular Indian restaurant offering takeaway as well as eat-in. There are other award-winning local pubs within a short drive.

Within a 15-20 minute drive is Petworth with its antique shops, stately home, art collection (Gainsborough, Holbein, Titian, Blake), Capability Brown gardens, boating lake and open-air concerts, and Midhurst, renowned for polo at Cowdray Park. For sailing, canoeing and open-water swimming enthusiasts, Frensham Great Pond is similarly nearby. Golf is available locally at Hindhead, Old Thorns, Liphook and Cowdray. Fishing is available via Grayshott Angling club.

Goodwood is 25-30 minutes away with its Festival of Speed, Revival, horse racing and aerodrome (with self-fly hire, and Harvard and Spitfire flight experiences). Chichester and West Wittering, with its award-winning sandy beach, are 35-45 minutes away, depending on local (seasonal) traffic.

    The nicest cottage ( or barn) I have ever stayed in ( rent one every year ) Very warm as the weather was very cold .Helen was extremely helpful when I had guests . Fully recommend it.

    A very charming cottage with lots of privacy.Everything we needed was available.We stayed here with 2 families with 4 kids in the range 7-15. The kids have enjoyed playing tabletennis. Lots of things to do for them.As Dutch families we really loved the typically English vibe in the Cottage and the gardens.If you ever have seen the movie: The Holiday.You know why!

    Though slightly eccentric, the layout of the Barn worked well for our family get-together. The host was very helpful - discreetly so. The amenities were comprehensive, and in good condition. The small children in our group were easily entertained by all the games available. And everyone enjoyed a pleasant walk to Black Down hill, with superb views across the Downs. We did no cooking, but were well served by Italian and Indian takeaways. Our weekend was relaxing for all.
