Guests say

The Peacock Barn in Etchingham offers a tranquil, picturesque setting with well-equipped, spacious, and clean accommodation. Guests appreciate the peaceful environment, comfortable beds, and welcoming hosts. The property is ideal for both relaxing and exploring the local area, with amenities and provisions within walking distance. Some guests noted the challenging access road but found the destination worthwhile.

Guests consistently praised the cleanliness of the property, describing it as 'very clean' with 'excellent cleanliness'. The attention to detail in this regard contributed positively to their overall experience.

The location is celebrated for its tranquillity and beauty, with easy access to local walks and the coast. The challenging access road is mentioned, but the serene setting and proximity to amenities offset this for most guests.

The property is generally regarded as comfortable, with particularly comfortable beds and a lovely shower. However, some guests found the sofas less comfortable, which slightly impacted their experience.

The Peacock Barn is well-equipped, especially the kitchen, and guests enjoyed the underfloor heating. However, there were comments about inadequate lighting for cooking and issues with the driveway's condition, which affected the score.

Guests were touched by the thoughtful gestures of a welcoming cake, bread, and milk upon arrival. While these gifts are appreciated, it's important to note that such offerings are subject to change and not guaranteed.

Peacock Barn is located in such a tranquil and beautiful place - you can’t help feel relaxed. We really enjoyed our 6 nights there. Great spot for visiting the coast but also some lovely walks that didn’t require the car. The 1/2 mile access road is as described so don’t book a stay if you are twitched by things like that (it’s worth it). The Peacock Barn was really well equipped and spacious, very clean with everything we needed. Burwash stores (walking distance) provided great provisions. The Rose and Crown was an unexpected treat - fabulous food and a lovely atmosphere - went 4 times !!!

The cottage was comfortable, well equipped and in a beautiful, peaceful setting, with no noise from the farm activity which was mainly equestrian. Beautiful horses, free range hens and a few sheep to look at in the fields around the cottage. The owner was very friendly and left us some milk, a cake and loaf for our arrival. There was also a few cupboard staples like salt/pepper, cooking oil, teabags left for us which proved useful.Only down side was the half a mile driveway to the farm. The road had bad pot holes and ruts in the surface which had to be taken at a snails pace in my low car. This wouldn’t have been an issue in a car with higher clearance, but it did put us off from leaving the farm more than once a day and prevented us from eating out in the evening. The local pub was within walking distance, but not for an 87 year old!I would recommend this as a cottage to stay in and would stay there again myself, but this time with our other car.
