On arrival my accommodation was cold, damp and smelt a a bit musty. I aired the property and then tried to heat it, but for the duration of my stay it just felt damp. The property is suitable for a 1 person stay, is well equipped and has everything you need. Although there was no coffee machine as shown in one of the photos advertising the property. Driveway entrance is quite tight, larger cars may have an issue parking.

A Lovely location just off the M6 motorway means you have fast access to all of the Lake District area. Although you wouldn't know it as the hills and trees around mask any of this Motorways distant noise.Pear Tree Barn is a small conversion of an outer building. It has been very well designed and implemented. It is sheltered by some trees and the main buildings, so it doesn't get too hot in the direct sun and is well insulated to keep out draughts and noise. The kitchen and living area has all you need for a 1 or 2 person stay. Small oven grill, Microwave, Electric Hob, Dishwasher and a washing machine. Plus the usual small appliances for both kitchen and living area. It has a small 2 person table and stools for the eating in area requirements. Bright Spot lights in the kitchen to enable you to see what you are doing with a large window to view the patio and driveway while you prep your picnic or breakfast for your day out.The TV signal was very good for those that want to just relax after a day out. With a 2 person sofa and foot stall to help that relaxed mood. Lots of lamps for low light evenings with heating if the evening gets chilly. The bathroom is more of a 1 person at a time sort of place. As trying to get past your partner may be a squeeze that (if the heated towel rail is on) may result in a 'Ouch' moment. Not sure what the butlers hatch from the bedroom is for other than to scare your partner. The bedroom is a little small as they have managed to squeeze a double bed in here rather than a small queen bed like some places we have stayed at do. This has meant that you have to side step down each side. There are hanging rails and under bed storage. The electric black out blind in the ceiling window was a nice touch to help you lay in if you want without the early summer sun waking you before your normal work get up time.As for the main location. There is a petrol station with reasonable prices only a mile down the road. This has a shop attached to get a few essentials. Failing that Milnthorpe is just a 5 - 10 minute drive away. This has a Morrisons, Spar and the great Booths store if you want to spoil yourself. There are also a few great restaurants and takeaways. If you don't want to drive there is the Crooklands Hotel and Restaurant just next door to where you will be staying. Good food at a mid to high price. But you can easily walk back to your bed after.Depending on what you went to do in the Lakes area. I think from this location you should be able to get to where you want to be. From Morecambe Bay and the Arnside Knott Woodland (a perfect high spot to overlook the bay and have a picnic.) To pretty much all the Lakes. You should only need from a 15 minutes to an hour drive. Or just go to Haverthwaite Steam Railways station and get an old Steam train to Lake Windermere and onwards.I will be recommending this place to friends and family and will be more than happy to return again next year if not before.Thank you for reading this far.

Pear Tree Barn was a lovely little cottage. Very clean and well-equipped. As others have commented, it is extremely compact so, for example, we unpacked immediately and returned our suitcases to the car as there was no internal space for storage! There is no oven, but there is a multi-task oven/grill/heating implement with various functions. This was more successful we found for grilling/reheating. We enjoyed chatting with David next door who was very helpful. It was lovely having our own little outside seating area and parking right by the cottage. The Crooklands Hotel was more than adequate for a couple of meals during our 5 night stay. We chose the area for easy access to the Yorkshire Dales as well as the Lake District. Very well located for main roads and M6. All in all a lovely few nights.
