A vestibule welcomes you inside to the comfy lounge, where you will be greeted by a collection of sofas/armchairs, and a woodburning stove to really set the scene. The roomy kitchen is fabulously designed, home to a central island, with a helpful utility across the way, holding those extras you may need. After preparing breakfast or dinner, the conservatory/dining space is where you will want to be, relaxing amongst the idyllic views of the stream which form a scenic backdrop to your quiet time. Set-up for twenty people, this is the perfect arrangement for those social evenings watching the sun go down. As you reach the first floor, a mezzanine landing awaits, revealing a second living area with comfy seating, a small kitchen, and a farmhouse style dining space. Exposed beams introduce a glimpse of character, views of the fields welcome in the outdoors, and the balcony is your haven for a warm cup of tea. The lovely bedrooms are divided between the first and second floor, beautifully presented and situated on different wings of the property; there are even two family rooms, and two rooms benefitting from their very own Juliet balcony. You will look forward to waking up in style, making the most of the intriguing outdoors which even brings you a sauna, hot tub, and a barbecue, for an extra special afternoon. This is the opportunity to enjoy a quiet break away from the busyness of everyday life, not in a bustling crowded city but in a warm, welcoming and homely atmosphere that is in easy reach of all the amenities you might expect of a charming town. Your stay can be as varied as you like, from walking or riding in some of England’s most amazing scenery, enjoying your favourite sport of fishing or golf to leisurely shopping in the local markets of the surrounding towns. Kendal itself is ideally located for exploring South Lakeland, the Yorkshire Dales and beyond. With further attractions such as Kendal Museum and the Museum of Lakeland Life, this is a precious retreat for twenty people. Windermere, Bowness and even Ambleside are within a short 30 minute drive to these stunning locations, which is great for a day full of adventure. The property is located a 10 minute drive from the M6 and Oxenholme train station making the property easily accessible.

Its old cobbled lanes and byways branch off the attractive main street, and the stone ruins of 12th century Kendal Castle sit perched on a hill with views over the town. Visit The Abbot Hall Art Gallery, its regular collection holding portraits by Kendal born George Romney and works by Turner and Ruskin, with other exhibitions through its links with the Tate. Both Sizergh Castle and Levens Hall with its superb Topiary Garden are nearby, as are limestone escarpments for easy walking, offering thrilling views of the Lakeland Mountains, the Howgills and Morecambe Bay. Kendal itself is ideally placed for exploring South Lakeland.

Ground floor: cloakroom with basin and WC.

Check out time is 9am and it is imperative that this is adhered to, due to the turn around for next guests - if this is not adhered to then we reserve the right to charge the £400 Good-housekeeping Bond.

From 27/1/2022 some of the utility needs of the property are met by a provider who sources their energies from renewable sources and is carbon neutral, this process will be completed by around the middle of 2022.

All waste is already collected, then checked and separated by our waste disposal provider and the highest degree of recycling is thus assured.

Charging of electric vehicles (including bikes) is not permitted at this property, if electric charging is detected a charge of £100 will be deducted from the bond.

Please note:This property does not accept stag or hen parties.

Please note: There is an 11 pm curfew at this property after which time all guests must stop using the hot tub and strictly observe the hours of rest and not cause any form of disturbance to neighbours.Guests found to be in breach of these rules will be asked to leave the property with no refund given.

    All the facilities in the house were fantastic and all the utilities to hand. Only feedback I would provide is possibility of a tv in every bedroom. The outdoor facilities were fantastic. We will definitely look to return in the summer next time so we can enjoy the wonderful outdoor space

    The beds and pillows so comfy and the overall cleanliness, amenities and comfort was fantastic. Our group would love to return as it is such a great base for a walking holiday. Easy access (check in and out) and helpful having a contact too. Only recommendation is to provide a surface spray in kitchen and more dish cloths, I think next time we’d take a scourer. We took everything we needed and had a food delivery which was perfect. Amazing stay, the sauna and hot tub were fantastic. Space for all 16 of us to dine was such a bonus too.
