About this property

Nestling in the heart of picturesque Warkworth, Northumberland, The Book House is a delightfully presented property which boasts a wealth of period features whilst offering all the home comforts any discerning guest would expect. Ideal for a family on holiday or couples travelling together, the property is bursting with character with the inviting sitting room boasting exposed ceilings beams, original stone flooring and a feature ornamental fireplace; somewhere you can imagine gathering together to enjoy quality holiday time. The open-plan kitchen and living area is incredibly spacious with a stylish fully fitted kitchen providing everything needed to produce hearty food for the whole family. The adjoining dining area is suitably sociable with a large dining table waiting for guests to pull up a chair and sit down for long, leisurely meals together. The addition of a seating area adjoining French doors opening onto the gardens creates an extra space for socialising or simply curling up and reading a good book (you are staying at The Book House after all!) while enjoying the views over the gardens and beyond. The gardens are a particular feature with lawns, shrubberies and a patio area, the perfect spot for exploring the gardens or just reclining in a chair and soaking up the countryside views. Come bedtime and there are two beautifully presented bedrooms, a king-size and a twin; both are tasteful and welcoming, offering the ideal space for chilling out after a tiring day getting out and about exploring. Talking of exploring, the property is situated in the centre of the pretty village of Warkworth with more country walks in the local area than you can shake a stick at. Warkworth is known for being home of the dramatic ruins of a 12th century castle. Its link to the past continues with the village’s selection of antique shops and galleries and it also has a beach and a golf course. Attractions in the area worth visiting include Hadrian’s Wall, Bamburgh Castle, Holy Island, the Farne Islands and Alnwick Gardens. Other beaches nearby worth packing a bucket and spade for include Alnmouth, Cresswell, Embleton and Newton Haven. The beautifully presented and ideally located Book House is a holiday haven where happy holiday memories are made.

Lying in the loop of the River Coquet on the Heritage Coast, Warkworth is a picturesque village, dominated by the dramatic ruins of its 12th century castle. The history of the village and the castle are intertwined with the Percy Family who took over the castle in 1332. The Percys’ other home is nearby Alnwick Castle, most recently associated with Harry Potter as the film location of Hogwarts School. The main street is lined with Georgian and early Victorian houses and there is an exceptional range of galleries, antiques shops, a village shop/Post Office, pubs, restaurants and gift shops to suit all tastes. Warkworth has its own stretch of sandy beach and a 9 hole pay and play golf course. Also within easy touring distance are Hadrian’s Wall, Bamburgh Castle, Holy Island, the Farne Islands, several wonderful beaches and Alnwick Garden with its remarkable water cascade and Tree House Restaurant.

The stoves were hard to get working and I was disappointed with the whole layout. No TV is the main bedroom is something you expect nowadays and I felt the layout of whole house was wrong. There is a small TV in the small dark front room but nothing in the open airy diner / relaxation area. I would have much preferred to relax in this room on a night and not the dark (and quite chilly) front room. There were no toiletries provided which, again, is an expectation nowadays. Overall I was disappointed.

Lovely place, everything you need. The village is beautiful, walking along beaches stunning. I'll definitely recommend and return

But for the moment, I think it’ll be our last. For a premium priced property I have to say that the standard of comfort is below what we would expect. The Main Bedroom is below the standard we would expect. The mattress isn’t comfortable and for an upmarket property I’d expect a premium style of mattress (Emma or Simba for example). We didn’t have one good nights sleep during our week. And we paid a considerable premium for location and standard, the latter starting to fade in my opinion. Also, front room is in need of an update. The sofa opposite the front window isn’t comfortable at all. It needs to be replaced with something that is comfortable to sit or lay on. So, comfort zero. Everything else was as expected.
