Church Cottage is a picturesque cottage nestling in the quaint village of Catfield which is perfectly placed for a holiday exploring the Norfolk Broads. Families can relax and unwind in this quaint cottage which is full of character and charm. There is a garden for the little ones to run off steam. Conveniently located north of Barton Broad and just south of Hickling Broad there are plenty of opportunities to enjoy all this area has to offer. Take a boat out for a day or two and relax whilst you bask in fresh air and beautiful scenery. Head upstream along the 'Ant' from Ludham and stop off at How Hill to stretch your legs or have a picnic, or cruise a little further to Sutton and visit the Museum of the Broads which is accessible by boat or road. At Hickling there are plenty of opportunities to bird watch or walk. The beautiful beaches of the east coast are only a stones throw away and well worth a visit if you like sandcastle building or splashing about in the waves, Seals are often spotted bobbing about off the coastline in this area.

We had been warned in advance of our stay that the oil central heating was not working and had received a discount on our rental price for this reason. As such we were expecting the property to be cold on arrival, which was not a problem, but we were not expecting the rather damp atmosphere of the cottage, despite there having been a lot of dry weather during the previous weeks and during our stay. We had a couple of electric fan heaters with us and they were definitely needed to dispel the cold and damp. The woodburning stove was very difficult to light, despite following the detailed instructions provided. After three separate attempts, we gave up. There are plenty of logs on the property, but even those which were stored inside were damp and unable to catch fire. As a consequence it was quite difficult to warm the long lounge/dining room area on a cool evening. There did seem to be plenty of radiators in the property, so other users may not experience these problems when the central heating is working, and we did have plenty of hot water by using the separate immersion heater. The separate double bedroom which is accessed from the kitchen has an extremely steep stairway, and the access door is very small in height. Two adults who attempted to access this bedroom banged their heads quite severely on the top of the access doorway. The series of bedrooms on the first floor are interlinked as explained in the cottage description. Note that all of the doors on the bedrooms have latches and it can be quite disturbing for other sleepers when unlatching the doors to get to the downstairs bathroom during the night. In theory, the cottage can sleep at least 6 persons, but accessing the separate double bedroom is very difficult for the average height adult, and we found the lack of a toilet/bathroom on the first floor to be fairly disruptive. The cottage was generally well equipped, with provision of the basics such as condiments, toilet roll, soap etc, which were sufficient for our week's stay. The wi-fi worked well, and the TV has access to the usual streaming platforms. The cottage itself is in a lovely location opposite the church, and the garden is very pleasant. The general area is also very peaceful, being just outside the main village of Catfield. Although there is a school located nearby, there was no sense of school traffic or pedestrians etc. At the end of the churchyard there is access to a delightful path through a small wood, which leads on to several public footpaths in the surrounding countryside. Overall, nothing about the cottage became a deal breaker for us, and its quiet, country location was very much appreciated, almost idyllic. We enjoyed our stay, and we knew beforehand about the bedroom arrangements and lack of first floor toilet etc, but just not sure if we would stay there again because of that.
